STATEMENT OF WORK
Objective/Requirements
1. Preventive and corrective maintenance of one building generator, one uninterrupted power supply (UPS) (and associated batteries) and one switch gear.
2. Daily facility equipment inspections and logging, before and after significant storm inspections and logging, (1) hour response time for corrective action call outs, 48 hours of hurricane ride-out crew (staff in our safe and secure office next door to NSSC monitoring the NSSC building throughout the storm) per year at no charge, OEM involvement in annual maintenance., UPS monthly battery trending.
The contractor shall perform the following duties:
Generators
Periodic facility inspections.
• Physical check on the units each work day. (Approximately 5 times each week and before/after significant storms)
Monthly load testing
• Operate generator under load. Check voltage and frequency.
• Publish a monthly report reflecting all maintenance actions performance by contractor and/or the OEM.
Quarterly Maintenance
• Engine lubrication system: visual check for leaks, change lube oil and filters every 12month or 500 operating hours, whichever occurs first.
• Engine Air cleaners: clean or replace filter as needed.
• Ignition system: check magneto, set timing, as needed.
• Governor. Check and set speed (to OEM spec), sensitivity and oil level.
• Engine Cooling System: Check general condition; check antifreeze and add, if needed.
Check belts and hoses.
• Engine Electric System: Hydrometer test battery; clean and lubricate battery posts cables, load test batteries, check alternator belts, check battery charger for proper operation and output.
• Engine Fuel System: Visually check for leaks, check all visible connections, and flexible hoses; change fuel strainers. Replace flexible hoses as needed, check for water in fuel tank.
• Engine Exhaust System: Visually check for leaks or corrosion, check drain condensation trap and muffler condition and drain condensation trap as needed.
• AC Generator: Visually inspect generator condition, check slip rings and commentator for wear, check lubrication of rear generator bearing.
Miscellaneous:
• Check all instruments for proper operations, check timers and relays for proper operation, check all connections for tightness, check safety circuit, shutdowns and alarms systems.
• Operation: Run engine loaded. Transfer load to make adjustment, if needed.
• Clean up: Wipe down unit, remove used fluids and materials from NSSC location and dispose of them in accordance with EPA, state regulations and contractor facility
Annual Maintenance
All items mentioned in the quarterly maintenance plus;
• Change all fluids using OEM authorized oil and filter.
• Perform hydrometer check to ensure cooling system protections of minimum 0degrees.
Adjust as required.
• Check all electrical connections, inspect insulation for fraying and heat damage.
• Publish annual report for all maintenance performed for the year.
UPS
Periodic facility inspection.
• Physical check on the units each work day.
• Monthly load testing. (includes physical inspection of the unit and recording of all readings)
