ATTACHMENT TWO

MAINTENANCE CONTROL PLAN

FOR ROBINS AFB

ELEVATORS AND LIFTS

ELEVATOR MAINTENANCE CONTROL PROGRAM

If Over and Above repairs are found to be needed contact Government Quality Assurance Person (QA)

Item No. & Building 91 Preventive Maintenance Frequency M = Monthly S = Semi-annual A = Annual

1 - M Check car ride to all floors, including starting, stopping, leveling, & unusual sounds.

2 - M Check car and hall pushbuttons, directional lights, & position indicators. Provide and install replacements for burned out lamps.

3 - M Check door operation, test safety edge and photo eyes. Perform cleaning & minor adjustment if needed.

4 - M Clean car door sill tracks and hoistway door sill tracks.

5 - M Check elevator pit. Clean as needed to prevent buildup of dust, lubricant, and trash.

6 - M Check pit can. Empty as needed.

7 - M Lubricate any limit switches in hoistway that are squeaking or otherwise noisy.

8 - M Sweep machine room floor and wipe down equipment.

9 - M Examine pump unit drive belts and remove oil from drip pan.

10 - M Check oil level in hydraulic pump unit tank, and record in maintenance log. Contact QA if oil needs to be added.

If the quantity of oil loss cannot be accounted for, shut down the unit and contact QA.

11 - M Clean car top.

12 - S Check door operator, belts, chain, & linkage. Lubricate, clean, and adjust as needed.

13 - S Examine door gibs, & tighten screws as needed.

14 - S Examine car and hoistway doors, clutch assy, and pick-up rollers. Tighten loose connections. Lubricate as needed.

15 - S Examine motor starter contacts, clean starter interior, and tighten all terminal connections.

16 - A Clean dust from machine room exhaust fan.

17 - A Clean dust out of controller, & tighten all terminal connections.

18 - A Gently tighten pump unit hose clamps as needed to prevent leaks.

19 - A Examine hoistway door close spring assemblies. Clean and lubricate as needed.

20 - A Provide and install new GAL door roller wipers, and lubricate per manufacturer instructions.

21 - A Clean hoistway door interlock contacts and car gate close contacts.

22 - A Clean dust & spider webs from hoistway interior, and clean dirt buildup on elevator guide rails.

Tests 23 - M Exercise Firefighters' Service in accordance with ASME A17.1, and record results in maintenance log.

24 - M Test elevator emergency light & alarm bell. Provide and install replacements for burned out lamps in car emergency light.

25 - A Perform relief test, witnessed by certified Elevator Inspector as required by ASME A17.1, and adjust relief valve as needed.

26 - A Provide new seal on relief valve if old seal is missing or was removed for adjustment 27 - A Provide & install a metal test tag in compliance with ASME A17.1 after performing annual relief test.

If over & above repairs are found to be needed Contact QA for approval.

4 - M Lubricate car gate tracks, car gate counterweight tracks, and hoistway door tracks as needed.

5 - M Check elevator pit. Clean as needed to prevent buildup of dust, lubricant, and trash.

6 - M Check pit can. Empty as needed.

7 - M Lubricate any limit switches in hoistway that are squeaking or otherwise noisy.

8 - M Sweep machine room floor, sweep spider webs from walls, and wipe down equipment.

9 - M Examine pump unit drive belts and remove oil from drip pan.

10 - M Check oil level in hydraulic pump unit tank, and record in maintenance log. Contact QA if oil needs to be added.

If the quantity of oil loss cannot be accounted for, shut down the unit and contact QA.

11 - M Clean car top.

12 - M Lubricate car guide rails as needed.

13 - S Examine retiring cam motor, belt, linkage, and assembly. Clean, adjust, and lubricate as needed.

14 - S Examine hoistway door interlocks and hardware. Clean, adjust, and lubricate as needed.

15 - S Examine motor starter contacts, clean starter interior, and tighten all terminal connections.

16 - A Clean dirt and lubricant from gate tracks and hoistway door tracks, and re-lubricate.

17 - A Clean dust out of elevator controller and door controller. Tighten all terminal connections.

18 - A Gently tighten pump unit hose clamps as needed to prevent leaks.

19 - A Clean hoistway door interlock contacts and car gate close contacts.

20 - A Clean dust & spider webs from hoistway interior, and clean dirt/lubricant buildup on elevator guide rails.

21 - A Lubricate pump motor bearings per manufacturer's instructions.

