About this opportunity
King William County is soliciting competitive sealed bids for a comprehensive roof improvement project located at 330 Recreation Lane. The procurement involves removing two existing layers of asphalt shingles, repairing underlying roof structural damage, and installing a new architectural metal roof system. The project addresses significant water infiltration issues that emerged in 2013 following storm damage and electrical standpipe removal. The original roof layers date from the 1950s and early 1990s, with most current roof structures added in the 1980s. The bid was posted on August 22, 2014, with a submission deadline of August 29, 2014, indicating a rapid procurement timeline. While the contract opportunity references King George County and Arlington CDP in the jurisdiction details, the actual project appears to be specifically for King William County. Potential bidders should carefully assess the roof's historical condition and prepare comprehensive restoration plans that address structural integrity and water prevention.
No specific set-aside designations or restrictions for disadvantaged enterprises were explicitly noted in the procurement documentation. The contract does not provide details about incumbent vendors, existing technology requirements, or precise budget ranges for the roof improvement project. Given the complexity of removing multiple roof layers, addressing potential structural damage, and installing a new architectural metal roof, contractors will likely need demonstrated expertise in commercial roofing restoration, particularly for aging municipal facilities. The project's scope suggests a moderate-complexity renovation requiring specialized roofing skills and potentially structural engineering assessment. While the exact budget is not specified, the comprehensive nature of the roof replacement implies a significant capital investment for the county. Interested contractors should be prepared to provide detailed restoration plans, material specifications, and evidence of previous similar municipal roofing renovation experience.

King William County is now accepting competitive sealed bids for removing existing 2 layers of asphalt shingles, repairing underlying roof damage, and installing an architectural metal roof at 330 Recreation Lane. The building's original layer of roof was installed in the 1950's and overlaid with a second layer of roof in the early 1990's. Some of the roof structure dates back to the 1950's, but most of the roof was added in the 1980's. This project will hopefully stop current water infiltration that started in 2013 when the electrical standpipe was removed due to storm damage.
