About this opportunity
Sacramento County is requesting bids on fire rehabilitation work at three residential units (6161, 6143, and 6145 Terrell Drive) in California, with bids due November 10, 2026. The scope encompasses selective demolition across all three units, structural repairs, complete replacement of building systems (electrical, mechanical, plumbing), interior and exterior finishes, site work, and code-compliance upgrades while maintaining the existing building footprint with no new area added.
Work includes cast-in-place concrete, miscellaneous metals, rough and finish carpentry, roofing and sealants, doors and windows (interior wood, fiberglass entry, vinyl), gypsum board and painting, bathroom fixtures, window and door blinds, and electrical work including telephone and cable television systems. Site construction encompasses selective demolition, clearing, trenching and backfilling, irrigation system installation, redwood fencing and gates, and comprehensive landscaping with finish grading, soil preparation, planting, weed control, mulch application, and 60-day establishment and maintenance.
The contractor must submit a detailed critical path method schedule with resources and costs within five days of work commencement and complete a joint pre-construction site survey documenting existing conditions. Submittal requirements are due within thirty days of Notice to Proceed; failure to submit results in suspension of progress payments. Work hours are restricted to 7:00 a.m. to 7:00 p.m., Monday through Saturday, excluding specified Owner holidays, with strict workplace behavior standards for this family-type neighborhood setting (no loud music, inappropriate language, or smoking on property). The contractor must maintain the project in a clean condition throughout construction and provide a 12-month warranty from Certificate of Final Completion covering all defects in materials and workmanship. Site familiarization prior to bidding is required.
