GENERAL NOTES

1. All work is to be done in conformance with all applicable codes and regulations.

2. Contractor shall conform to all O.S.H.A. requirements.

3. Contractor shall provide barricades and protective safely devices as required by codes, ordinances and current O.S.H.A. regulations.

4. Contractor to visit site and completely familiarize existing conditions prior to execution of any construction, contract Architect prior to execution any work in question.

5. Check all dimensions on job and fully verify prior to execution. Failure to do so will be at no additional expense to the owner. All work to be fully executed in accordance with all governing codes and regulation. All elevations given are approximate and are given for relational purposes. Contractor shall establish exact levels prior to start of work and notify Architect of any significant discrepancies.

6. Demolition: To be provided by Contractor as required. Completely remove all trash from site.

7. Utilities: Coordinate and provide as per drawings.

8. Contractor shall submit shop drawings/vendor data submittal schedule to Architect for review and approval within thirty (30) days from commencement of work. Submit four (4) copies to Architect. Allow five (5) working days for review. No construction shall proceed until the approval of these drawings.

All trades shall be reviewed by the Architect at the same time. Contractor shall provide manufacture’s specification, installation, instruction, shop drawings and samples for review and approval of all materials and methods to be used prior to ordering or proceeding with the work. Contractor shall follow procedures. If these are contrary to the contract documents, contractor shall notify Architect, in writing immediately to resolved discrepancies prior to proceeding.

9. Contractor shall not scale drawing, and discrepancies between existing conditions and drawings shall be reported to Architect for clarification prior to commencement of work. In the event of conflict between data shown on drawing and data shown on specifications, the specifications shall govern. Dimensions noted on drawings shall take precedence scale over drawings detail drawings take precedence over drawings on smaller scale. Should the contractor at any time discover an error in a drawing or specification or a discrepancy or variation between dimensions or other information, he should not proceed with the work affected until clarification is made.

10. Contractor shall be responsible for the inclusion of all work necessary for complete installation whether such work is or is not indicated.

11. All manufactured items shall be installed in strict accordance with the manufacturer’s written instructions.

12. Warranties, guarantees and manufacture’s instructions on equipment furnished and installed by the Contractor shall be given to the Owner.

13. Contractor shall provide protection on a daily basis for all work that penetrates the existing roof material. Contractor may cover all work until water/weather proof, or may obtain a roofing company to provide temporary patches daily until completion of construction.

14. The fire rating of all existing rated construction shall be maintained.

15. All wood products used shall be fire-retardant, treated in accordance with AWPA C-27.

16. In areas where the drawings do not address methodology, the Contractor shall be bound to perform in strict compliance with manufacturer’s specifications and recommendations.

17. In the event certain features of the construction are not fully shown on the drawing, their construction shall be of the same character as for similar conditions that are shown or noted.

18. The Architect will not be responsible for and will not have control over construction means, methods, techniques, sequences, procedures, or for safety precautions and programs in connection with the work, and will not be responsible for the failure of the client or his contractors, subcontractors, or anyone performing any of the work, to carry out the work in accordance with the approved contract documents.

19. All Concrete details and construction are to comply with latest A.C.I. Code and local codes.

20. Approval of these drawings by Governing Authorities does not release the Contractor from complying with all applicable codes and standards.

21. The General Contractor shall furnish and install portable fire extinguishers of the correct capacity and rating as requires by N.F.P.A. Pamphlet #10 and local authorities.

22. Fire extinguisher (on floor plan) - indicates general location of extinguishers, General Contractor to verify exact placement with Owner and Fire Marshal prior to installation.

23. All notes on this drawing apply for the entire project whether or not repeated on other drawings.

24. Where new work is to be done, care shall be taken to protect all existing adjacent surfaces and areas from damage. Any areas damaged during construction or demolition shall be restored to their original condition at no additional cost. This applies particularly to adjacent tenant spaces, roof, and other exterior areas and surfaces.

25. The Architect and Owner will consider formal requests from the Contractor for substitution of products, materials or manufacturers. These requests shall accompany but not included in the base bid on the specified bid due date. Submit five copies of request for substitution.

