General Construction Notes

8. CONTRACTOR SHALL PROVIDE WOOD BLOCKING AT TOILET ACCESSORIES, HAND RAILS,

BUMPER RAILS, SHELVING, CASEWORK, MOUNTING BRACKETS AND OTHER WALL

MOUNTED ITEMS, AS INDICATED IN THE CONTRACT DOCUMENTS AND AS RECOMMENDED

BY PRODUCT MANUFACTURERS. ALL WOOD BLOCKING SHALL BE FIRE RETARDANT

TREATED.

9. ALL EXPOSED NEW WORK IS TO RECEIVE NEW FINISHES UNLESS SPECIFICALLY NOTED

OTHERWISE. iF NO FINISH IS INDICATED AT A PARTICULAR SURFACE, CONTRACTOR

SHALL PROVIDE FINISH(S) AS INDICATED AT SIMILAR CONDITIONS.

10. CONTRACTOR SHALL PROVIDE COMPLETE AND FULLY OPERATIONAL SYSTEMS WHICH

COMPLY WITH STATED CODES AND REGULATIONS. WHERE THE OMISSION OF A PART OR

ELEMENT OF A SYSTEM WOULD RESULT IN THE NON-OPERATION, OR INCORRECT

OPERATION OF A SYSTEM, CONTRACTOR SHALL INCLUDE SAID PART OR ELEMENT AS

PART OF THE WORK.

11. ALL PENETRATIONS THROUGH NEW AND/OR EXISTING SMOKE OR FIRE RATED WALLS

SHALL BE SMOKE/FIRE STOPPED AS REQUIRED BY THE RATING OF THE WALL.

12. FIRE PROTECTION CONTRACTOR'S SPRINKLER DESIGN WILL BE SUBJECT TO AN

INDEPENDENT REVIEW BY A CERTIFIED FIRE PROTECTION ENGINEER RETAINED BY THE

OWNER. THE FIRE PROTECTION CONTRACTOR IS RESPONSIBLE FOR MAKING ANY

REQUIRED CHANGES TO THE DESIGN AS IDENTIFIED BY THE OWNER'S FIRE PROTECTION

ENGINEER AS NECESSARY FOR COMPLIANCE WITH SPECIFIED NFPA REQUIREMENTS.

13. USE OF THE DUMPSTER LOCATIONS REQUIRES COORDINATION WITH THE COR AND

OTHER ONGOING CONSTRUCTION PROJECTS. SEE DEMOLITION PLAN FOR DESIGNATED

LOCATION.

14. LAYDOWN AREA OUTSIDE OF THE IMMEDIATE AREAS INVOLVED IN THIS WORK WOULD BE

EXTERIOR TO THE BUILDING WITH THE APPROXIMATE AREA OF THE A POD OR SMALL

CONTAINER UNIT. COORDINATE THE LOCATION OF ITEMS ON THE CAMPUS WITH THE COR.

* PLEASE NOTE THAT THE TERM PROJECT ENGINEER REFERS TO THE CONTRACTING

OFFICER'S REPRESENTATIVE (C.O.R.).

1. ALL WORK SHALL COMPLY WITH THE LATEST NFPA 101 LIFE SAFETY CODE,

INTERNATIONAL BUILDING CODE, AND OTHER COES AS IDENTIFIED IN VHA PROGRAM

GUIDE PG-18-3, TOPIC 01, CODES, STANDARDS AND EXECUTIVE ORDERS WHICH CAN BE

FOUND ON THE DEPARTMENT OF VETERAN AFFAIRS, TECHNICAL INFORMATION LIBRRARY

WEBSITE.

2. ALL WORK SHALL COMPLY WITH REQUIREMENTS OF THE LATEST ARCHITECTURAL

BARRIERS ACT ACCESSIBILITY STANDARD (ABAAS) AND DEPARTMENT OF VETERANS

AFFAIRS BARRIER FREE DESIGN GUIDE PG-18-13 WHICH CAN BE FOUND ON THE

DEPARTMENT OF VETERANS AFFAIRS TECHNICAL INFORMATION LIBRARY WEBSITE.

3. CONTRACTOR IS RESPONSIBLE TO VISIT THE SITE, EXAMINE AND ACCEPT EXISTING

CONDITIONS PRIOR TO BIDDING. SITE VISITS TO BE COORDINATED WITH THE

CONTRACTING OFFICER.

4. CONTRACTOR IS RESPONSIBLE TO REPAIR AND/OR REFINISH, TO MATCH ADJACENT

EXISTING SURFACES, ANY EXISTING MATERIALS TO REMAIN THAT ARE DAMAGED DURING

THE COURSE OF DEMOLITION OR NEW WORK.

5. WHERE REMOVAL OF EXISTING WORK IS REQUIRED FOR INSTALLATION OF NEW WORK,

Chapter 9 - Building Service and Fire Protection Equipment

• 9.6.3.1 – Occupant notification shall be provided per 9.6.3, 18.3.4.3.1.

