About this opportunity
Monroe County, Florida is requesting proposals for demolition and reconstruction of an aircraft storage hangar at Florida Keys Marathon International Airport, with proposals due July 30, 2026 at 3:00 p.m. and a mandatory pre-bid meeting scheduled for June 9, 2026 at 2:00 p.m. at the airport.
The scope requires demolition and removal of an existing 13,100-square-foot hangar and concrete slab constructed in 1985, and construction of a new hangar of not less than 13,000 square feet meeting current building codes for aircraft storage. The project is sited on approximately 34,980 square feet of developable land plus 3,520 square feet of parking at 506 106 Street Gulf, Marathon, Florida. Current building codes may require site elevation changes and drainage modifications. The respondent must furnish all supervision, labor, tools, materials, and equipment to complete the project.
The lease term is a minimum of 20 years, with potential extension by mutual agreement. The selected proposer must submit 30% schematic design drawings within six months of award, complete construction drawings within 12 months, and complete construction within 24 months. Respondents must be authorized to do business in Florida and provide audited financial statements for the prior three fiscal years demonstrating adequate financial resources. Comprehensive insurance is mandatory, including Commercial General Liability and Builder's Risk at full replacement value, with proof of coverage required within 15 days of award.
Proposals are evaluated on four equally weighted criteria (25 points each): proposed property development, financial ability to perform, schedule, and proposed market rent. The respondent with the highest score is recommended for award, subject to approval by the Monroe County Board of County Commissioners. A holdover tenant currently occupies the premises and must vacate by August 4, 2026; the County will initiate eviction if necessary. Written questions are due July 9, 2026, with responses provided by July 23, 2026. Proposals will be opened virtually via Zoom.
