REPAIR (R&M) 19 MXS HQ ROOF
BLDG 362
NKAK 13-1042
PRE-DESIGN QUESTIONS
13 May 2016
1. Is fire sprinkling required in the new attic required?
Fire sprinklers are required – See UFC 3-600-01, paragraph 4-2.3.6. If so, does the existing building have a fire sprinkler system and will a fire protection engineer be required to design the attic system? Yes to both.
2. Can the R-38 insulation be placed on top of the existing roof deck?
This is a design issue and should be worked out during design. The purpose for the R-38 insulation is to insulate the building. If the building envelope can be extended up to include the insulation, if it can be protected, and if it doesn’t add a flammable substance to the attic space, then it could be considered. The D/B Contractor will have to ensure that all codes are met regardless of the location of the insulation.
3. There are three louvers on the west side of the second floor mechanical room that is the outside air intake for the three air handlers inside the mechanical room. Is it acceptable to extend ductwork from these louver locations into the new attic and through the roof to maintain the air flow for the units?
This is a design issue and should be worked out during design. If the louvers are rerouted thru the roof, they will have to be warranted as part of the roof system. Sizing of extensions will have to be sized according so that intakes will not be limited.
4. Can access into the new attic be thru the existing second floor mechanical room?
This is a design issue and should be worked out during design. Not sure if there is enough room available in the MECH room to provide access to the attic area. Regardless of location the D/B Firm shall supply secure, lockable, and permanent access to all attic areas.
5. Are entrance roofs included in the scope and/or are new entrances to be constructed?
I am not sure what you mean by “Entrance roofs”. If you are referring to the canopies then no, they are not in the SOW.
6. Which units on the roof are operable/to remain?
I am not sure what “units” you are referring too. There are not any roof top HVAC units on the roof. There are however, several ventilators, plumbing stacks, and motorized ventilators that may or not need to be relocated. These will have to be determined during the design process.
