DEFINABLE FEATURES OF WORK
1. DEMOLITION of AC units. The Building 34 (which has these 2 units) is a 50’ by 30’ building with a meeting room, office, restrooms and work rooms. The building is constructed on a metal frame, similar to a double wide mobile home or portable classroom. Each of the 15’ by 50’ halves of the building are cooled and heated by a 3 Ton wall hung air conditioning unit. The air conditioner unit on the south half of the building is a Bard model W36A2. The dimensions of the Bard W36A2 unit are 70” tall by 38” wide by 17” deep. The air conditioner unit on the north half of the building is a Bard model WA351.
The Contractor shall turn off the electrical supply circuits to both units. The electrical breakers are located in electrical panels located in the north and south work rooms of the building. The Contractor will ensure the electrical supply circuits remain off and locked out until the new air conditioning units are ready for start-up. The Contractor will take precautions to protect the electrical supply wiring, so that it can be reused for the new air conditioner units. The Contractor shall disconnect the existing thermostats and control wiring and remove the existing thermostats. The new thermostats will be relocated, so the exiting thermostat wiring can be cut back and abandoned in place, within the wall. The Contractor shall disconnect the supply air duct and the return air duct for both air conditioning units. The Contractor will take precautions to minimize damage to the duct and duct connections, these items will be reused when installing the new units. The Contractor will be responsible for the proper disposal of the old air conditioning equipment including the removal from the Sugarcane Field Station property.
2. EQUIPMENT INSTALATION. The Contractor shall follow the air conditioning equipment manufacturer's instructions for installation of the new air conditioning units. The new air conditioning units will be installed in the same areas where the old air conditioning equipment was removed. The Contractor shall cut and remove enough of the Hardie Board siding to fit the new wall hung units to the building’ s plywood sheeting and wall framing. The Contractor will be responsible for any duct transitions or duct repairs, that may have occurred during demolition, needed to connect the new equipment to the buildings existing supply and return ducts. All duct connections will be secured with fasteners, clamps then taped and sealed with duct mastic. The Contractor shall extend the air conditioner’s condensate drain lines so that condensate drains off the slab the building is placed on and away from the building. The drain lines will be sloped so that the condensate drains and does not collect in the drain lines. The drain lines will be secured to stay in place. As stated in DEMOLITION the Contractor is responsible for protecting the existing electrical supply wiring for reuse. If the Contractor damages the existing electrical supply, the Contractor will be responsible for replacing the electrical conductors. The Contractor will be responsible for sizing and selecting and installing the proper electrical disconnecting means to protect the equipment. The thermostats used to control the air conditioners will be relocated. The Contractor shall provide and install two new thermostats and control wiring. The thermostat for the north unit will be located in the large meeting room. This thermostat will be mounted on the wall between the cabinet that contains the sink and the doorway that leads to the hallway. The thermostat will be mounted 60” up from the floor. The thermostat wire shall be run above the drop ceiling grid and panels. The thermostat wire will be run inside the wall cavity before attaching to the thermostat. The new location for the north thermostat is 30’ from the old thermostat location. The thermostat for the south air conditioner will be located in the hallway on the wall across from the men’s and women’s restrooms. The thermostat will be centered on the wall. The Contractor will use the same plan of attack that was laid out for the north thermostat to install the south thermostat. The new south thermostat location is 20’ from the old south thermostat location. The Contractor shall replace and repair all Hardie Board Siding material damaged or removed during the demolition or installation. The Contractor shall install additional siding where the physical size of the new air conditioners leaves gaps uncovered by siding. The Contractor will use new materials that match the existing siding in material composition, width and texture. The Contractor will install new siding that vertical joints are not stacked. Vertical joints will be offset by a minimum of 6”. All new siding joints will be caulked with an interior/exterior elastomeric caulk, that is paintable. The Contractor shall paint the new siding and trim to match the buildings existing color. The Contractor will apply two coats of paint.
3. START-UP AND CHECKOUT. The Contractor shall provide and install air filters in each unit. The Contractor shall start and operate both new air conditioning units. The units shall be operated and tested in air conditioning mode and heat mode. The Contractor will measure each unit’s voltage and amperage draw and determine if the machines are operating within the manufacturer's specifications. The Contractor will test each air conditioners thermostat and control wiring and ensure correct operation in both heat and cooling modes. The Contractor will test each unit in air conditioning mode to ensure the equipment is working at the correct level of efficiency according to the manufacture’s specifications for the given climatic conditions. (correct super heat and sub cooling) The Contractor will correct all deficiency’s, with the equipment, discovered during the operation and test. The Contractor will record all readings taken during the testing phase and present those findings to the Contracting Officer, Contracting Officer Representative and the Administrative Officer. The Contractor shall turn over all documentation regarding the equipment’s operation, maintenance and installation. This information will be turned over to the Contracting Officer, Contracting Officer Representative and the Administrative Officer. The Contractor will demonstrate the correct operation of the air conditioning and heating units to the Contracting Officer, Contracting Officer Representative, Administrative Officer or their designated location personnel.
