GENERAL RCP PLAN NOTES
1. See the General Conditions of the specifications for the description of the Base Bid and Alternates.
2. All ceilings are 8’-0” AFF unless noted otherwise.
3. These Reflected Ceiling Plans indicated ceilings as is, including fire protection sprinkler heads, mechanical, ventilation, lighting and electronics (such as wi-fi devices, speakers, etc.).
Note: the location of some fresh air diffusers may be adjusted as required for proper coverage. See mechanical plans.
4. See specifications for a description of Base Bid and Alternate Bids.
5. Under the Base Bid the contractor shall remove and replace the ceiling system only as required for the construction of the new ventilation system (duct removal, duct installation, supply air diffusers, return air grills, etc, see mechanical plans). Items such as lighting, speakers, etc. are to remain in the finished project, and shall be removed and reinstalled or supported in place as required to complete the new construction.
6. Per Alternate Bids #2 all existing ceilings are to be removed, including all items contained in or on the ceiling system (see mechanical and electrical plans). New ceilings to be installed in a similar layout to the existing.
NOTE: The First Floor ceiling north of Grid 2.5 is continuous over the top of the walls. Under Alternate Bid #2 the new ceilings are to be laid out to suit individual rooms. See 2/A1.1 for top-of-wall detail.
7. Fire sprinklers are to remain as is except where indicated otherwise on the mechanical plans.
8. In Rooms 121 and 121A there is an old ceiling grid above the existing ceiling.
a. Under the Base Bid this old grid is to be removed as required to carry out the work of the project and is not to be replaced.
b. Under the Alternate Bid (new ceiling) the old grid is to be fully removed.

8. Where a step is noted between the ceiling heights it shall be created as follows:
a. A step of 12 inches or less shall be fabricated with a prefinished sheet metal closure.
b. A step over 12 inches shall be fabricated of ceiling grid and panels (installed vertically).
9. West Portion of Hallway 207: Remove existing ceiling (at 10’-5” AFF) and install a Type-1 ceiling at 8’-0” AFF (Base Bid and Alternate Bids). Make all modifications to Mechanical, Sprinkler and Electrical/Lighting as required to lower ceiling (see mechanical plans). There will be a step in the ceiling between the existing ceiling (remaining to the east) and the new ceiling, see note #8.
10. Storage 203, 203A & 204: Remove the existing ceilings (at 9’-0” & (‘-6” AFF) and install new ceilings at 8’-0” AFF (Base Bid and Alternate Bids). Make all modifications to Mechanical, Sprinkler and Electrical/Lighting as required to lower ceilings (see mechanical drawings).

ROOFING PLAN NOTES
1. Existing mechanical equipment, curbs, piping, conduit, etc. to be removed by the mechanical contractor. The roofing contractor is to remove any wood blocking remaining after the mechanical removals. The roofing contractor is to infill all openings in the metal decking remaining after removals with like profile decking (patches under 12 inches in any dimension may be infilled with 20 gauge flat sheet metal), All decking infills to be firmly anchored to the existing metal decking.
2. The roofing contractor is to remove existing rock ballast and fabric ballast underlayment as required for all removals and new work. Properly stockpile rock ballast (Do Not overload any areas of the structure) for reuse. Discard fabric underlayment.
3. The roofing contractor is to remove existing rubber walkway pads around removed equipment and as required to clear membrane patches.
4. The roofing contractor is to infill voids in the roof insulation system, left by the removal of the mechanical equipment, to match the thickness of the existing insulation.
5. The roofing contractor is to patch the EPDM roofing at mechanical removals to a sufficient extent to cover all openings in the existing membrane left from equipment removal and/or areas damaged by removal of existing flashings and/or walkway pads.
6. The roofing contractor is to furnish and install new wood beams and blocking as detailed and required.
7. The roofing contractor is to flash the new roof curbs and beams as detailed and approved (the mechanical contractor will install the new mechanical curbs, counter flashings, RTU’s etc.).
8. The roofing contractor is to install new rubber walkway pads per plan.
9. The roofing contractor is to install new fabric ballast underlayment and re-spreads rock ballast at all disturbed areas.