26. Only new, first class material will be used (except as noted). Rejected items shall be removed immediately from the work and replaced with items of the quality specified. Failure to remove rejected materials and equipment shall not relieve the contractor from the responsibility for quality and character of items used nor from any other obligation imposed on him by the contract.

27. No combustible materials are permitted above ceiling.

28. All gypsum wall board shall be taped, spackled and sanded smooth prior to finishing, metal beading shall be used on all outside corners where applicable.

29. The contractor shall provide access panels as required per plans, specifications or instructions.

30. The General Contractor shall bear full responsibility and cost for the following:

A. Permit, Licenses, Inspections and Fees (all impact fees).

B. Temporary power and utilities.

C. Trash removal.

D. Liabilities and workmen’s compensation insurance, etc.

E. And other items indicated in specifications.

31. If construction is incomplete at time of scheduled carpet and/or fixture installation, all trades must take adequate precautions to protect carpet and/or fixture by use of drop cloths, temporary barricades, or equivalent.

32. General Contractor to install 1 x 4 blocking as required by fixture manufacturer. Coordinate and provided blocking/backing within the wall cavity in all partitions at wall cabinets, adjustable shelves attached to walls and counters to secure these items during installation and for structural support. All concealed wood to be fire-treated. Provided reinforced and/or wood blocking in all metal stud wall as required for door stops, toilet accessories, door frames, etc.

33. All penetrations through existing roof shall be sealed in pitch pockets at piping, conduit, etc., flash ducts and curbs

34. Seal all penetrations in fire-rated partitions as per Code.

35. Removal, disposal, alteration and relocation of existing mechanical and electrical equipment, conduit, pipes and ducts is included in the Work and shall be coordinated with engineer.

36. The contract documents include the working drawings, agenda, modifications, general condition if the construction and specifications.

37. The contract documents are instruments of service and shall remain the property of the Architects whether the project for which they are prepared is executed or not. The contract documents shall not be used by owner/tenant or contractor for other projects or extensions to the project, nor are they to be modified in any manner whatsoever except by agreement in writing with the Architect.38. “Furnish” means supply only for others to put in place.

39. “Provide” means furnish and install, complete and in place.

40. “Similar” means comparable characteristics for condition noted. Contractor to verify dimension and orientation.

41. “Typical” means identical for conditions noted.

42. Information on these drawings in based on existing documents and limited measurements and may require adjustment or modification in cased where changes are necessary. These drawings shall be used to show design intent only.

43. Horizontal dimensions indicated are to/from finished face of construction, except as noted.

44. Vertical are from top of floor slab, except where noted to be from above finished floor (AFF)

45. Dimensions are not adjustable without approval of architect unless noted ( ± ).

46. All Dimensions of wall thickness are from face of gypsum board to face of gypsum board.

47. The finish work shall be firm, well anchored, in true alignment, plumb, level, with smooth, clean uniform appearance without waves, distortions, holes, marks, cracks, stain, or discoloration. Joints shall be close fitting, neat and well scribed, the finish shall not present hazardous, unsafe corners. All work shall have the provisions for expansion, contraction and shrinkage as necessary to prevent cracks, buckling and warping due to temperature and humidity conditions.

48. Cut and fit components for alterations of existing work and installation of new work. Patch disturbed areas to match adjacent materials and finishes.

49. Patch and repair all fireproofing damaged or removed during performance of the work. Fireproof new penetration required by the work.

50. Coordinate floor finish material to insure that transitions between flooring materials will be smooth and in accordance with the contract documents.

51. Cover all exposed gypsum board edges with “J” moulding. Spackle, sand, smooth ready for finish.

52. All new work shall match in type and finish and existing work already installed noted otherwise.

53. Make all necessary provisions for items to be furnished or installed by tenants. Provide protection for these provisions until completion of the projects. General contractor to coordinate N.I.C. items with appropriate trades, to tenants independent contractors.

