2.3.3 EXISTING CONDITIONS

2.3.3.1 HVAC

The existing space within the area of work currently utilize a multi-zone, constant volume air handling unit

(AHU) located in the fourth floor mechanical room that serves approximately half of the fourth floor. The

AHU is equipped with DX cooling, hot water heating, and water-cooled condensers. Condensers are cooled by an open condensing water cooling system with a cooling tower located on the roof. Zone modulating balancing dampers are used to control airflow thru each of the (4) supply duct mains leaving the mechanical room. Air is returned back to the air handling unit via existing return air plenum. An

Energy Recovery Ventilator (ERV) is also located on the roof, providing outdoor air to the building.

Outdoor air from the ERV is ducted directly into the fourth floor mechanical room. Utility and HVAC systems are operated by DDC controls tied back to a PC located in the first-floor mechanical room.

Note: Current conditions of the mechanical room and return plenum are not P-100 complicit.

The AHU draws intake air directly from the equipment room in which they are located. Outdoor air is ducted to the mechanical room from the rooftop ERV. Return air is returned via ceiling plenum and transfer ducts into the mechanical room as well. This use of the equipment room as a plenum, or mixing box is expressly forbidden by the P-100. Additionally, this violates the requirements of ASHRAE 62.1, which does not allow Class 2 air (as found in mechanical spaces) to be recirculated to Class 1 spaces (such as office spaces). Lastly, the existing plenum return air system exceeds the P-100 required maximum horizontal distance (50 feet) from the farthest point in the plenum to a return air duct.

Note: Existing mechanical conditions, i.e. presence and location of ductwork, piping, equipment and materials, indicated are based on information obtained from 1989 and 2014 drawings and field survey.

2.3.4 DEMOLITION
