All work shall conform to applicable Building Codes.
INSULATION - INSTALLATION
A. Base Layer: Starting at the low edge of the roof, mechanically attach one layer of polyisocyanurate insulation using fasteners at the prescribed rate to achieve UL-1897 and/or Indiana standards for Wind Uplift resistance on built up roof systems. Use additional fasteners at perimeters and corners as prescribed by Factory Mutual. Fasteners shall be no closer than 6-inches to the board edge.
B. Install boards with long joints continuous and running in a direction parallel to the decking. Short joints should be staggered. Joints should be butted tightly.
C. Tapered Cricket Insulation: System should be installed as required to provide positive drainage at all roof areas. Starting at the drain sumps, install pre-formed tapered polyisocyanurate insulation per manufacturer requirements. Panels should be installed with joints butted tightly.
D. Apply no more insulation than can be completely covered with the two ply self-adhering SBS roof system on the same day.
MEMBRANE INSTALLATION
A. Base Ply: To start, unroll base membrane until flat. Cut membrane in half down the sheets length. Starting at the low edge of the roof, install the half sheet with the 4-inch perforated lap. Keep the 4-inch perforated lap line in the up-slope position. Subsequent rolls are to be installed full width with 4-inch side laps and 4-inch end laps. At the end laps, cut the corner of the overlapping sheet in the side lap area at a 45-degree angle (at T-lap location). Immediately roll membranes and laps with a steel roller.
B. Cap Sheet -- To start, unroll surface membrane until flat. Starting at the low edge of the roof, install the half sheet keeping the 4-inch side lap in the up-slope position. Subsequent rolls are to be installed full width with 4-inch side laps and 4-inch end laps. At the end laps, cut the corner of the overlapping sheet in the side lap are at a 45-degree angle (at T-lap location). When overlapping onto a granulated surface, prepare the end laps by removing all loose granules. Heat and embed all remaining granules with a hot air gun. Apply heat to the 4” end lap making sure both surfaces have good compound flow to adhere the sheets. All laps must be rolled with a rounded edge roller. A 1/8” to 3/8” bleedout of SBS compound shall be visible at the edge of all seams. All laps must be checked for good adhesion. Or, remove all loose granules and use MBR Utility Cement applied over the end-lap surface area on the bottom membrane. Ensure full adhesive coverage and check for good adhesion.
FLASHING INSTALLATION
A. Tear out all existing base flashing materials. Preparation: Inspect walls, curb heights, counter flashings, etc., and check for conformance with minimum base flashing height of eight (8) inches. Bring non-conforming areas to the attention of the Owner's Representative for correction.
B. Primer: Prime all masonry, metal, or concrete surfaces from the top of the roof membrane to the termination of the flashing level with asphalt primer at the rate of one gallon per 100 square feet or as recommended by the manufacturer. Allow the primer to dry thoroughly.
C. Install 2 layers of self-adhering modified base flashing at all intersections formed by vertical surfaces, and wherever curbed roof openings, wall parapets, or other structures join or penetrate the roof substrate surface. The first layer of the base flashing system will be a fiberglass smooth surfaced self-adhering SBS modified base membrane. Install per manufacturer requirements. Next install the surface membrane consisting of a fiberglass reinforced, granulated, self-adhering SBS modified membrane. All wall and curb flashings shall be nailed at their top edge in strict accordance with Manufacturers Flashing Specifications using 1-inch tin-capped nails six (6) inches on center immediately after flashing membrane installation.
D. Install flashing in accordance with roofing manufacturer's specification.
E. Membrane Flashings at Metal Flanges (gravel stops, vents, etc): All flange type flashings such as gravel stops and vents shall be primed, and securely nailed 3 inches on center in a staggered pattern. The flange shall then be stripped in with 1 ply of self-adhering SBS modified fiberglass reinforced base membrane prior to application of the surface membrane.
F. All lead flange type flashings (at drains and lead stacks) shall be primed and the flange shall then be stripped in with one ply of self-adhering SBS modified fiberglass reinforced base membrane prior to application of the surface membrane.
G. Seal the juncture of all lead flashings for roof penetrations by applying a ½” bead of Utility Cement.
INSPECTIONS
A. The contractor supplying the roofing system shall perform a Final Inspection in the presence of the Lockmaster and provide written confirmation.
