About this opportunity

Sunnyside Unified School District #12 is requesting sealed bids for comprehensive demolition and clearing of the PCEC (Old Mission Manor) site at 6015 S Santa Clara Ave, Tucson, Arizona, with bids due September 15, 2026 at 1:00 PM Arizona time and virtual public bid opening the same date and time.

The scope encompasses complete demolition and disposal of masonry buildings, modular structures, HVAC units, and walk-in coolers; removal of concrete slabs, foundations, utility lines, walkways, and sidewalks; protection of mature trees at the center of the property; and final site grading and stabilization. Prior asbestos and vermiculite abatement has been completed by Southwest Hazards. All work must comply with City of Tucson and Pima County Department of Environmental Quality regulations. The contractor must obtain and maintain a PDEQ NESHAP permit and City of Tucson demolition permit, conduct TCLP testing for lead-based paint and hazardous waste classification, implement water-based dust control, supply and maintain temporary security fencing, manage utility disconnections, and provide an updated site plan identifying protected trees and project boundaries.

All contracted work must be completed within thirty calendar days from issuance of the Purchase Order, potentially requiring off-hour operations on weekends and evenings to minimize disruption to adjacent schools and community. The contractor must maintain Commercial General Liability insurance with a $2,000,000 general aggregate limit, Automobile Liability coverage with $1,000,000 combined single limit, and Workers' Compensation insurance as required by statute. Pricing is submitted as a single comprehensive line item with sales tax listed separately.

The contract term is one calendar year from the effective date of award, with options for up to four additional consecutive 12-month extensions by mutual written agreement. Payment terms are net thirty days from receipt of invoice. All materials and equipment must carry a one-year manufacturer's warranty, and the contractor assumes all risk of loss and transportation costs under FOB Destination, Freight Prepaid and Allowed terms.
