Finished repairs shall match existing in materials, size, configuration and appearance.

If deterioration is less than 1/8 inch deep, no repair is necessary. Fill area with wood patching material.

If deterioration is deeper than 1/8-inch, but less than half the depth of the member and/or less than 33-percent of the existing member is compromised/deteriorated, make epoxy repairs as recommended by epoxy manufacturer and as follows:

• Remove either with dry scraping or solvent-based chemical strippers all non-adhered, “alligatored” or heavily built-up paint down to sound paint and/or bare wood;

• Remove all paint, down to wood substrate, in the immediate vicinity of each repair;

• Ensure member to be repaired is clean and dry;

• Mix and use epoxy components in accordance with manufacturer’s instructions; for respective applications as consolidants, adhesives, and fillers. Add bulking agents (micro-balloons), in volumes not exceeding manufacturer's recommendations, to increase post-cure workability;

• After cure, dress repair to final shape, blending surface of repair to surface of original material without apparent joint.

Where deterioration is deeper than half the member and/or exceeds 33-percent of the existing member is compromised/deteriorated, provide Dutchman repairs or partial or full replace of existing member as approved by the COR, and as follows:

• Provide Dutchman repairs where wood is structurally compromised. Wood repairs will not be made for aesthetic purposes. Dutchman repairs shall provide continuous smooth surfaces matching planes and profiles of wood members being repaired. Dutchman shall match wood being repaired in species and cut. Grain pattern of Dutchman shall match grain pattern of wood into which it is inserted.

• Neatly cut out existing opening as required to provide a prismatic void. Create voids that will provide mechanical attachments as in dovetails to the greatest extent possible. The amount of wood removed should be minimized but the amount should include all deteriorated wood and extend just beyond damaged wood into sound substrate to prevent the spread of any fungus. Cut away area shall provide ample glue surface.

• Cut Dutchman to exactly fit void, with exposed portion matching original profile of woodwork and just slightly proud of original surface. Orient grain of Dutchman parallel to grain of element being patched.

• Where deterioration or loss at end of component requires Dutchman repair, use a diagonal scarf joint for end-to-end joint between Dutchman and remaining portion of component.

• Clean glue surfaces with acetone or denatured alcohol. Insert Dutchman using specified adhesive and clamp in place until glue is set. Where clamping is not feasible, use small brads; remove brads and fill holes after adhesive has set.

• Plane or scrape Dutchman to provide smooth continuous surface coplanar with adjacent wood.

Do not damage or alter profile or finish of adjacent wood.

• After cure, dress repair to final shape, blending surface of repair to surface of original material without apparent joint.

If depth of deterioration is greater than half the thickness of the member or exceeds 33-percent of the entire member and the deterioration cannot be repaired utilizing a Dutchman or epoxy methods, the entire member shall be replaced:

• Carefully remove fasteners at deteriorated member.

• Remove deteriorated member, taking care not to damage adjacent members.

• Remove adhesive residue and fasteners from adjacent members.

• Fabricate new members to match existing size, thickness, shape, and length. Wood shall be same species with configurations, profiles, dimensions and joinery exactly matching those of the existing elements. Machine and surface all new replacement wood elements to provide smooth even surfaces without saw marks or plane marks. Wood with surface irregularities, including but not limited to scratches, saw marks, and plane knife marks, visible after finish has been applied will be rejected and shall be replaced with properly finished wood elements at no additional cost.

• Replacement members shall be set square. Profiles and exterior surfaces shall be flush with adjacent surfaces.

For clapboard repairs, if needed, install clapboards with exposure to match existing and as recommended by the Western Red Cedar Lumber Association. Joints shall be feathered or square butted to match existing. Each succeeding course shall overlap the upper edge of the previous one by a minimum of 1 inch. The bottom of the board that is placed across the top of windows shall coincide with the window cap.

Finished repairs shall match existing in materials, size, configuration and appearance.

Barn doors Repair deteriorated sill and studs at gable end fixed barn door.

The contractor shall assess the condition of the barn doors to determine if repairs are necessary. Repair materials shall have the same dimensions and salient characteristics and shall function in the same manner as existing, with existing hardware to remain to the greatest extent possible. If repairs are necessary, follow procedures described above.

Lubricate sliding mechanisms on operational door with lithium grease to result in effort-free movement.

Windows Follow best practices regarding removal and replacement of windows. Remove existing windows in a manner to avoid damage to existing materials to remain. Repair any damaged surrounding material.

Install windows, complete with all flashings and locking hardware.

FRP double-swing interior pass-through doors Using the door manufacturer’s glass kit and following manufacturer’s recommendations, cut in and install new half-lite windows, one window per door.

Exterior finishes No exterior finishing shall be undertaken if air or surface temperature is below 50 degrees Fahrenheit or immediately following rain or until frost, dew or condensation has evaporated.

Remove damaged or deteriorated paint to the next sound layer using the gentlest method possible (e.g., hand scraping and hand sanding) prior to any necessary repairs and repainting.

All surfaces specified to be finished shall be wiped down with a dry cloth and be dry and cleaned free of all dirt, grit, grease, mold, mildew, foreign substances and all loose, peeling, blistering, chalking or scaling paint. Set all exposed nail heads. Sand to remove roughness, lose edges, slivers and splinters.

Clean and remove all dust as recommended by paint manufacturer.
