Addendum No. 01 - Upgrade Elev. & Main Facility Access

Upgrade Elevator & Main Facility Access Pre-Bid Questions
1) Drawing A-501 lists two Automatic Slide Doors 206C & 206J. 206C can be found on Drawing A-101, but I cannot locate door 206J. See updated door schedule/elevations in dwg.
2) On Drawings A-601 Detail 4, Window Elevation - W5 shows door number 204. This door is not in the door schedule. Please advise. See updated door schedule/elevations in dwg.
3) On Drawings A-601 Detail 6, Window Detail - W8 shows door number G112. This door is not in the door schedule. Please advise. See updated door schedule/elevations in dwg.
4) Specification Section 12 24 00, has information for Manual Shades, Motorized Shades, Vertical blinds, and venetian blinds in Parts 1 and 3 of the section. Part 2 only contains Cloth Shades. Can you confirm only Cloth Shades will be applicable? Also, there are no shades indicated on the drawings. Can you provide locations for the shades? Shades are not included in the scope of this project.
5) On Drawing A-201, a new metal panel system is shown for the building façade. There does not appear to be an applicable spec for this panel. Can you clarify which spec should be used for the metal panel? If no specs apply, can you provide a metal panel specification? New spec was added.
6) Spec 01 35 26.1.9.B states that monthly inspections are required by a third-party Certified Safety Professional (CSP). Are these monthly inspections required? Yes, monthly inspections are required.
Corporate Safety Officer would be viable alternative. This specification needs to be amended to reflect this change.
7) Spec 01 35 26 1.13 TUBERCULOSIS SCREENING requires all personnel onsite to be tested 90 days prior to their assignment. Can this be waived? Can the VA perform the testing? No
8) If the monthly inspections are required, can they be performed by our Corporate Safety Officer? As long as the Corporate Safety Officer is not involved with the project on a daily basis. Provide credentials and each monthly inspection needs to be documented and submitted to the CO/COR
9) Spec section 01 00 00, 1.26 STORAGE SPACE FOR DEPARTMENT OF VETERANS AFFAIRS EQUIPMENT calls for the contractor to complete an area of space in the building for storage of certain materials. This includes providing lights, heat and air, and a sprinkler system. Can you provide us with this location and a drawing showing current electrical, lighting and sprinklers? This specification has been deleted.
10) Spec section 01 00 00, 1.29 PHOTOGRAPHIC DOCUMENTATION call for a professional photographer with advanced indexing/navigational system experience servicing projects throughout North America. Would it be acceptable to use our superintendent and save the photographs by location and date to Procore?
This specification has been amended.
11) Spec Section 01 00 00, 1.32 VA TRIRIGA CPMS requires the contractor to purchase and use this software.
Are we required to purchase and use this software? Not required. Procore and other similar software programs have been used in the past.

12) Spec section 01 00 00, 1.8 PROTECTION OF EXISTING VEGETATION, STRUCTURES, EQUIPMENT, UTILITIES, ANDIMPROVEMENTS call for the contractor to get an NPDES permit for this project. The contractor is considered an “Operator”. This is usually not required for disturbances under an acre. If this is required, has the VA obtained a Land Disturbance Permit and had the Designer generate the calculations for run-off. This will be required to obtain the permit and can delay the project. Is this permit required? This specification has been amended.
13) Sheet note A on sheet G-101 calls for temporary stair tower to access construction area. Does this mean the contractor will not have access to the pedway through the buildings? Is the stair tower needed to provide workers access to the pedway? This is not requirement, the contractor can use the fire stairs if they would prefer.
14) Sheet S-101 calls for H1 opening lintel, jamb, and sill at the pedway. However, the H1 is only indicated at the North pedway glazing wall and not at the South pedway glazing wall. Does the H1 assembly only occur at this North pedway glazing wall? See updated drawings.
15) Note #8 sheet AD101 says to cut slab in the smoke room and the elevator lobby and the area outside the elevator lobby 1-2” to prepare for new floor levelling. There is no line or indication where the end of concrete demo is. Where is the end of concrete slab demo? This will need to be established with a laser level.
16) Note #15 sheet AD102 says to cut slab in the elevator lobby and the area outside the elevator lobby 1-2” to prepare for new floor levelling. There is no line or indication where the end of concrete demo is. Where is the end of concrete slab demo? This will need to be established with a laser level.
17) Section 2/AD101 and 2/AD102 shows the façade/glazing system dashed line for demo. Is this only glazing to be removed or does it include any masonry or structural concrete removal? See updated sheets.
18) Note #14 sheet A101 shows new recessed floor mat at entrance ramp into elevator lobby 201, but the demo sheet does not show demo of the ramp. Is this a new ramp or is it replacement of an existing ramp?
This is a new ramp.
19) What is the basis of design for the existing metal wall panel system to be matched? See added specification 07 40 00
20) Details 3/A302 and 4/A302 shows spray foam insulation on the concrete deck above. Is spray foam insulation needed on the bottom of the new/existing concrete deck? Yes.
21) If spray insulation is needed on the deck above, please provide a spec or a basis of design for the insulation. See added specification 07 21 19
22) If spray insulation is needed, please identify the exact locations? Abv. rooms 201, 202,203, 204, & 205.
23) There is no spec section for the air/water barrier shown on all sections of sheet A302. What is the air/water barrier to be used? See added specification 07 42 16

