Scope Of Work B300 Floor Renovation Project
04/05/2021
C.1 SCOPE OF WORK
The work includes the provision of all labor, materials, equipment and all incidental related work for the proposed area of scope approximately 25,500 square feet located on the first level of Building 300 within the Federal Aviation Administration (FAA) William J. Hughes Technical Center (WJHTC). The existing flooring throughout the first floor must be removed and properly disposed of in preparation for a new poured epoxy terrazzo flooring design. The quarry tile in the Cafeteria/ Kitchen/ Dining areas are not included in this scope of work and will be addressed in future projects. The Contractor is to ensure that the concrete slab is prepped and sealed for moisture barrier/isolation membrane prior to the installation of the new flooring. The flooring continues under an existing “Blue” Auditorium divider wall which will require the demolition of the wall and must be replaced with a proposed construction of a new feature wall. This new feature wall must be prepped ready with conduits and electrical wires and data cables/ for future Audio/Visual equipment installation. The existing electrical conduits in the floor will need to be removed and replaced with a pair of new conduits and cables. One conduit for electrical cables and the other conduit for the telecommunications cables per design. There will be one area that will get an additional conduit and cable for a fiber run for LabNet cables. Some special condition areas throughout the flooring project will need to be addressed such as the existing floor access panel to a manhole in the North hallway and other areas where items built over the flooring will need to be temporarily removed and reinstalled. A life safety study was performed which will require some additions and modifications to existing conditions in the building that will need to be corrected per ADA/ (Americans with Disabilities Act) requirements.
C.2 WORK REQUIREMENTS
The work to include but not limited to:
1. The removal and disposal of approximately 25,500 square feet of exiting 5”x5” quarry tile/
1/2" grout flooring and base trim (also 5x5 quarry tile) at areas specified in the Construction Documents. The slab on grade to be sanded/ grinded to a flat surface and patch at areas as needed. The contractor is to proceed with caution around the removal of the quarry tiles that are along the “Red Brick” tiled walls. The “Red Brick” tiles are to remain and not be disturbed. Protect all sewer clean out locations in the Atrium with a coverlid approximately 7 inches in diameter which should remain in place.
2. The contractor must provide means to mitigate noise and dust from filtering throughout the non-working areas to be approved by the Government. Mitigation to be the use of water suppression, shrouding of tools, HEPA filters, vacuum extraction and/or other methods chosen based on the site conditions to be approved by the Government. Contractor to provide a temporary dust barrier around all areas of construction.
3. The contractor to provide a schedule and demolition plan of how to execute the removal of the flooring tiles. The awarded contractor to coordinate with the Government.
4. At the North entry, by the fitness area, remove and dispose the VCT/ (Vinyl composite tile) floor, vinyl base trim, and rubber tread/riser on the stairs. Grind, sand, and patch area exposed surface as needed. The temporary equipment ramp is to be temporarily removed and stored and to be reinstalled in the same location after proposed floor is completed. The handrails to be removed and wall prepped to receive new handrails.
5. The removal of the existing 38”x38” floor access panel to a manhole in the North hallway and replacement of a new 38”x38” floor access panel. The contractor to use appropriate safety precautions to place around the exposed opening during construction. A “Confined Space” documentation would be required only if access into the manhole is necessary. The awarded contractor to coordinate with the Government.
6. Wall surface preparation will be required for new paint in the North hallway and other areas within Building 300 as noted in the Construction Documents. The contractor to temporarily remove and carefully store items taken off the walls for reinstall after paint is completed and dried.
7. The contractor to remove existing wall guards to be replaced as specified in the Construction
Documents.
8. The contractor to remove doors (approximately 70 to 80) and frames (as required) in areas to receive new flooring and to properly install new door thresholds. The contractor to field verify as certain conditions may or may not be necessary. The contractor to coordinate with the Government to get access to some areas.
9. The removal and disposal of embedded electrical conduits, existing electrical outlets (approximately 17 to 20) and wiring back to the panel throughout the floor and prep for new conduit runs per the new floor layout. Preparation work is required to run new conduits from proposed outlets in the flooring to the associated electrical closets in Building 300. Location runs of the conduits may vary based on existing conduit and conditions after the floor tiles are removed. The Contractor to field verify existing conditions.
10. The main building entrances towards the South end at the West (to parking lot A) and East (opposite of the main entrance) are proposed to have recessed walk off mats. The contractor to coordinate specifications to determine the extent of slab removal for the recessed mats.
The basis of design is the low profile 3/4” recessed walk off mat “Peditred LP G3”.
11. The North Entry towards the Loading Dock to have recessed walk off mat. The contractor to coordinate specifications to determine the extent of slab removal for the recessed mat. The basis of design is the low profile 1” recessed walk off mat “Peditred G4”.
12. In front of the Auditorium entrance on the South end of Building 300 is a “Blue” divider wall that sits on top of the existing quarry tile. This curved wall is constructed of a blue acrylic plastic with wood trims and metal structural framing. It contains no mechanical, electrical, or plumbing equipment. All acrylic plastic, wood trims, metal framing, and all associated items will need to be demolished and disposed of appropriately. This to include the blue acrylic and wood frame that extends through the storefront and vestibule area. All areas affected by the removal of the Blue divider wall to be patched and painted including the ceiling grid and tiles in the vestibule area. The existing wooden stairs leading to the Projection Room behind the Auditorium to be temporarily removed and then later reinstalled after the new flooring is poured and finished. The continuing blue wall in the office area will not be part of this scope and will be addressed in a future project.
13. No Mechanical / HVAC, Plumbing, Fire Suppression, and Civil work is required for this project.
14. The exposed concrete slab to be prepped, sanded, sealed of cracks and assessed for proper treatment prior to the install of moisture barrier/ isolation membrane. The new flooring system proposed will consist of a sand/dust cushion over an isolation membrane (sits on the existing slab-on-grade) with 3/8" thick epoxy terrazzo topping. Divider strips and expansion joints to be incorporate. Demolition of existing tiles will determine the conditions and may result to a different approach of install.
15. The main terrazzo color will be a neutral white with warm aggregate, with a design pattern in a warm gray of 6"-12" "lines". The perimeter West side of the Atrium under the Second Floor will be a light gray with warm aggregate. The finish will be a non-slip finish. All sealers used on the epoxy terrazzo floor shall be UL/ (Underwriters' Laboratories) listed for “Slip Resistance”. Submittals will be required for approval by the Government.
16. A proposed feature wall will be constructed in place of the existing “Blue” Auditorium divider wall. Shop Drawings are to be provided to FAA for review prior to the fabrication of the wall. Coordination of the access panel to be discussed with the vendor/fabricator for future equipment and access for maintenance. Conduits and connections to be run to the feature wall and within the construction of the wall and prep ready for equipment. Equipment not in scope.
17. New 3/4" conduits for electrical wires and 1” conduits for telecommunication and fiber cables will be added before the pour of the new flooring at specified locations of the proposed flooring layout. This to include cable and wire pulls with additional pull strings as required.
18. In the North hallway, the two existing standpipes and the two wall mounted fire extinguishers are to have a built out wall to properly enclose the Standpipes and to provide the proper recessed cabinets per ADA requirements. The recessed cabinets to meet the National Standards Specifications and to include proper signage. Per ADA, objects with their leading edges between 27" and 80" above the finished floor may protrude a maximum of 4" from walks, halls, corridors, passageways, or aisles. This to mimic the existing condition located in B316/ 2nd floor/H9.