54. General contractor shall review the base building contract documents or existing base building conditions and shall comply with all base requirements, standards, and design.

55. General Contractor shall be responsible for checking contract documents, field conditions and dimension for accuracy and confirming that work is buildable as shown before proceeding with construction.

Clarification regarding any conflicts shall be achieved prior to related work being started.

56. General Contractor shall verify that no conflict exist in location or any and all technical, telephone, electrical, plumbing and sprinkler equipment (to include all piping ductwork and conduit) and that all required clearances for installation and maintenance of above listed equipment are provided. Elements to be exposed or concealed shall be determined and reviewed with Architect prior to construction proceeding.

57. General Contractor and subcontractor shall coordinate the layout and exact location of all partitions, doors, electric/telephone/data outlets, lights switches and access panels with Architects in the field before proceeding with construction.

58. General Contractor is responsible for and shall provide protection for any existing finishes including elevators, lobbies and corridors of the base building. Any repair to existing areas are not part of this project or contract unless otherwise noted.

59. The AIA “General Conditions of the Contract for Construction”, AIA Documents A201 published by the American Institute of Architects, herein after referred to as “General Conditions” is hereby made ‘part of the contract documents same as if bound herein.

60. Exercise extreme care and precaution during construction of the work to minimize disturbance to adjacent tenants and their occupants, property, public thoroughfares, etc. contractor shall take precautions and be responsible for the safety of all building occupants form construction procedures.

61. Within five (5) days from contract date, prepare and submit and estimated progress schedule for the work with sub-schedules or related activities which may affect the progress.

62. Attachments, connections or fastening of any nature are to be properly and permanently secured in conformance with best practice and the contractor is responsible for improving them accordingly and to these conditions. The drawings show only special conditions to assist contractor they do not illustrate every such detail.

63. The contractor shall continuously check architectural and structural clearances for accessibility of equipment and mechanical and electrical systems. No allowance of any kind will be made for the contractor’s negligence to foresee means of installing equipment into position inside structure

64. Abbreviation used in referring to standards that apply to the work include but are not necessarily limited to the following:

65. Perform all cutting and patching in a neat and workmanlike manner. Any existing finishes disturbed or damaged during the course of the work shall be repaired to match the existing in kind and finish.

66. No work defective in construction or quality or deficient in any requirements of drawings and specifications will be acceptable in consequence of owner’s or architect’s failure to discover or to point out defects or deficiencies during construction, nor will presence of inspectors on work relieve contractor from responsibility for securing quality and progress or work as required by contract. Defective work revealed within required time guarantees shall be replaced by work conforming with intent of contract.

No payments, whether partial or final, shall be construed as an acceptance of defective work or improper materials.

67. Material and workmanship specified by reference to number symbol, to title of a specification such as commercial standard, federal specifications, trade association standard, or other similar standard, shall comply with requirements in latest edition or revision thereof and with any amendments or supplements thereto in effect or date or origin of this project’s contract documents. Such standards, except as though printed in contract documents.

68. Contractor shall wave “common practice” and “common usage” as construction criteria wherever detail and contract documents or governing codes, ordinance, etc. Require greater quantity or better quality than common practice or common usage would require.

69. Contractor shall order and schedule delivery of material in ample time to avoid delays in construction. If an item is found to be unavailable, contractor shall notify architect immediately to allow architect a reasonable amount of time to select a suitable substitute.

70. If at any time before commencement of work, or during progress thereof, contractor’s method, equipment or appliances are inefficient or inappropriate for securing quality of work or rate of progress intended by contract documents, owners may order contractor to improve their quality or increase their efficiency.

This will not relieve contractor or his sureties from their obligation to secure quality of work and rate or progress specified in contract.

71. Place all studs, ceiling furring and framing members as required to avoid interference with location of casework, recessed lighting fixture, piping, ductwork and similar items.

72. With reference to ceiling, contractor shall coordinate with all trades involved and prepare composite shop drawings to insure clearances for fixtures, ducts, ceiling, etc. necessary to maintain the specified finish ceiling height above the finish floor as noted on the drawing. Clarify conflict with the Architect.

