STATEMENT OF WORK

Replacement of Existing Rooftop AHU with New Single RTU (Serving the Fourth Floor B Section of Building #1)

1. Power Disconnection and Lockout/Tagout (LOTO) Procedures. The contractor shall identify and isolate the electrical power supply to the existing AHU unit and associated electric reheat components. Power shall be turned off and appropriately locked out and tagged at the electrical panel, in accordance with standard Lockout/Tagout (LOTO) procedures, before commencing any work.

2. Removal of Existing Equipment. The contractor shall remove the existing two rooftop AHUs from the roof. The existing ductwork, roof curb, and all other components associated with the existing units shall also be removed. The contractor shall ensure the space below is protected from rain during construction until the work is completed. The contractor shall remove the existing air distribution system, including all associated terminal boxes, electric reheat units, VVT controls, wiring, and devices. The contractor shall remove existing ceiling tiles and grid systems to facilitate demolition and installation. Fire alarms, sprinkler heads, smoke alarms, and other critical systems shall be carefully removed and set aside for reuse. The contractor shall follow infection control procedures when removing debris from the space. The COR will provide a written document outlining the infection control protocols.

3. Installation of New RTU. The contractor shall provide and install a new roof curb designed for a new downdraft RTU package. The roof curb installation should be integrated into the deck, not placed on top of insulation or roofing materials. The curb should be at least eight inches above the finished roof surface and be factory-insulated.

The contractor shall install the new RTU on the new roof curb, following the manufacturer's installation guidelines.

The contractor shall provide and install 8 Variable Air Volume (VAV) units with electric reheat and associated thermostats. The VAVs shall be sized to meet the required air supply. The contractor shall ensure the system is properly air-balanced and shall provide a Test and Balance (TAB) report to the Government upon completion. All air distribution ductwork in the space shall be provided and installed by the contractor. The ductwork shall be rated for medium pressure and comply with SMACNA standards. All ductwork shall be sealed to ensure air leakage does not exceed 0.01%. All supply ductwork shall be insulated with 1.5-inch external insulation. New control systems shall be based on Siemens Control technology. The RTU will be a TempMaster unit with a cooling capacity of 8.5 tons, providing 3,600 CFM with a 3 HP motor and high static pressure. Sizing calculations are based on 8 Air Changes (AC) per hour for cooling mode and 7 AC per hour for heating mode.

4. System Testing and Demonstration The contractor shall perform a full demonstration of the newly installed system, including the control systems, to show the operational sequence to the Government representative.

5. Documentation and Warranties. Upon project completion, the contractor shall provide all necessary as-built drawings, warranties, and operational manuals for the new equipment.

6. Site Restoration and Clean-Up. After completing the installation and testing, the contractor shall clean the work area, removing all dirt, debris, and construction materials. The site shall be restored to its original condition.
