W912D0‐18‐B‐0001 DPW‐16088‐7J Repair Roof System, B3401
1. Under the exterior wall EIFS, there is unreinforced CMU between the concrete columns. Can you provide more detail on the rain leader connection detail to the building (ie. Type of fastener through the EIFS, Type of connector around the rain leader, sealant at the EIFS penetration)?
Attachment to the structure to be what is required per plumbing code. Attachment details would need to be a submittal item.
2. Can you provide additional detail on the roof and overflow drains as shown in the details on details 1/A5.0 and 2/A5.0 (ie. How it’s connected to the roof deck, drain piping supports, etc.)?
Attachment to the structure to be what is required per plumbing code. Attachment details would need to be a submittal item.
3. What are the designated areas that can be used as a laydown yard during construction?
See attached drawing.
4. Per spec section 01 50 00, can fence panels with metal feet and sandbags be used in lieu of line posts with concrete bases? This has been done in the past on several projects on base as long as they are maintained. Are there any specifications on the laydown yards (fencing type if any, restoration specs)?
DPW has no issue with metal feet and sandbags.
5. Is there a specification on the roof drains and overflow drains?
All drains will be 15” dia. cast iron with 3” dia. Outlet, cast iron dome cover.
6. The new roof drains appear to be insulated per detail 3/A‐5.0 . Can you confirm the type, thickness and specification of the insulation?
Insulation at the drain is to be 12” minimum per the SOW. Insulation to be in accordance with the SOW.
7. Is there a insulation jacket required on the exposed roof drains on the outside of the building? If a jacketing is required, please provide a specification?
The downspouts will not be insulated or jacketed. The pipes will be primed and painted.
8. Specifications 09 91 13 Exterior Painting and 09 91 23 Interior Painting are attached to the statement of work. Are there work items for interior and exterior painting?
The downspouts will be primed and painted.
9. The statement of work calls for all new raceway. Can we reuse the conduit ‘sleepers’/conduit roof blocks? DPW is ok with the contractor reusing sleepers/conduit roof blocks.
10. What is the requirement in Watts/Ft for the heat trace?
Match what is currently installed.
11. There is are other existing curbs on the roof in addition to the seismic joints. Do you have asbuilts or details of how that is constructed?
It is my understanding that the additional curbs on the roof are from a former penthouse that when demoed they cut the studs and framed the curbs so that the roof drains and membrane didn’t need to be redone. It is the intent of the project that they be demoed to the roof deck. It should be assumed that it is either wood framed or steel stud framed. We do not have drawings for the construction of the penthouse as it was not original to the building.
12. Statement of Work Item 2.7.3 states to extend the parapet walls as needed to provide a minimum of 6” projection above the top of roof insulation. Do you have a detail on the parapet extension, how it should be constructed and ties into the EFIS on the walls.
It is anticipated that the parapet extension will not be extensive, the intent is to stack 2x top plates to achieve the need elevation. Install metal flashing as necessary to cover the extension.
EFIS will stay as installed.
13. If the parapet height is extended, is it the intent to patch the EIFS or extend EIFS to the top of the new parapet extension?
It is anticipated that the parapet extension will not be extensive, the intent is to stack 2x top plates to achieve the need elevation. Install metal flashing as necessary to cover the extension.
EFIS will stay as installed.
14. Drawing detail 3/A5.0 shows an existing overflow scupper. Is it the intent to install a new overflow scupper or downspout nozzle at the end of each roof drain down spout? Does the overflow roof drain at the parapet require a downspout nozzle?
Detail 3/A5.0 is for the new roof drain the drawing is mislabeled. The drawing will be edited.
15. Detail 3 on A‐5.0 appears to show insulation on the rain leader piping routed on outside of the building. Please provide insulation specification and if metal jacketing is required at this location. Specification also calls for primer and paint on the rain leader piping. If insulation and/or jacketing is required is it to be painted?
The downspouts will not be insulated or jacketed. The pipes will be primed and painted.
16. Can the superintendent be the QCSM and the SSHO?
DPW has no Issue with the QCSM and the SSHO being the same person.
