3.2 Specifications

Demolition

1. Preparation and care during the execution of the demolition scope.

a. This structure has a lot of deferred maintenance and was originally constructed using base acceptable building methods. The contractor shall review the existing conditions and take all necessary precautions in protecting all elements that are to remain. The building shows signs of differential settlement (ladder cracking in the CMU, etc)—bracing of the perimeter walls may be necessary to execute the scope of work while preserving the integrity of the existing structure (e.g.— if the GC elects to use a skid steer/hydraulic breaker to remove the slab, the vibrations produced may have negative consequences on the walls).

2. Interior

a. With the exception of the pump room, the full interior of the existing structure will be removed— concrete slab, plumbing fixtures, interior walls, existing ceiling finish, power, lighting, water distribution, sanitary, and incidental installations: abandoned ductwork, towel hooks, signage, etc.

3. Envelope

a. The perimeter, CMU walls will remain.

b. The existing, wood framed roof will remain.

c. The windows, existing concrete sills and any wood bucks/shims shall be removed in preparation for new windows.

d. All doors and frames are being removed (except the pump room door/frame)

e. Remove existing wood siding at the north and south sides of the central entry canopy—DO NOT

REMOVE SIDING AT THE NORTH AND SOUTH GABLES OF THE BUILDING.

4. Site

a. There are incidental elements that need to be removed in order to perform the improvement work:

select concrete slabs, portions of slabs, and portions of existing walks. Some are saw cuts; others are panel/slab removals.

5. Salvage

a. See demolition notes for required walk through with Owner to identify any items to be salvaged

(e.g.—existing refrigerator).

i. Salvaged items that are not to be reinstalled shall become the property of the Owner and removed from the work area after GC removal; salvaged items to be reinstalled shall be stored and protected by the GC for future reinstallation.

b. The Owner will remove any incidental effects related to the operation of the concessions/office area (e.g.—snacks, computers, paperwork, etc)

6. Preparation of elements that are to remain

a. Means and methods are the responsibility of the GC; trade scope assignments are the responsibility of the GC. Regardless of the means/methods/responsibility, the perimeter CMU walls and wood framed roof structure must be cleaned and prepped. The CMU walls will be primed/painted; the wood roof structure will be sprayed primer/paint. Methods of prep shall be coordinated with the finishing trades (e.g.—compressed air, power washing, sand blasting, etc).

Concrete

1. IMPORTANT NOTICE

a. The floor finish for this building is a seamless 3/16” decorative chip flooring system featuring a highly moisture tolerant self-priming and self-leveling body coat topped with a double broadcast of decorative Macro or Micro vinyl chip aggregate and finished with an Accelera fast-curing topcoat for a chemical and abrasion resistant, high-gloss finish. For a successful installation, the subbase slab, vapor barrier and slab preparation must be properly completed or the system will fail. The GC must coordinate a meeting between the concrete trade, floor finisher and local product rep to ensure that all parties are in concurrence with the process and understand the requirements. Failure to coordinate may result in premature failure of the system and extensive removal/replacement of the system.

2. The GC shall be responsible for assigning responsibilities for each trade. Do not assume that one trade will be doing a portion of the work related to your specialty (e.g.—although removal of slabs are discussed in demo, the GC may elect to have the concrete trade responsible for all or some of the scope; saw cutting of CMU for new door openings).

3. Interior slab in the locker rooms and office/concessions being removed in its entirety. See Demolition.

4. Select exterior slabs are being removed (see demolition).

5. Structural foundations

a. There are (02) belled, post footings required as a part of this scope. The westerly overhang of the building includes (02) wood posts. These posts are currently sitting on the slab and can be moved with little effort. It is believed that the posts may have been added for shoring at some point in the life of the building and are not original to the building. It is likely that the roof was originally designed as being self-supporting. But, since the posts have been added, and the building is aging and showing signs of differential settlement, the scope of this project will include establishing permanent footings and posts.

b. GC shall provide shoring, as required, prior to any modifications to the canopy being made.

6. Flatwork, interior

a. Handicap requirements

i. This project is very tight in accommodating the various Federal law and State Code handicap clearances. Minor field adjustments of roughs, drains and slopes may seem incidental but could prove detrimental to providing proper handicap dimension in the finished product. Coordinate with the PC to ensure proper placements.

b. Structural slabs

i. There aren’t any interior footings as a part of this project. The proposed CMU walls will sit directly on the slab. The slab is 5” in lieu of the ‘normal’ 4” interior slab and contains wire mesh. It is critical that the soil beneath the slabs be properly compacted and tested (including backfill over plumbing excavations) prior to the slabs being poured.

ii. No CMU walls shall be placed on the slab for 10 calendar days.

c. Slabs, general

i. Prior to any interior slabs being installed, density testing must be completed in accordance with the plans.

ii. Due to the proposed finish of the slab, it is critical that the proper subbase and vapor barrier be installed. Improper (or missing vapor barrier) will have a detrimental impact on the performance of the floor finish (blistering and delamination).

iii. The top of the slab must be finished in accordance with the flooring supplier’s requirements for adhesion.

iv. Expansion joint material shall be used where the slab abuts the exterior, perimeter walls.

v. Slabs shall be sloped, as indicated on the drawings

vi. Slabs shall be recessed 1 ½” in nonhandicap showers; DO NOT RECESS THE SLAB IN

THE HANDICAP SHOWERS (slope to drain only).