• 9.6.3.4 – Where permitted by Chapters 11 thru 43, a positive alarm sequence shall be permitted per NFPA 72 (See 18.3.4.3).

• 9.6.4.1 – Emergency Forces notification req’d per 9.6.4 and 18.3.4.3.2.1.

• 9.6.5.1 – Emergency Control functions shall be installed per NFPA 72 as req’d per 9.6.5 and 18.3.4.4.

• 9.6.7.1 – Alarm annunciation is required per 9.6.7 and 18.3.4.3.3.

• 9.7.1.1 – Supervised automatic sprinkler system as req’d by 9.7.1 and 18.3.5.1 and shall comply with NFPA 13.

Chapter 10 – Interior Finish, Contents, and Furnishings

• 10.2.3.1 - Interior wall and ceiling finish materials shall be classified in accordance with NFPA 286 and comply with 10.2.3.2.

• 10.2.3.1.2 - Materials tested in accordance with 10.2.3.1.1 and complying with 10.2.3.2 shall be considered also to comply with the requirements of Class A, Class B, or Class C in accordance with 10.2.3.3.

• 10.2.3.3 – Wall and Ceiling – Classifications characteristics:

(1) Class A: Flame spread: 0-25; Smoke dev.: 0-450.

(2) Class B: Flame spread: 26-75; Smoke dev.: 0-450.

(3) Class C: Flame spread: 76-200; Smoke dev.: 0-450.

(4) Existing interior finish exempt from smoke dev. criteria.

• 10.2.7.2 – Floor finish other than carpet: Min. Rad flux: .1 W/ cm².

• 10.2.8.1 – Wall and Ceiling finishes, where sprinkled:

Class C permitted in any location where Class B is req’d.

Class B permitted in any location where Class A is req’d.

• 10.2.8.2 – Floor finishes, where sprinkled:

Class II permitted in any location where Class I is req’d.

Provisions of 10.2.7.2 shall apply where Class II is req’d.

Chapter 18 - New Health Care Occupancies

• 18.1.1.1.4 - The area of work is an existing hospital and therefore falls under Chapter 18.

• Table 18.1.6.1 - Construction Type Limitations: Type II (222), sprinklered, no story limitations.

• 18.1.7 - Occupant Load per Table 7.3.1.2.

• 18.2.2.2d.8 - Doors in exit passageways, horiz. exits shall be permitted to be held open only by an automatic release device that complies with section 7.2.1.8.2

• 18.2.3.4 - Corridors in hospitals shall be not less than 8 feet in clear an unobstructed width.

• 18.2.5.2 - Dead end corridors shall not exceed 30’.

• 18.2.5.3 - Common path of travel shall not exceed 100’.

• 18.2.5.4 - Every corridor shall have access to not less than two approved exits without passing through any intervening spaces other than corridors or lobbies.

• 18.2.5.6.5 - Rooms within suites shall not be required to an exit access door leading directly to an exit access corridor.

• 18.2.5.7.1.2 - Suite Separation – Suites shall be separated from remainder of the building by walls and doors (0-hr smoke partitions).

• 18.2.6.2.1 - Travel distance from any point in a room to exit shall not exceed 200’.

• 18.3.2.1.3 - Storage rooms (clean supply and clean linen) larger than 50 SF but not exceeding 100 SF shall be protected by smoke partitions.

• 18.3.4.1 - Health care occupancies shall be provided with a fire alarm system IAW Section 9.6.

• 18.3.5.1 - Building containing health care occupancies shall be protected throughout by approved, supervised automatic sprinkler systems IAW Section 9.7.

• 18.3.5.12 - Portable fire extinguishers shall be provided IAW Section 9.9.

• 18.3.6.2.2 - No fire resistance rating is required for corridor walls.

• 18.3.6.2.3 - Corridor walls shall form a barrier to limit the transfer of smoke but are not required to be smoke barriers or smoke partitions.

• 18.3.6.3.1 - Corridor doors shall be doors constructed to resist the passage of smoke.

• 18.3.7.3 - Smoke barrier shall be constructed IAW Section 8.5 and shall have 1 hour fire resistive rating.

• 18.3.7.6 - Doors in smoke barriers shall have 20 minute fire resistive rating.

• 18.3.7.5.1 - Not less than 30 net SF of accumulation space per resident/patient shall be provided in smoke compartment on either side of smoke partition. - The doors shall not be required to swing in the direction of egress travel.

A. All wood blocking shall be fire retardant. Refer to life and safety plans for specific location of rated floor/ceiling assemblies.

B. Light fixtures, sprinkler heads, speakers, and HVAC devices shall be located as close as possible to the center of acoustical ceiling panels. Confirm any deviation from this with the Project Engineer.

C. See P, M, E and FP drawings for additional information regarding final information and quantites of fixtures/devices to be installed in ceiling.
