Trails Office Space The Work includes building an office space inside an existing garage bay that is in a historical structure located in the Maintenance Area of Big Meadows. The garage space is approximately 720 square feet (30ft x 24ft). The entire space will consist of an office that will be approximately 12ft x 10ft, a bathroom with a shower that will be approximately 12ft x 10ft, and a team room that will be approximately 20ft x 24ft with a small utility closet 3ft x 5ft for the water heater and electrical panel. The walls of the office and bathroom will be 12ft high and be constructed with 2-inch by 4-inch framing and include insulation. A 12ft insulated wall with a 48-inch-wide door will be constructed behind the historical garage bay doors. The interior of the wall will have drywall while the exterior of the wall will be exterior grade plywood. The exterior facing wall will be painted the same color as building exterior. There will be no vapor barrier on this wall.
The east bay door pair will be secured in place (must be able to reverse). The west door pair will be partially secured (east door) and operable (west door) to allow access to personnel door. Bay doors will be air-sealed and insulated. The existing walls for the team room will remain the same. A new concrete pad will be poured over the entire space with a minimum thickness of 4 inches. Heating of the facility will be the by hydronic heat in all spaces. The current heater will remain. A/C is not required; however, the space will need to be ventilated. A ceiling fan will be required to circulate air. The bathroom will require an exhaust fan. The existing plywood ceiling and walls will be painted Antique White using vapor permeable paint. The existing stone wall will remain unpainted. Lighting will be LED and suspended from the plywood ceiling to between 8-10ft above the floor. There are two windows that must be reactivated and restored There is a water line located approximately 6 feet from the entrance to the garage bay that is approximately 3 feet deep. Trenching will be required to access the water line to provide water to the space. Sewage lines are located approximately 16 feet from the front door and are approximately 5 feet deep. The primary electrical panel and internet source to supply power and internet is in the SAR office that is roughly a distance of 200 feet away. The electrical and internet wire shall be run up and through the attic to the utility closet and enclosed in rigid galvanized steel conduit. Lighting will need to be provided for all rooms. There is a small amount of demolition to include removal of wood paneling to expose window and removal of some wood framing. All work is required to be constructed according to the latest applicable codes including but not limited to building codes, electrical codes, accessibility codes, and fire codes.
Bathroom, Utility Closet, and Office The office will be on the right and the bathroom on the left. The utility closet for the electrical panel and water heater will be on the left. The office and bathroom will be 12 ft wide by 10 ft deep. The utility closet will be 5ft wide by 3ft deep. The existing wood structures will require demolition to ensure the height of the office and bathrooms are at least 8ft. The current area in the back is 6ft 10in. The wooden plywood in the rear of the area will be removed to expose the existing windows.
Entrance and Bay Doors A 12ft insulated wall with a 48-inch-wide door will be constructed behind the historical garage bay doors. The interior of the wall will have drywall while the exterior of the wall will be exterior grade plywood. The exterior facing wall will be painted the same color as building exterior. There will be no vapor barrier on this wall. The east bay door pair will be secured in place (must be able to reverse). The west door pair will be partially secured (east door) and operable (west door) to allow access to personnel door. Bay doors will be air-sealed and insulated. Electrical outlets and communication drops will be installed as shown.
Stone Wall The stone wall will remain unpainted.
There will be electrical and communication outlets that will be surface mounted. They will only be mounted to the mortar and not the stone.
The conduit will be mounted like what is already existing.
Existing Conduit
Rear Windows These windows will be reactivated and restored. One is for the office and one for the bathroom. The bathroom window will have appropriate privacy films installed.
Water & Sewer There is a water line located about 6 feet from the entrance to the garage bay that is approximately 3 feet deep.
Excavation/Trenching will be required to access the water line to provide water to the space. Sewage lines are located approximately 16 feet from the front door and are about 5 feet deep.
Excavation/Trenching will be required to access sewer line and provide sewage lines for waste.
Sewer LineWater Line
Interior Wall/Ceiling This wall will remain as is. It currently has 3 existing electrical outlets. One about 18 inches to either side of the door.
The other is about 8 ft to the right of the outlet on the right side of the door. This wall and ceiling will be painted Antique White using vapor permeable paint.