22 - A Lubricate Peelle door/gate operators and chains per manufacturer's instructions.

Tests 23 - M Test elevator emergency light, stop switch, and & alarm bell.

24 - A Perform relief test, witnessed by certified Elevator Inspector as required by ASME A17.1, and adjust relief valve as needed.

25 - A Provide new seal on relief valve if old seal is missing or was removed for adjustment 26 - A Provide & install a metal test tag in compliance with ASME A17.1 after performing annual relief test.

If over & above repairs are found to be needed contact QA for approval.

If the quantity of oil loss cannot be accounted for, shut down the unit and contact QA.

10 - M Clean car top.

13 - A Clean dirt and lubricant from car & hoistway gate tracks and re-lubricate.

14 - A Clean dust out of elevator controller. Tighten all terminal connections.

15 - A Check air pressure in oil line muffler and add air if needed.

16 - A Clean car & hoistway gate contacts.

17 - A Clean dust & spider webs from hoistway interior, and clean dirt/lubricant buildup on elevator guide rails.

Tests 18 - M Test elevator stop switch & alarm bell.

19 - A Perform relief test, witnessed by certified Elevator Inspector as required by ASME A17.1, and adjust relief valve as needed.

20 - A Provide new seal on relief valve if old seal is missing or was removed for adjustment 21 - A Provide & install a metal test tag in compliance with ASME A17.1 after performing annual relief test.

MAINTENANCE CONTROL PROGRAM

1 ‐ M Check lift operation to both landings, including starting, stopping, leveling,& unusual sounds.

2 ‐ M Check bottom of hoistway. Clean as needed to prevent buildup of dust, lubticant, and trash.

3 ‐ M Lift Chains ‐ Inspect for wear/damage. Coat with oil every 90 days.

4 ‐ M Sprockets ‐ Inspect for wear/damage.

5 ‐ M Chain Tensioners ‐ Inspect for proper operation, adjust if chain tension does not trip switch.

6 ‐ M Wheelblock Wheels ‐ Inspect for wear, grease through fittings every 60 days.

7 ‐ M Guide Rollers ‐ Inspect for wear and rotation interference.

8 ‐ M Safety Cams ‐ Inspect for wear or damage.

9 ‐ M Brake Motor ‐ Inspect for .012 ‐ .024 inch air gap between stationary disc and coil.

10 ‐ S Gear Box ‐ Drain and refill oil

1 Use lithium axle grease.

2 Use non ‐ detergent, petroleum base SAE 10 to 50 as specified in Maintenance Manual.

3 Choose oil to match site temperature as specified in Maintenance Mannual.

4 Chain will stretch during initial VRC use; chain tensioner adjustment will be required.

6 - M Check oil level in traction machine & remove oil from drip pan.

7 - M Lubricate any limit switches in hoistway that are squeaking or otherwise noisy.

8 - M Sweep machine room floors, and wipe down equipment.

9 - M Clean car top.

10 - M Lubricate car guide rails and counterweight guide rails as needed.

11 - S Examine retiring cam motor, belt, linkage, and assembly. Clean, adjust, and lubricate as needed.

12 - S Examine hoistway door interlocks and hardware. Clean, adjust, and lubricate as needed.

13 - A Clean dirt and lubricant from gate tracks and hoistway door tracks, and re-lubricate.

16 - A Clean dust & spider webs from hoistway interior, and clean dirt/lubricant buildup on elevator/counterweight guide rails.

17 - A Lubricate deflector sheave in top of hoistway.

18 - A Clean and lubricate governor in machine room, and governor weight in pit.

19 - A Clean, lubricate, & adjust safety assembly underneath car.

20 - A Lubricate traction machine per manufacturer's instructions.

21 - A Lubricate door/gate operators and chains per manufacturer's instructions.

Tests

22 - M Exercise Firefighters' Service in accordance with ASME A17.1, and record results in maintenance log.

23 - M Test elevator emergency light, stop switch, and & alarm bell.

24 - A Perform annual tests of normal and final terminal stopping devices, witnessed by certified Elevator Inspector as required by ASME A17.1.

25 - A Perform annual safety test, witnessed by certified Elevator Inspector as required by ASME A17.1.

26 - L Perform 5 Year governor test, witnessed by certified Elevator Inspector as required by ASME A17.1.

27 - L Perform 5 Year safety test with rated load, witnessed by certified Elevator Inspector as required by ASME A17.1.

28 - A & L Provide & install metal test tags in compliance with ASME A17.1 after performing tests.
