Subject: Lightning Protection Inspection
The build has two additions since 2014 North & West side, along with painting, added equipment and antennas.
Currently lightning protection is being installed on the new HVAC unit replacements which have a few units to be replaced.
The lightning protection requires repairs, revisions and upgrades. This will require a well trained and experienced LPI certified master installer. The more you walk the roof with 4 screened areas with a maze of equipment and reviewing the 300 photos we see a multitude of issues from cosmetic, minor and serious.
Below is an overview:
1. Added antennas
2. Main lightning conductor cables having 90-degree bends and extremely sharp V pockets
3. Air terminals placed incorrectly and missing
4. Loose air terminals on equipment
5. Painted and coated cables and connections, not having cable cleaned or replaced.
(we will replace)
6. Short spliced together cables within a short distance, when replacing the cable would be more efficient, practical and more conductive.
7. Loose cable throughout the roof
8. Extremely coated thru roof locations
9. Missing roof cables
10. Crossover stairs not bonded require two each
11. A pipe chase installed during annex addition not in a protection zone
12. In the screen-wall areas we found at least 3 copper lines require bonding.
13. The screen-wall support steel is recommended to be bonded, for direct bonding to building roof steel, assists with common bonding.
14. The canopy at the loading dock are should as a minimum be bonded into the lightning system.
15. The last ground test we performed was in 2014, 3 locations and a system test. Lightning Protection Systems per UL96A, NFPA780 and LPI-175 do not have an ohm requirement.
But new test should be made.
Below are a few examples:
Air terminal placement
Broken connections / U Pockets / V Pockets
Bonds, air terminals need after dish removed, pipe needs bonded
Painted cables, V Pockets, Air Terminals
Water bond
Thru roof connection
New HVAC Units
Coated thru roofs
Pipe Chase not protected
Canopy needs bonded
Antenna
Typical Rework Several Areas
We recommend repairs and revisions be performed after the completion of the HVAC replacement.
1. The cost to repair the main building lightning protection
• This includes updating lightning protection as builts to reflect the two additions.
• The repairs will be coordinated utilizing a LPI Master Installer with over 30 years experience, using inspection notes on our original shop drawings and a notebook of pictures with notes.
• The finished repairs will be re-evaluated via daily pictures.
2. The cost to have an LPI-IP 3rd Party Inspection and Certification of the main building lightning protection
3. Golf Cart Structure Lightning Protection The steel columns require bonding and the down cable conduit fastening straps have corroded away. From a distance the roof system appears to be in good condition.
a. The cost for repairs excluding 3rd party certification
b. 3rd Party Inspection and Certification
4. Chiller Building Lightning Protection The chiller and screen wall are not bonded. There are 3 down cables on the interior of the building in 1” PVC. The down cables are not utilizing a deck bonding thru-roof assembly, we recommend the roof deck be bonded to the down cables. The roof system is in good condition.
a. The cost for repairs / revisions
b. 3rd Party Inspection and Certification
5. Electrical Equipment Canopy has no lightning protection
a. The cost to install lightning protection
b. 3rd Party Inspection and Certification
6. Warehouse Building 3 We did not inspect this structure except from the ground and from roofs on other structures. From a distance the roof system appears to be in good condition. The canopy is not a protection zone and should at least be bonded at both ends.
a. The cost for these bonds if done while on site
b. 3rd Party Inspection and Certification
7. Generator Area MLP # 17-144 is still in good condition
a. The cost for 3rd Party Inspection and Certification
