Requests for Information 18-1115B, Repair/Replace Door Closures & Hardware, Bldg. 8500
1. Specification Section 01 45 00 (Contractors Quality Control) indicates that the CQC System Manager may have other duties such as the Project Superintendent. May he also be the Site Safety Health Officer (SSHO)? One person wearing all three hats? Yes, for a project of this magnitude a single person can cover all three positions.
2. Specification Section 01 45 00 (Contractors Quality Control ) indicates that the CQC System Manager shall be a Graduate Engineer, Graduate Architect, or a Graduate of Construction Management, with a minimum of 5 years construction experience on similar type construction to this contract or an experienced construction person with a minimum of 10years experience in related work. Please confirm this requirement. Also, confirm the requirement for a CQC organizational Staffing requirement as stated in the previous paragraph of Specification Section 01 45 00 (Contractors Quality Control), Paragraph 3.04 B. 1. Contractor must meet the requirements stated.
3. Are there any known hazardous materials such as lead base paint or asbestos? There shouldn’t be for this project. Is there a hazardous material survey report? Yes. If so, can the report be made available to the contractors? Yes, please see the attached report.
4. Is exposed conduit acceptable between the existing ceiling and new door closure? If so, will the exposed conduit need to be painted? Or, will the conduit need to be concealed? The conduit must be concealed.
5. Do the doors have to meet the ADA codes (5 pounds maximum, 5 seconds from 12 degrees) after the closer adjustment is complete? Yes, they must meet ADA standards.
6. Statement:
There is concern on our part of the stacked pressure issue being so great in that the installation of any Low energy or Hi Energy operators may not be able to function properly. - And even if the Auto door Operators - close the doors to latch, the stacked pressure will still be so great as to bind the Pullman latches on the Jackson Rim exit devices against the strikes rendering the operators useless. ---
This is referred to as “Pre-Load”
To open the doors one would need to present the Access Credential to the card reader, then when the Rim panic is activated, push on the door to relieve the pressure allowing the operator to open the door, and then close it. Within it’s allotted open-time.
A suggestion would be to install one unit as a ‘Mock-Up’ door to test the functionality of the Besam Operator and possibly Needed ‘Anti-Preload Panic devices or Electric -strikes as needed.

The doors will need to operate properly with the current conditions and IAW the RFP. The contractor’s proposed design should also take in to account that the doors will also need to operate properly once the over pressurization issues are corrected in the future.
The other suggestion would be to remedy the issue of the Stacked Pressure in the building, and then install as needed operators and stronger In the Header Type Door Closers – IE: The Dorma RTS -88-6 or equivalent. (Jackson or International) As stated at site visit, the HVAC over pressurization issues will be addressed in a future project in the works.
