Q: Design & Construction included? A: Yes. “Design-Build”

Q: How do you compare bids w/2 different companies? (One for design work / one for const?) A: Award is not necessarily low bid. It’s based on evaluation of whole package.

1. 2006 International Building Code (IBC)

2. NFPA 101 Life Safety Code

3. NEC 2005

4. American Disabilities Act (ADA)/American Barriers Act (ABA) 2006

5. UPC 2006

6. UMC 2006

7. Title 24 Energy Code 2005

Outside Headhouse:

Info – Siding – total replacement OR replacement of damaged siding – are bid options.

Q: Does option include replacement of ALL siding? A: 2 options – total replacement or just damaged portions.

Q: What about seismic standards/codes? Or other codes besides accessibility? A: Specific codes noted above).

Q: On bid form, how do we quantify “damaged” siding? A: Recommend including number of square feet you identify as damaged. Selection is based on best value to government – not low bid. Need to be able to describe what you are going to do.

Q: Stated that “replace” all siding – easy to quantify. However no definition of what’s “bad” (damaged”). A: You (bidder) need to describe what you feel is damaged.

Q: Where do we put our explanation (of above)? A: In the package – “Technical Approach section”

Inside Headhouse (Kitchen):

Q: During design phase, will a FS contact be available to questions? A: Yes. Shannon or Amy. Understand that it’s remodel work, and they will be available to meet and answer questions along the way.

Q: Any County or City permits required? A: No.

Q: What’s the extent of the remodel? A: Just to meet code and ADA.

Q: Can we come back prior to submitting bids? A: Yes – You can make arrangements to get in to buildings.

Q: Does (kitchen) counter need to be brought up to code? A: Yes.

Inside Headhouse (Hallway):

Q: Front door access? A: Yes.

Q: Was the whole building built at the same time? A: Yes, but remodeled at different times. Other buildings on site are not part of the project unless they are needed for electrical or plumbing stuff (ex. Meter).

In courtyard and laundry room:

Q: Wages? A: Davis-Bacon.

Q: What’s included for laundry room? A: from Robyn – it’s employee work area, so need to bring it up to ADA standard.

At Injector Building:

Q: What goes on in this building (ref hazardous placards)? A: pesticides / herbicides mixing.

Q: Why no siding included here? A: Limited funds – had to prioritize.

Q: Will the floor above be insulated? A: No.

Inside Office:

Information – cracking in ceiling is cosmetic – not structural. Resulted from wet area on corner of building (described in solicitation).