73. All telephone and data cabling work shall be coordinated by the tenant, unless otherwise noted.

74. The Architect will exercise sole authority for determining conformance of material, equipment and system with the intent of the design, review and acceptance of all items proposed by the contractor for incorporation into its work will be made by Architects. This function will apply both to contract as initially signed and to the changes to contract by modification during progress and work.

75. Reference to makes, brand, models, etc. is to establish type and quality desired, substitution of acceptance equals will not be permitted unless specifically noted otherwise when made accordingly to procedures for substitutions

76. The general contractor shall notify the owner and tenant, in writing, or any deficiencies in base building work prior to the commencement of his work. Any unreported deficiencies will become the responsibility of the contractor to correct.

77. Coring, drilling or other such work in areas adjacent to occupied spaces shall be performed at other than normal working hours for the affected occupancy unless otherwise indicated. General Contractor shall directly coordinate with building owner’s representative and affected tenant(s)

78. No core drilling shall be performed after 8:30 a.m. Monday through Friday. With regard to core drilled slab openings, a drawing showing the location and size of all openings shall be the submitted to the Architect for review by the structural engineer. The following procedure shall be effected:

- Openings shall not be closer than 2’ - 0” from the face of any column.

- Openings shall be a maximum of 6” in diameter and shall not be placed closer than 2’ - 0” on center.

- Openings shall not be permitted either horizontally or vertically through beams.

- Openings shall not be cored until it is determined that the reinforcing or cables will not be damaged.

- Openings and/or damaged area shall then be patched with non-shrink grout in the areas subject to moisture such as rest rooms, pantries, janitor closets, garage, etc. The non-shrink grout shall be placed at the lower half of the opening and the upper half of the opening, then filled with joint sealer as used in base building construction.

79. Utility outages shall be scheduled outside normal working hours for the affected occupancy unless otherwise indicated.

80. Sound caulk all acoustical walls, top and bottom joints, with approved acoustical caulking.

81. General Contractor shall prearrange with tenant, owner and Architect all phasing of the work including demolition, delivery of material, construction, clean up, etc. General Contractor shall coordinate deliveries of material, elevator use, etc. with owner so as not to create conflict with other work or schedules within the building

82. The General Contractors shall verify that all construction documents are the latest issue and that all subcontractors have complete sets of the latest tissue of the construction documents prior to commencing with a portion of the work.

83. All work and material to accomplish designed work shall be stored within the demised space.

84. Just prior to the tenant’s occupancy of any phase of the work, the general contractor shall clean all surfaces of dust, debris, loose construction materials and equipment and leave all floors vacuum clean.

Remaining construction material and equipment, if any, shall be moved and temporarily secured in an area as directed by the owner.

STRUCTURAL GENERAL NOTES

1. All structure is existing and label as “EX.”.

2. All work and material to comply with the requirements of the 2006 International Building Code, City, County, and/or Municipal Code Criteria.

3. Other design codes and standards:

a. ACI 318-98 Building Code requirements for reinforced concrete.

b. AISC specification for design, fabrication, and erection of structural steel for building, 9th edition (1989, Revised 1995).

c. AWS D1.1-98 Structural Welding Code

d. ACI 530-95/ASCE 5-96 Building Code requirements for masonry structures.

4. Live Loads:

a. Typical Roof 30 PSF of drifting snow, whichever is greater Snow Load Factors Pg = 30 PSF Pf = 21 PSF Ce = 0.7 I = 1.0 Ct = 1.0

b. Typical Floor 80 LL + 20 partition

c. Stairs 100 PSF and 300 pound concentrated load

d. Mechanical and Penthouse 100 PSF or machinery weight and 300 pound concentrated load

5. Structural Steel

a. All structural steel wide flange shapes shall conform to ASTM A572 grade 50. All structural steel angles, channel, and plate shall conform to ASTM A36, unless noted otherwise.

b. All structural steel tubing shall conform to ASTM A500, Grade B.

c. All welders, shop and field, shall be certified. Use E70XX electrodes only.

d. All steel exposed to weather in service shall receive an approval exterior paint system or shall be hot dip galvanized, unless otherwise noted.

e. Detailing, fabrication and erection shall be in accordance with AISC. Adequately brace all steel against lateral loads during erection.

f. Connection:

1.) Unless noted or detailed all beam connections shall be simple shear connections.

