About this file
This document is a Questions and Answers document for the Rivergate Planned Development Lot 4 Request for Qualifications (RFQ) issued by the City of Durango, Colorado. The Q&A document contains 16 questions from potential developers dated 06/23/2025 and 06/24/2025, with all answers referring to Addendum #1. The questions cover various aspects of the development opportunity, including the planned development process, engineering requirements, project timeline, housing unit types, mixed-use zoning opportunities, performance milestones, and collaboration expectations.
Key topics of interest include the City's preferences for housing development, such as encouraging for-sale units targeting 100% Area Median Income (AMI), potential openness to Low-Income Housing Tax Credit (LIHTC) developments with units ranging from 50-80% AMI, and interest in sustainability and clean energy features. The document suggests the City is seeking a development partner for Lot 4 in the Rivergate Planned Development area, with potential for mixed-use zoning and a focus on affordable and workforce housing. The selection process appears to involve a comprehensive review that includes alignment with city strategic plans, housing goals, and community development objectives.
