In the event of any breach of this Agreement by Zoo, or of any losses or injuries to the Lessee arising out of this Agreement for which the Zoo is liable, the Zoo's total cumulative liability for such breaches, losses, and injuries will be the actual value of the damages or losses caused to the Lessee but in no event will this amount exceed the total amount paid by Lessee to the Zoo under this Agreement.