Where no reaction is provided the beam shall be assumed to carry 120% of allowable uniform load in KIPS for beams laterally supported as give in the AISC steel construction manual. All connections shall be designed for a minimum vertical reaction of 6 KIPS.

2.) Except as noted, all fasteners shall be ¾” diameter ASTM A325 bolts designed to act in bearing type connections with threads included.

3.) Clip angles and sheer plates used in connections shall have a minimum length and number of bolts as follows:

g. Web openings cut into any existing or new members shall be approved by structural engineer prior to cutting

REFLECTED CEILING NOTES

1. All devices (junction boxes, VAV/HVAC controls, shutoff valves etc.) Requiring access will be remotely located away from drywall ceilings. Mechanical and plumbing areas are to be reworked as required to clear drywall areas.

2. Refer to lighting specification for lamping and general lighting notes.

3. All fascias, soffits, bulkheads and drywall ceiling to align with adjacent wall surface in same plane.

4. General contractor shall submit a drawing which coordinates the installation of above ceiling items (ductwork, lights, sprinkles, etc.) prior to submission of shop drawings. It shall be the responsibility of the contractor to identify any conflicts at the time the coordinated drawings is submitted.

5. General contractors shall verify that light fixtures size specified shall fit within the designated rooms.

POWER AND TELEPHONE NOTES

1. See elevation for exact outlet location where applicable

2. Provide and install 2-gang black box with 1-gang trim ring and drag line to ceiling at telephone and data location. Provide ¾” EMT to ceiling at insulated walls, unless otherwise noted.

3. Review all rough in boxes in field with Architect prior to insulation of gypsum board.

4. All typical receptacle mounting heights shall be 18” AFF unless otherwise noted.

5. Contractors to review drawings and verify intent with architect.

6. Refer to electrical engineer’s drawings for switching, lists of devise and specifications relating to specifications relating to specified equipment.

7. Refer to architectural drawing for locations, schedules and fixture types.

8. Contractor to provide architect with cut sheets on all equipment specified for approval prior to ordering or installing items.

9. Gang outlets and switches where possible. Ganged outlets and switches shall be installed with a a common faceplate

10. Architect to verify all core drill locations prior to Drilling.

11. Coordinate all thermostat and fire strobe locations with Architect prior to installation.

12. Refer to elevations and sections to coordinate mounting locations for all outlets in review with Architect for mounting instructions and proposed grommets sixes and locations. Contractor shall provide and install extension boxes where needed.

13. Receptacles adjacent to “wet” areas shall be ground fault interrupted (GFI typical)

14. Contractors shall be coordinate mounting heights of receptacles faults

15. Provide and install ¾” EMT in all low partitions from data and telephone locations to ceiling.

Provided drag line in EMT.

16. Outlets shall be staggered rather than back-to-back in a shared partition.

17. Electrical receptacles shall not back up to data line

18. Architectural drawings shall be precedence over engineer drawings for location of electric/telephone/data outlets.

19. All circuit breakers shall be properly marked for the offices and/or for the areas they service. All PC outlets should be configured on a basis of three (3) outlets per 20 amp circuit.

20. All electric receptacles, switches and electrical devices, as well as face plates, shall be white in finish unless otherwise noted. All electrical receptacles, switches and electrical devices in partitions with special finish shall be black in finish with aluminum faceplates, unless otherwise noted.

ROOF/ROOF PENETRATION NOTES

1. G.C. is responsible to contract with land lord approved roofing contractor.

2. G.C. is responsible for all roof penetrations, flashing, etc. shown on architectural, mechanical, plumbing, and structural drawings.

