DATE: 21 MAR 2022
1.0 DESCRIPTION OF WORK: The contractor is to provide all supplies, materials, tools, equipment, and qualified labor necessary to design and construct a renovation to the domestic water heating system for building 1355.
1.1 Current conditions: The two AO Smith domestic water heaters located in building 1355 are in poor condition. The pumps, piping, valves, and air separator are also in poor condition.
1.2 Project Description:
1. Provide 35% design submittal. This design submittal shall be approved by 60 CES Design Review Team prior to material submittal acceptance and start of construction.
2. Demolish and remove the existing domestic water heater storage tank. Replace with Peerless boilers and indirect water heater. The recommended solution would be to install two Peerless boilers and a Peerless indirect water heater (storage tank with a heat exchanger). Contractor should confirm the optimal size of the water heaters and provide calculation to 60 CES for review. If a domestic or atmospheric boiler is used the preferred manufacturer is AO Smith. The preferred manufacturer for pumps is Bell & Gossett.
3. Install an expansion tank and mixing valve.
4. Replace all the piping, pumps, valves, air separator, and all other components of the domestic hot water supply that are located in the mechanical room.
5. Use the existing concrete pad in the mechanical room as a foundation if possible. Expand this pad to hold the boilers and water heater if necessary. Use existing wall penetrations for new piping and vents if possible.
6. Install sensors and DDC controls (JCI) and connect to the EMCS system for remote monitoring of water temperature and boiler alarms at front end in Bldg 877. Set up front end graphics.
7. Ensure that the proper chemical treatment is added to the boiler hot water loop to align with the chemical treatment used by the Travis AFB HVAC water treatment service contractor.
8. Provide project turnover documentation to include, but not limited to, O&M manuals, as-built drawings, and draft DD Form 1354 (Transfer and Acceptance of DoD Real Property).
