SCOPE OF WORK

1. The Contractor shall provide all labor, fittings, equipment, components, mounts, devices, accessories, transportation, and storage as required to perform all work in accordance with these specifications, commercial practices and industry standards. All work shall be accomplished in accordance with applicable federal, state, and local regulations.
2. The Contractor shall accept directions only from the Regional Contracting Office- Alaska
(RCO-AK) Contracting Officer (KO). Requests or desires of the users or using agency made directly to the Contractor will be immediately brought to the attention of the KO, and the
Contracting Officer’s Representative (COR) if applicable. Any changes to the project scope or other provisions of the SOW must be authorized in writing by the KO.
3. Project Description. The existing doors in building 3566 are too narrow to be NFPA compliant. Two exits will be required to make this facility NFPA compliant. As it is not structurally feasible to widen these doors the contractor will frame in overhead door #3 (north side west end of the building) and install a new exit door. They will also frame in the easternmost overhead door on the south side and provide a personnel door as a second exit. The following tasks fully describe the work to be performed;
a. The contractor will track the solid waste disposal. See the Solid Waste Reporting form included in the job packet. The contractor will turn the completed forms over to the government’s QA representative at the end of the job.
b. Demo and dispose of the existing undersized personnel door, the stairs to ground level and the roof above them, overhead door #3 (immediately to the west) on the north side west end of the building and the easternmost overhead door on the south side of the building to the original rough openings (RO). Frame for a 3’0”x 7’0” personnel door in the two overhead door openings (see drawing included).
a. Remove and dispose of the concrete stair assembly at the personnel door to be walled
in. Saw cut the foundation at the location shown in photograph. It is to be demo’d to ground level and smoothed over. There is quite possibly a foundation wall to well below grade. Additional cutting may be required. Demolition is to grade only. Note;
the government is to be present for the stair demolition.
b. Frame in the RO’s with 2’x6’ dimensional lumber 16” OC, #2 or better.
c. Sheath the exteriors with ½” CDX plywood and side with steel siding to match what is adjacent. Install siding to match existing at roof demo location. It appears to be 26 gauge, however the contractor will field verify.
d. Repair the exposed foundation where the stairs were, as necessary. Insulate with R-21 fiberglass insulation batts.
e. Install a 6 mil polyethylene vapor barrier. Seal edges and seams to prevent air infiltration.
f. Install 1/2” AC plywood on the inside of the new walled in areas. Prime and paint to cover. The finish coat will be semi-gloss interior latex enamel to match the existing off white.
g. Install 4” rubber cove base at floor to wall junctions. Any neutral color will be accepted.
c. Construct a wall to separate the egress corridor from forklift activity at Door #4.
a. It is to be located 3’ west of the new exit door to be installed in the old door #3 opening. The intent is to provide a corridor roughly 6’ wide.
b. It will be 8’ from north to south and 8’ high. It will be framed with 2”x4” #2 or better dimensional lumber16” OC, and sheathed with 1/2” AC plywood. The top plate is to be double. It and the south end of the wall will be capped with 1/2” AC plywood. It will be supported vertically with 4”x4” #2 or better dimensional lumber at the center and the south end to the east side of the new egress corridor (see print included for location). They are to be fastened with appropriate wood construction connectors.
Note; the existing ceiling finish material is TRANSITE, under no circumstances is it to be disturbed.
c. Prime and paint to cover. The finish coat will be semi-gloss interior latex enamel to match the existing off white on adjacent wall surfaces.
d. Install new 1 ¾” x 3’ 0” x 7’ 0” 18 gauge steel insulated hollow metal doors in 16 gauge jambs in the openings framed in the old overhead door openings (two total). Fire rating is not required for these assemblies. The assemblies will include;
a. The hinges shall be 1 ½ pairs of 4 ½” x 4 ½” NRP, steel, ball-bearing, heavy duty, US26D brushed chrome finish.
b. The door jamb legs and head will be weather-stripped. The weather stripping shall be
National Guard Products Inc. 700SA solid extruded, or equal. The exit device roller catch and the door closer arm bracket shall be mounted on the weather stripping.
c. The thresholds shall be 5-3/4” aluminum number J32190 per ANSI/BHMA A156.21.
d. Install sweeps on each door, they shall be number R2A416 per ANSI/BHMA
A156.22.
e. The closers will be LCN 4041, or equal, 689 sprayed aluminum finish.
f. Exit devices will be Von Duprin 992L with doggable touch bar with hex key, or equal. The finish is to be US26D brushed chrome.
g. The lockset cylinder shall accommodate a Best 7 pin core. The contractor will coordinate with the DPW locksmith, John Delain at 361-6248 or 590-4325 to order the cores. The cores will be installed by the DPW locksmith.
h. The doors and jambs will be spray painted in an offsite shop with two coats of
Interior/Exterior waterborne acrylic gloss enamel. The color is to be the same as that on the existing personnel doors, off white on the inside and brown on the exterior.
i. The swing of each door will be shown on the drawings included in the job packet.
e. Provide a roofed over landing with stairs and ramp. It is to be similar to that at building
3567 (see Exhibit A5.1). The intent is to provide consistency with the neighboring structure. See the included drawing for locations and dimensions and Exhibit A5.1 for construction details for the system at building 3567. They will apply to the new construction at building 3566.
f. Provide a stairway with handrails and a concrete landing at ground level at the east end of the loading dock on the south side of the building (see drawing included). No roof is required here.
g. Provide and install exit lighting as required to define the new egress routes.
a. Install new LED exit/emergency light combos with battery backup at the two new exits. They are to be green, LHQM LED by Lithonia or equal (see included data).
b. Install a new LED exit/emergency light combo with remote battery pack at the stairway at the east end of the south loading dock. The battery pack is to be in the nearest heated area of the building. The light combo will be under roof directly above the stairway. It is to be green.
c. Redirect 3 of the existing exit lights to correctly direct egress to the new exits. The lights to be redirected will be identified at the site visit.
d. Remove and dispose of the exit lights at the 2 undersized doorways and the 1 immediately south of the east loading dock. Install blank covers over the junction boxes.
e. Install a new green lighted exit sign in the aisle way south of the east loading dock with arrow directing traffic to the south. It should align with those referenced in task
c. above.