3. G.C. to follow roof Manufacturer’s recommended details for all work.

4. G.C. to insure that all new work is in compliance with existing roof manufacturer so as not to void warranty

5. G.C. to field verify existing roof & openings and include in his bid all work to make water-tight and warranted.

6. See Instructional drawings for typical reinforcement @ roof-top penetrations.

FINISH NOTES

1. Provide store and install all specified finish materials in accordance with manufacturer’s instructions and recommendations.

2. No substitutions of specified finish materials will be allowed without prior written approval of Architect.

3. All finish materials and finish assemblies shall conform to the requirements of all codes and regulation of all governmental authorities having jurisdiction. All finished must have a flame less spread rating of 200 or less, and a smoke generation rating of 450 or less as determined by ASTM E 84

4. All finish material shall be new, first quality material normally available from the manufacturer.

5. Prepare all surfaces scheduled to receive new finished in accordance with manufacturer’s instructions and recommendations.

6. Flash patch all areas where floor surfaces are not smooth, level or true, prior to finish floor installation.

7. All finish floor transitions shall occur at the centerline of closed doors or cased openings. Unless otherwise noted.

8. All seams and joints of finish materials shall be straight, smooth and clean.

9. All surfaces scheduled to receive painted finish shall receive one (1) primer coat and two (2) finish coats, unless otherwise noted.

10. All walls columns and other gypsum wallboard surfaces scheduled for paint finish shall be finished with latex flat enamel, unless otherwise noted. All paint grade door casings, paint grade trims, shelving, etc. scheduled for paint finish shall be finished with latex semi-gloss enamel, unless otherwise noted. All metals to be painted shall be finished with semi-gloss alkyd-enamel, unless otherwise noted. Paint grade doors and metals to be brush-painted only.

11. Non-matching wall covering shall be hung smooth by applying strips to the wall with overlapping edges and double cutting through both thicknesses. Remove excess paste from each seam as it is made and before proceeding to the next seam.

12. Contractor is to submit four “brush cuts” 12” x 12”, of all paint colors for Architect’s approval before placing full order. Each “brush cut” must be treated with the specified texture and sheen and must be applies to the surface material to which it will be applied. Also, each specific sheen of a given color requires a separate “brush out”

13. Unless noted otherwise, all wall/ceiling paint to be smooth rolled finish.

14. Only where indicated “equal to” or “substitution” or specified material, (or for long lead time consideration) shall substitution be considered by Architect.

15. Before proceeding with procurement, the respective installer shall field verify dimensions to assure sufficient quantities of materials to complete the work.

16. All walls and surfaces receiving paint and wall coverings, etc. shall be properly prepared prior to finish installation as per manufacture specification. All J beads or other gypsum metal trim shall be spackled and blended into adjacent surface.

17. Compliance with the manufacturer’s requirements for handling, storage, installation and protection is the exclusive responsibility of the general contractor and his respective installers (i.e. fabric wall covering backing)

18. The respective installer shall advise architect of locations of change in dye lots, batched or similar color shifts.

19. The general contractor shall provide on final touch up of painted surfaces after the tenant has moved into the space.

20. Exterior of standpipe cabinet and fire extinguisher cabinet shall be primed and painted in semi-gloss to match adjacent wall.

21. All ceiling registers, vents, grillers, diffusers, speakers, etc. shall be painted, if required, to match gypsum board ceilings.

22. Finished called for shall extend over, under and/or behind any item of built in millwork, equipment, mirror, etc. As indicated on the drawings. Wall covering shall not have seams within six inches of an outside corner.

23. G.C. to provided submittal on all finishes including mock ups panels for millwork paneling, specialty floors, wall coverings, etc. provide submittal of all specified molding and trims finished as indicated on finish schedule.

24. Where two dissimilar floor materials meet, the following procedures are to be followed unless otherwise noted:

- Where carpet meets vinyl tile or similar products, provide a rubber reducer strip, color to match/coordinate with vinyl tile.

