1Is the vertical boiler flue readily accessible on the upper floors. If not what type of construction will need to be removed to access the flue.Sidewall venting of the condensing boilers would eliviate the boiler stack running through B1083. The new boiler flue can be routed to the SE corner of the MILCON mechanical room per manufacturers recommendations.
2What type of roof is on the building?Refer to Comment No.1.
3Is the roof is under warranty? If so, who is the roofing contractor responsible for work impacting the roof warranty?Refer to Comment No.1.
4Is the building control system proprietary? If so, please provide contact information for the controls contractor. What controls communication are you using?A. The controls contractor is Automated Building Systems. B. B1083 has a computerized Energy Management Control System (EMCS) system and the new boilers need to be connected to the existing EMCS system.
5Are the boilers monitored or controlled by the building controls system? How may, and what type of points are monitor on each boiler by the building controls system?Refer to Comment No.4.
6Is their any special personnel clearances need to access the building?No. MILCON mechanical Room can only be accessed from the exterior of B1083 and the MILCON mechanical Room has no access to the interior of B1083. Should interior access to B1083 be required a 9-point will need to be submitted and 100% escort will be required. Please notify Facilities at 736-4592 when working in the mechanical room.
7What is the voltage of existing boiler & condensing pump?I assume boiler control circuit is 115V/1PH. Each bolier has a 1.0HP in-line circulating pump has a 208-230-460V/3PH motor. The MILCON addition HHW system is circulted via an 3.0 HP end-suction circulating pump has a 208-230-460V/3PH motor.
8Does the job require any kind of bonding?No
9Any recommended brands?No, must meet specs and be provided with proposals.
10Is boiler 1 of 2 operational?No, 1 of 2 boilers in inoperable and must be replaced first so heat is still available in bldg while repairing.
Para 2.511Can you please provide clarification on where exactly the flue needs to exit the bldg?Refer to Comment No.1.
12Is a temporary fix required?The larger boiler located next to the outside air / combustion air louvers is operable. The smaller boiler located on the north side will be replaced first. Once the new boiler, located to the north, is operable and supporting the building heating requirements then the south boiler can be replaced.
13Do the contractors need to provide lead time for equipment with their proposals?Yes.
14Is combustion air already provided?Yes.