1. The slab is the ‘floor pan’ for the showers—no fiberglass pans will be installed over the slab.

vii. Provide control joints where required and where noted on plans.

d. Slabs at exterior door openings

i. Where new door openings are being created, the interior and exterior slabs shall ‘merge’ through the door openings and abut one another at an expansion joint under the threshold of the new door/frames. Existing masonry at the new doorways must be removed to 8” below FF and the slabs thickened to 8” through the width of the doorway.

7. Flatwork, exterior

a. All exterior slabs shall meet the specifications in the drawings.

b. Slabs shall pitch away from the structure ¼” / FT minimum. Slabs at doorways shall not exceed ¼”

/ FT as they are considered ‘landings’ and exceeding ¼” / FT would exceed handicap requirements.

c. Where noted, rigid insulation shall be placed under the slabs to help in controlling heaving.

d. Expansion joint material shall be used where slabs abut CMU walls and structural post footings.

e. Control joints shall be placed where required to minimize cracking.

f. New slabs shall be doweled into existing slabs, when abutting.

Masonry

1. The GC shall be responsible for assigning responsibilities for each trade. Do not assume that one trade will be doing a portion of the work related to your specialty (e.g.—saw cutting of new door openings)

2. The existing exterior masonry walls need attention. Differential settlement has caused ladder / stair step cracking in many areas of the wall system. It is believed that the differential settlement has been exasperated by storm water runoff from the roof (gutters/downspouts are being added as a part of this project to help move the storm water away from the building)

3. Understanding the condition of the existing, exterior masonry, it is understood that the finish of the exterior masonry will not be in ‘like new’ condition and most of the areas of concern will still show imperfections after addressing them.

a. The ladder/stair step cracking appears to have been filled (multiple times) over the years. These joints need to be cleaned and tuck-pointed, inside and out.

b. Where interior abutting walls have been removed, the face shells may need to be patched/repaired.

c. Where accessories have been removed, the face shells may need to be patched/repaired— examples: where the exterior shower has been removed; where towel hooks have been removed, etc.

d. Existing doors and windows are being removed. Door openings are shifting from their current positions to accommodate the new plan layout and handicap accessible widths.

i. Existing openings will need to be infilled, including infilling the wood infills around the existing, easterly door and adjacent window.

e. There are several locations where polyurethane spray foam was used for various CMU penetrations.

Remove foam and mortar around penetrations for proper sealing.

4. Where precast concrete lintels are noted, properly sized, galvanized steel lintels may be substituted (one/4” of wythe).

5. A coordinated effort will be required between the masons and the plumbers—there are water lines and sanitary lines concealed within the CMU walls.

Wood framing

1. The GC shall be responsible for assigning responsibilities for each trade. Do not assume that one trade will be doing a portion of the work related to your specialty (e.g.—repairs to the entry overhang).

2. All wood in contact with concrete or masonry shall be treated.

3. Front canopy/overhang

a. Due to improper installation, storm water has entered the north and south faces of the front entry canopy. Water has collected behind the decorative friezes and rotted the framing members. A small access hole was cut at the north end of the canopy soffit but a full investigation could not be completed due to limited ability to observe existing conditions. The drawings indicate removal/replacement of the end wall members at both the north and south ends and specify framing members to be assumed during pricing.

b. It is assumed that we will be adding 7/16” osb sheathing over the existing sheathing boards; installing Tyvek Commercial Wrap and new vinyl siding. A new fibercement fascia will need to be installed over the existing and a new drip edge flashing installed to account for the deeper fascia elements.

A sidewall flashing will be required where the lower slope abuts the vertical face of the gable end.

c. The decorative friezes at the bottom of the entry canopy element shall be removed and replaced. At the end walls, a transition flashing must be installed between the bottom of the vinyl siding at the top of the new frieze. The upper, vertical leg of the flashing shall be ‘shingled’ under the Tyvek wrap.

4. Front posts

a. The westerly overhang of the building includes (02) wood posts. These posts are currently sitting on the slab and can be moved with little effort. It is believed that the posts may have been added for shoring at some point in the life of the building and are not original to the building. It is likely that the roof was originally designed as being self-supporting. But, since the posts have been added, and the building is aging and showing signs of differential settlement, the scope of this project will include establishing permanent footings and new posts.

5. Existing roof structure

a. The existing roof structure includes a ridge, roof rafters and ceiling joists. Where the front entry canopy exists, a stub wall was constructed over the CMU to support the projection and slope of the extended roof rafters. It is proposed as a part of this renovation project to leave this framing exposed (spray coated in white epoxy paint so that the material is ‘sealed’ per the Michigan Pool Code). The wood is old and is expected to show signs of its age, including the possibility of some splits. The aged and rough character of the framing is desired and the scope of the project is not to make the roof framing/roof sheathing ‘perfect’. Any splits shall be repaired/reinforced but the overall existing conditions shall be left as-is.