- Where stone meets carpet, provide ¼” metal edge strip (schuller strip, or eq; finish to match typical metal finish) at edge of stone. Flash patch floor at carpet side to align of carpet to top of stone and metal edge strip

- Where wood floor meets stone meets tile or carpet, align finish face of wood to adjacent floor material. Flash patch as required, feather ardex or similar products so that change in elevations in not noticeable, provide metal edge strip (schuller or eq; finish to match typical metal finish) at edge of stone edge.

MILL WORK NOTES

1. Any conflict or questions concerning the drawings, millwork or otherwise, shall be brought to the attention of the Architect for resolution prior to fabrication or installation.

2. Before beginning fabrication, verify all dimensions and existing condition by actual field observation and measurement. The contractor shall be responsible for all hold dimensions.

3. All materials and fabrication requirements for cabinets and tops shall be accordance with AWI (Architectural Woodworking Institute) section 400, 400A and 400C for premium grade construction.

Typical construction shall be ¾” thick except all countertops and all supports for counter shall be 1” thick.

4. Unless shown or specified otherwise, all counters, dividers, wall shelves, base and wall cabinets shall be plastic laminate finished at all exposed surfaces and edges in accordance with AWI 400C for premium grade construction. Finish for no-exposed and semi-exposed surfaces shall be plastic laminate in accordance with AWI 400 and 400C premium grade construction.

5. Base for all cabinets shall be 4” resilient (rubber or vinyl unless shown or specified otherwise.

6. All mill work standing and running trim, casework and plastic laminate work shall conform to the Architectural Woodwork Institute (AWI) quality standard “custom grade” unless otherwise noted.

7. All mill work and finish carpentry fabrication shall be fabricated from field measurements with provisions for scribing as required to meet field conditions.

8. Install all casework and finish carpentry plumb, level, true and straight with no distortion or warps.

9. Adjust cabinetwork and hardware so that doors and drawers operate smoothly without warp or bind. Lubricate operating hardware as recommended by hardware manufacture.

10. Protect installed casework and panel-work immediately after installation against soiling and damage.

Remove protection just prior to tenant acceptance and move-in and clean all surfaces.

11. All doors and drawers faces shall be adjusted and aligned prior to tenant acceptance.

12. Unless otherwise noted, concealed hinged shall be used throughout.

13. Ball-bearing glides shall be used throughout, unless otherwise noted. Box drawer glides shall have a 75E rating. File drawer glides shall have a 150E rating.

14. Provide and install grommets in all millwork at surfaces with wall-mounted connection below. Field coordinate size of grommets, color and locations with Architect.

15. Shelf/rod - ¾” x 1’3” shelf with hardwood edges at 5’6” AFF (painted) with 1-1/16” diameter hollow chrome rod with flange ends by Stanley, or equal.

16. Supply shelves - ¾” x 12”D adjustable shelves. Finish with [-lam per finish specification. Support on KNAPP & VOGT 85/185 standard. Bottom shelf starts at 1’3” AFF± remaining shelves spaced 12” clear between.

17. All millwork drawings are for design intent only. It is the contractor’s responsibly to carefully review all design intent drawings by the Architect, and coordinate with the millwork contractor as needed in order to construct the desired intend. It is the General Contractor’s responsibility to provide well constructed millwork items which are able to function/operate without flaws and defects which could hinder their operation. General Contractor to provide shop drawings of millwork items for Architect’s approval prior to construction.

18. All custom doors are to be manufactured by custom door manufactured. Door manufacturer to review architectural design intent drawings and communicate recommendations regarding the design construction to the GC and Architect prior to beginning shop drawing for the GC’s and Architect’s review. Door manufacturer to warranty custom doors.

19. Provide wood blocking in partition for support of all wall-hung cabinetry including wall cabinets, counters, and shelving. Provide plywood blocking for tenant’s telephone/data equipment.

Coordinate required dimension of plywood panel(s) with tenant.

6. Steel Stairs:

a. All steel stair stringers shall be continuous MC12 x 10.6 minimum, unless noted otherwise.

