About this file
This is a scope of work document for the Arizona ECEC (Early Childhood Education Center) renovation project managed by SRPMIC (Salt River Pima-Maricopa Indian Community) for the Accelerated Learning Academy (ALA). The project involves the renovation of approximately 1,500 square feet of existing classroom space, formerly used as a day care facility known as Eagles Nest, along with an adjacent resource room to establish a new satellite day care center for ALA students. The facility is located at 4827 N. Country Club Drive, Scottsdale, Arizona 85256, at the former high school building. The scope of work document outlines the specific renovation requirements, project specifications, and construction standards necessary to convert the existing space into a fully functional early childhood education center meeting ECEC operational and safety requirements.
The document provides detailed technical specifications and construction standards for contractors bidding on this renovation project. The work encompasses site preparation, structural modifications, mechanical and electrical system upgrades, plumbing installations, flooring and finishes, and safety compliance measures required for a licensed day care facility. Bidders are expected to review all project drawings, specifications, and applicable building codes, with particular attention to Arizona Department of Health Services licensing requirements for child care facilities. The renovation project represents SRPMIC's commitment to expanding early childhood education services at ALA and improving the overall educational infrastructure for student families requiring on-site day care services.

Bond Cost, Owner Election, and Bonding Documentation
Bidders shall provide the premium cost for all potential bonds—including the performance bond and payment bond—as a separate, clearly identified line item within the bid proposal. This line item is for pricing transparency and shall not be included in the Bidder’s total bid price unless the Owner elects to require the bonds.

• Substitute any listed subcontractor,
• Solicit reduced pricing from alternative subcontractors for the same scope, or
Otherwise alter subcontractor commitments made at the time of bid, unless prior written approval is obtained from the Owner.
• Any request to change subcontractors must demonstrate a legitimate business or performance reason other than price reduction. The Owner reserves the sole right to approve or reject any subcontractor substitution.

Breakdown should be formaed to clearly list the items, descrip/on, and cost. Hourly rates for Staff should also be provided as part of the proposal or bid for evalua/on.
