Mora National Fish Hatchery – Mora, New Mexico Quarters Mobile Home Specifications

General Requirements

The following describes general requirements and specifications for a factory finished mobile home to use as quarters for employees and detailees. The mobile home shall be delivered and installed per the client’s schedule and in conformance with the technical requirements set forth herein. This is a requirement for a new Mobile Home only, no remanufactured models will be accepted.

Modular Building Manufacturer Qualifications

A minimum of 4 years of experience is required in the sale and installation of mobile homes. Submit a list of at least 4 projects, with clients’ references, demonstrating successful design, fabrication, and installation of mobile homes. Complete attached Past Experience & References form.

Basis of Design

The basis of design for the mobile home is a. 16 x 76 1,216 Sq. Ft 3 bedroom 2 baths.

Submittals

1. Contractor Must submit detailed drawings/blueprints showing the interior layout prior to being awarding. Submittals shall include Mobile home design showing all required components and design criteria.

a. Mobile home design list.

b. Sample floor layout.

Scope of Work

We would require the removal and disposal of existing mobile home by vendor installing new mobile home. The mobile home vendor is responsible for the design, engineering, and construction of the pre-finished mobile home, payment of applicable permits and fees (including any shop inspections), quality control, transportation of the mobile home from the shop to the site, installing mobile home on a prepared foundation system, inspection of the installed mobile home, and corrections of any defects or deficiencies.

Codes, Standards, and Guidelines:

The modular building shall meet the latest published editions of applicable federal, state, and local codes and standards and guidelines. All Manufacturer warranties shall be included with the mobile home.

Prefabricated Modular Building Specifications

Building

1. Minimum Mobile Home Building Size: 16’ W x 76’ L

2. Minimum Room Sizes and Accessibility:

a. All spaces within the mobile home shall be ADA accessible

Design Criteria

1. Mobile home shall be designed and rated for the location of installation.

Wall, Floor, and Roof

1. Floor Construction: Insulation - Floor: R-11, Floor Joists: 2 x 6 Floor Joist 16" O.C. (14' & 16' Wide)

2. Wall Construction: Exterior Wall On Center: Exterior Walls 16" O.C., Exterior Wall Studs: 2 x 6. Interior Wall On Center: Interior Walls 24" O.C., Interior Wall Studs: 2 x 4. Side Wall Height: 8ft.

3. Roof Construction: Roof Type: Pro Panel Metal Roofing

Finishes

1. General: Mora NFH reserves the right to select colors for all interior and exterior finishes. Submit material color samples and paint samples for Mora NFH approval prior to start of construction.

2. Exterior Finishes

a. Wall Finish: Fiber cement siding

b. Roof: Pro Panel Metal Roofing

c. Skirting: Vinyl skirting

3. Interior Finishes:

a. Floor and Base Finishes: vinyl flooring, no carpet.

b. Wall Finish: 3/8’ vinyl covered sheetrock

c. Ceiling: 8’ Flat Square-Edge Textured Ceiling

Doors and Windows:

1. Exterior Door: Front Door: 38x80 Front Steel Door, Rear Door: 36x80 Rear Steel Door

2. Windows: Mill Finished windows

Mechanical:

Heating and cooling unit with supply and returns for standard mobile home. System shall be sized for finished mobile home (including all equipment heating and cooling loads). Also provide a wall mounted digital thermostat to control all HVAC functions as required. All equipment shall meet the HVAC requirements. Propane adaptable, range, hvac, and water heater.

Plumbing Fixtures:

1. Bathroom: Fiberglass tubs, fiberglass showers, double lavatories. Elongated Toilets.

2. Kitchen: 6” Stainless Steel sink and dishwasher.

Electrical:

The mobile home shall have complete built in electrical power and lights.

Fire Alarm:

Provide smoke detection in all areas.

Tie in Requirements and Final Installation

1. Utilities Point of Connection: The mobile home vendor is responsible for providing all utilities within the mobile home (domestic water, fire sprinkler system, sanitary sewer, electrical, etc.) up to the point of connection and capping all end points. Coordinate utility points of connection with the site work design team (see appendix).

Transportation The mobile home vendor shall secure and pay for all transportation costs and permits for delivery of the modular building within the client’s approved schedule. Coordinate delivery schedule with site preparation schedule to prevent any delays. Keep Mora NFH informed of expected delivery date. Mora NFH will not be responsible for any costs incurred by modular building manufacturer’s failure to coordinate delivery schedule with Mora NFH. The Contractor shall be responsible for packing and shipping the mobile home in a manner that will ensure undamaged and complete arrival to the site.

1. Delivery Address: Deliver modular building to the northeast side of the Mora National Fish Hatchery, adjacent to quarters housing at 25 Hatchery Road Drive, Mora, New Mexico 87732.

Installation and Site Setup

The Mobile Home Vendor shall be responsible for final and complete installation, ready for occupancy. All installation costs shall be included in the building manufacturer’s bid. The mobile home vendor shall have a qualified Contractor/Representative of their firm responsible for final installation of the building over a prepared foundation. After placing modular building in place, the modular building manufacturer shall connect modular building to the site foundation. Mobile home contractor shall inspect installed modular building and shall correct any damaged items or correct any deficiencies or defects at no extra cost to the government.

9. Floor Joists: 2 x 6 Floor Joist 16" O.C. (14' & 16' Wide)

12. Side Wall Height: 8ft

14. Additional Specs: American Made I-Beam / Detachable Hitch

REMOVAL AND DISPOSAL OF OLD GOVERNMENT-OWNED MOBILE HOME:

Mora NFH requires existing mobile home removed, disposed of and place new mobile home in its place. Old Mobile home is a 1997 Pioneer mobile home, 12’ x 70’ with wood siding. (See pictures below).