Stringer shall be mitered and welded with full penetration welds.

b. Platform shall have a minimum 10 gage floor plates with L2 x 2 x ¼ minimum shelf angles on all unsupported sides. Platform plated shall have support spaced at 18” O.C. maximum.

Supports shall be L2 ½ x 2 ½ x ¼ or WT3 x 4.25 minimum.

c. Tread and riser plates shall be 10 gage minimum.

d. Stairs shall be designed for a minimum live load of 100 PSF and 300 lb. point load.

7. Light Gauge Metal Framing:

a. Physical and structural properties of cold formed light steel members shall be calculated in accordance with the latest A.I.S.I. specification.

b. Light gage metal framing shall be manufactured by Dale Incor or Marino, equal or better.

c. Steel studs shall be 3 5/8” x 20 gauge (5x = 0.304 in ^3) spaced at 16” O.C., unless noted otherwise.

d. Provide bridging per manufacturer’s recommendations.

8. Provided temporary bracing and sharing as required to maintain structural integrity of materials or assemblies. Do not remove temporary bracing or shoring until permanent structure is installed and completer. Contractor to submit for review, temporary shoring and bracing calculations and drawings prepared and signed and sealed by a registered professional engineer, licensed in the state of Maryland

9. All work necessary to support elements of the permanent construction that are not self supporting shall be provided by the contractor. These elements include but are not limited to all finishes, glazing, ceiling, partitions, equipment, piping, ductwork, and conduits. Support will include, but not be limited to framing, hangers, braces, anchors, connections, and the support there of attached to structural elements, unless specifically indicated otherwise. Design of supports members including all anchors shall be prepared by a professional structural engineer, registered in Maryland and shall by submitted by review by the COTR along with elements(s) being supported.

10. Contractor shall field verify all dimensions prior to fabrication of structural components. Do not scale the drawings. These drawings are diagrammatic only, establishing relationship dimensional intent.

Any ambiguities, or inconsistencies contained here, shall be reported to the COTR at the earliest opportunity.

11. Contractor to coordinate all penetrations, including duct/pipe openings and core drilled holes between trades prior to demolitions and core drilling, submit a fully coordinated, dimensioned plan for approval by structural engineer and architect. Layout and dimensions typically indicated on MEP and Architectural drawings. See structural drawings for typical reinforcing details where required.

12. Reference architectural and MEP drawings for additional general noted, abbreviations, symbols and dimensions.

1. Where electrical, mechanical, plumbing, elevator & miscellaneous equipment is recessed in U.L. rated assemblies, provide U.L.approved separation around equipment to meet required wall rating.

8. When non-fire-rated walls or partitions intersect fire-rated walls or partitions, the construction of the fire-rated walls should carry through.

9. When two fire-rated wall or partitions intersect, the construction of the higher rated wall shall carry through.

10. Provide moisture resistant gypsum board at wet walls of restrooms, bathroom, janitor's closets, kitchen areas, and otherwise noted.

11. Provide wood blocking or sheet metal strapping in all stud walls or furred walls to support fixtures, accessories, grab bars, hand rails and other wall mounted accessories.

12. Frame around ductwork at wall and partition locations and brace studs as required for rigid construction.

13. Provided double studs at all jambs.

14. Notes to W6 wall type A. Acoustical sealant shall be USG Acoustical Sealant or approved equal.

B. Sound insulation shall be glass or mineral fiber between 1.5 to 2.5 pcf density.

C. Back-to-back utility outlets at tenant separation walls are prohibited. Outlets must be separated by at least one cavity space. Cable TV cables should by provided with a j-box to minimize sound leakage. Install acoustical pads for outlet boxes by Harry A. Lowry & Assoc., "Lowry's Electrical Box Sealer" or owner-approved equivalent, or apply continuous beads of acoustical sealant around all openings formed for utility outlets and seal all openings inside the j-box.

D. Fire-rated assemblies shall be maintained in the wall as required by code.

3. All gypsum wallboard partitions and ceiling materials and work shall conform to the ASTM and gypsum association standards. Use type X, fire retardant gypsum panels in all rated partitions and ceiling assemblies.