6. Provide blocking at the roof framing as illustrated in the window section.

7. Windows

a. Provide treated window bucks as illustrated in the window section

8. MEP coordinations

a. Coordinate with EC the installation of wood mounting backers for the inverted lighting system.

b. Coordinate with the MC the removal, framing and blocking required for the installation of the exhaust systems.

9. Although these systems are showing age and wear, they are proposed to remain

a. Frieze at CMU/overhang juncture

b. Soffit at entry canopy

c. Soffit at overhangs

Roofing

1. It shall be expected, as a part of executing the scope of work described herein and in the drawings, that some incidental roofing work will need to be completed to properly complete the work.

a. Flashing tie-in where the sides of the entry canopy abut the lower roof slopes

b. Drip edge and flashing tie-in where the side of the entry canopy receives new rake trim

c. Incidental penetrations (i.e.—plumbing vents, if applicable)

1. Flooring

a. IMPORTANT NOTICE

i. Failure to coordinate may result in premature failure of the system and extensive removal/replacement of the system.

b. A 6” preformed base is required in all areas except the shower ‘compartments’. See finish plan. The base shall be an acceptable substrate approved by the floor finish manufacturer and the wall properly prepared for adhesion of the system.

c. Any expansion joints between the concrete floor and wall systems shall be properly treated to not interfere with the floor finish or base.

d. Any saw cut expansion joints in the slab shall be filled and prepped in accordance with the manufacturer’s requirements.

e. The floor/base finisher shall be responsible for:

i. Attending the pre-construction meeting related to the preparation and application of the system (see above)

ii. Preparing a mock-up that can be tested for the slip resistance coefficient

iii. Observing the conditions of the slab subbase and vapor barrier. The vapor barrier shall be approved prior to the slab being poured.

iv. Observing the conditions of the concrete slab after pour and cure.

v. Providing moisture testing prior to application and shall not commence application unless the moisture levels are within the acceptable levels required by the product manufacturers.

vi. Providing temporary protective covering of the finished work until substantial completion of the project is complete and the building is turned over to the Owner for use.

f. Warranty

i. In addition to the manufacturer’s product warranties, the applicator shall provide a two-year warranty for materials and labor to address any premature failures of the system due to improper preparation, application and/or finishing—including, but no limited to, moisture migration, slab preparation, adhesion, bubbling, blistering, etc. The warranty shall commence on the date of substantial completion of the project.

Plumbing

1. See cut sheets for Base Price fixtures proposed

2. The GC shall be responsible for assigning responsibilities for each trade. Do not assume that one trade will be doing a portion of the work related to your specialty (e.g.—water heater removal, fixture removal, etc).

3. Receive and review all documents related to the full scope of the building renovation—do not limit your review to the sheets specific to your trade.

4. A coordinated effort will be required between the plumbers and the masons—there are water lines and sanitary lines concealed within the CMU walls.

5. This structure is an unconditioned, seasonal structure. When not in use (pools closed), it is winterized and closed up for the season. There is no temporary heat. Provide necessary provisions to allow for proper winterization in the off season.

6. Handicap requirements

a. This project is very tight in accommodating the various Federal law and State Code handicap clearances. Minor field adjustments of slab roughs may seem incidental but could prove detrimental to providing proper handicap dimension in the finished product. Coordinate with the concrete trade to ensure proper placements. Communicate with the Architect’s office if there are any concerns.

7. The system designed is based on copper. PEX may be used but the piping will need to be upsized from what is indicated on the drawings to account for fitting pressure loss.

8. The water fixture units calculate to needing a 1 ½” water service. The existing water service is a nominal 1 ½”service (comes up into the pump room to the north).

9. PVC is an acceptable product for sanitary piping and venting in this building.

10. Provide access panels to all concealed valves, if applicable

11. Provide vented access panels for all AIVs (see detail, sheet P-1).

12. The condition, flow, depth and location of the existing sanitary lateral is unknown. The point-of-exit illustrated on the drawings is the assumption based on existing conditions. If, during demolition and rough, conditions differ from what was assumed, contact the Architect’s office.

13. All floor drains (not including shower drains) shall have SureSeal Waterless Inline Drain Trap Seals.

14. The swimsuit dryers note that a floor drain is needed to ‘drain’ the incidental water from the system but the manufacturer documents don’t specify the type of drain. For the sake of the base bid, assume that it is a funnel drain and that the manufacturer’s drain will be via a flexible hose and air gap to the funnel.

15. Fixtures

a. Fixtures noted are for the Base Pricing. If the PC prefers a different manufacturer, please submit voluntary alternates during bidding.

b. Flush valve toilets will not be acceptable due to the existing water service not be large enough to support the demand—flush tanks must be used.

c. The flush lever on the toilet tanks must be on the ‘wide side’ of the handicap toilet compartments (not on the ‘wall side’ of the compartment).

Electrical

1. See cut sheets for base price light fixtures proposed
