STATEMENT OF NEEDS
1. Tenant Occupancy and Working Hours - Project Requirements
1.1 The apartment is currently rented. Coordinate access, work sequencing, and utility interruptions with the Owner and tenant. Do not assume vacant access to the apartment.
1.2 Working hours: All work, including setup and daily cleanup, shall occur between 7:00 a.m. and
3:00 p.m. Coordinate the start date and working days with the Owner.
1.3 Protect occupied areas and tenant belongings from construction dust and debris, maintain safe access outside the work area, and leave unfinished work secured at the end of each workday.
1.4 Before removing the toilet or tub/shower, coordinate bathroom downtime with the Owner and tenant. Confirm any alternate restroom, bathing, or occupancy arrangements separately; the quote does not provide for those arrangements.
1.5 The Owner/tenant shall arrange removal of furniture, personal belongings, and other objects from scheduled work areas before contractor arrival. Areas shall be clear, empty, and accessible.
Moving items or working around items left in place is not included in the quoted price; obtain
Owner approval for any additional charges.
2. Demolition and Subfloor Framing Repair
2.1 Shut off local water supply valves. Disconnect and remove one toilet, one vanity with sink, and one tub/shower combination. Remove one wall-mounted medicine cabinet and attached bathroom accessories.
2.2 Remove existing drywall from all four walls and the ceiling down to the framing.
2.3 Remove existing floor coverings and water-damaged subfloor throughout the bathroom footprint to expose the floor framing. Inspect joists for rot and water damage; sister or replace damaged joists as required to restore structural integrity.
2.4 Install new 3/4-inch exterior-grade plywood or OSB subflooring over the bathroom footprint, secured with construction adhesive and structural subfloor screws. Collect, haul away, and legally dispose of removed fixtures, drywall, flooring, damaged lumber, and construction debris.
3. Carpet Demolition and Subfloor Preparation
3.1 Remove and dispose of existing carpet and foam padding.
3.2 Carefully remove perimeter wood tack strips while minimizing damage to the plywood subfloor. Pull or scrape remaining carpet-pad staples so the subfloor surface is flush.
3.3 Sweep and vacuum the exposed plywood subfloor to remove dust, dirt, and fine debris, leaving the surface ready for the next flooring installation. Identify and report visible damage or soft spots discovered after carpet and pad removal.
3.4 Provide debris hauling and transportation, including associated landfill or disposal fees. Repairs to damaged subfloor discovered in these carpeted areas require separate scope confirmation.
3.5 Inspect, scrape, and clean all subfloors in the restroom and where the carpet was removed.
3.6 Install an approved underlayment before laying the new LVP.
3.5 Install new LVP (Chosen by the tenant) in restroom and where the carpet was removed.
4. Plumbing Rough-In and Fixture Installation

4.2 Rough in hot and cold-water supplies and drain/vent stub-outs.
4.3 Furnish and install the shower valve trim, shower arm, and showerhead after installation of the wall surround.
4.4 Install, mud, and tape any removed drywall. Paint both the ceiling and walls with tenant’s choice of color.
4.4 Furnish and connect one 24-inch solid-wood vanity including sink basin, faucet, P-trap, and flexible supply lines.
4.5 Furnish and install one standard-height, elongated toilet on the existing or prepared flange, including a new wax ring, closet bolts, and braided supply line.
5. Electrical Rough-In and Fixture Installation

6. Surround, Vanity, and Accessory Installation
6.1 Inspect and provide necessary backing or blocking in stud bays for the tub surround, 24-inch vanity, surface-mounted medicine cabinet, and towel hardware.
6.2 Install prefabricated acrylic/fiberglass shower wall surround panels directly over studs or water-resistant backer as required by the manufacturer. Ensure plumb, square alignment and watertight sealing.
