The contractor shall be fully responsible to provide at their cost all DDC communications MMI equipment to completely TAB the facility and provide a comprehensive TAB Report.
4GeneralN/AN/ADoes the customer have an existing list of all issues or deficiencies with the HVAC Systems from RTU's to VAV's Actuators, Valves, and/or Dampers?No existing information is provided. The TAB scope requires the TAB contractor to weed out all operating conditions of the HVAC system; air and water side, and TAB the system back to design operating conditions, or; if design air volumes do not match current space loads and cause uneven temperature conditions, due to change in mission, then the TAB contractor shall advise and inform COR in writing of the deficiency and propose revised TAB values that satisfy the change in mission as part of the work. The COR shall evaluate proposed TAB values. Contractor shall proceed to TAB these proposed values if COR approves in writing. Documentation reflecting all new TAB values shall be submitted for as-built records by the contractor and approved by the COR. The scope also requires a TAB report be submitted and accepted by the COR which shall cite Findings, Actions Taken and Recommendations IAW the PWS TAB standards.
5GeneralN/AN/AWhat would be the procedure if the contractor finds there are air filter and blower belt issues which are creating air flow problems at the start of this project?Kindly refer to the PWS, paragraph 1.2.4 to see the requirements for equipment deficiencies and responsibilities. The contractor shall report malfunctioning equipment discovered in the field to the COR for all equipment deficiencies. If the repair is beyond the contractor's responsivity in the PWS then the COR shall attempt to make the repair while the TAB site-work is ongoing. When the repair is completed the COR shall inform the TAB contractor to perform the TAB on the repaired equipment. If equipment is not repaired, the contractor shall note the incident in the TAB Report that equipment cannot be operated IAW design due to malfunctioning equipment that was not ready for TAB or repaired in a timely manner .

9GeneralN/AN/AWhat is the roof access for working with the RTU's?Roof access is gained via the stair wells going up to the roof.
10GeneralN/AN/AWill there be a liason between office personnel and the contractor? Will there be an escort during working hours?All personnel shall be vetted through by the security process for B1614. Full documentaion and clean background record is required for all personnel to attain card access. In some cases an escort will be necessary.
11GeneralN/AN/AWhat percentage of Glycol is running through the existing piping lines? Is the contractor required to check, test, and replace if that is unacceptable?We have a water PWS that maintains the water treatment. This is not a concern of the TAB contractor unless a defficiency occurs. Then it should be reported.
12GeneralN/AN/AWhat is the procedure for the boiler operation, pumps, and piping apparatus?Please do not assume, refer to the drawings provided. There is no boiler.
13PWS21.2.2This section states the contractor must compare all work to the original design. Can the original design be provided? Can all areas be brought to the original design, and if not, can it be identified which areas can not and what needs to be done in those areas?See question 5 answer above.
14PWS41.5This section states that the normal hours of operation are between 7AM and 3PM Monday-Friday. Will there be any requirement to work after-hours, and if so, can that work be identified? How will the contractor be reimbursed for additional costs?Work will be completed during normal working hours. This is a firm fixed price lump sum contract.