24) Doors 206B, 206G and 206J on the door schedule appear to have missing info. What is the hardware, elevation number, etc, which applies to these doors? See updated door schedule/elevations in dwg.
25) Note #4 on sheet A-101 and note #9 on sheet A102 calls for new 6” bollard. How do these new bollards anchor to the existing garage slab? See updated detail, sheet A-503
26) Sheet note #D on sheet A-101 calls for smoke remediation to be completed prior to performing new work.
What are these smoke remediation activities referenced in this note? For smoke remediation, clean walls with detergent and allow to dry for 72 hours. Then apply 2 coats of a high coverage primer, then finish as specified.
27) Note #10 sheet A-301 calls for standing seam metal roof on the pedway, however, note # 1 sheet A-105 calls for TPO roof. Which is correct? Use TPO, provide samples for submittal.
28) On page 42 of the specification, in section 1.32 it states that the winning contractor will be required to access VA TRIRIGA CPMS. Is this a service that the VA will provide the winning contractor a login for at no costs or is there a cost associated with the service? If so, what will that costs be? Not required. Procore and other similar software programs have been used in the past. This specification needs to be amended to reflect this change.
29) Can the Superintendent also be the Prime Contractor’s Commissioning Mngr during commissioning? No.
30) Can the Superintendent also be the site quality control manager? No.
31) Can the Superintendent also be the site safety supervisor? No.
32) As is typical for most VA projects can the QC plan be implemented by the onsite superintendent and administrated by the PM without additional staff (other than what is required for commissioning) as call for in 01 45 00.? The Project Manager can address this item.
33) Who is the manufacturer of the existing dumbwaiter and elevators? Dumbwaiter #14 is manufactured by Atlas Elevator Co., dumbwaiters 7/8/9 are manufactured by GE, and elevators 10/11 are by Otis.
34) Who is the existing service contract with for the existing dumbwaiters and Elevators?

35) Can any new plumbing piping be run above ceiling or below the floor but above the ceiling of the floor below? Install per the AE drawings.
36) Is there any reason to believe the slab has moisture in it and moisture remediation will be needed?
Moisture content will need to be checked and documented – via photograph or email.
37) Have other areas on this floor needed moisture remediation on the concrete slab? Not to my knowledge.
38) Please provide a spec for the new Aluminum Composite Panel Wall System. See added specification 07 42 16.
39) Please provide the spec for the existing aluminum composite wall panels we are to match if it is different from the new Panel spec you provide? See added specification 07 42 16.
40) Please include the reveals in the Aluminum composite spec or issue a separate spec for the aluminum reveals. Match reveal with existing parking garage panels.
41) Does the aluminum wall panel system continue to the underside of the pedestrian bridge? If not what finish is required on the underside of the pedestrian bridge? Yes, but this item is also covered under Bid Item 2 (see G-100) for more information.
42) Please provide and Architectural and Structural drawing for the replacement of the Elevator Mech Room
Stair. Replace in kind is unacceptable. See updated drawings and the details.
43) Please provide a basis of design product for the MDF Sculpted Wall at the Elevator entrances? Per I-101, material is High Impact Wallcovering 2 (HIW-2) as specified in 09 06 00 : High Impact Wallcovering (PETG) HIW-2 CS Acrovyn Burmese Teak #1312
44) The Finish schedule has the wall at the elevator as a High Impact Wallcovering but the interior elevations show the MDF Sculped Wall. Please clarify what the product on this wall needs to be?
Per I-101, material is High Impact Wallcovering 2 (HIW-2) as specified in 09 06 00 : High Impact Wallcovering (PETG) HIW-2 CS Acrovyn Burmese Teak #1312, Clarification, keynote 1 on sheet I- 101 should reference HIW-2, not HIW-3
45) Please provide a spec and basis of design product for the Ship-ladder stair set. See updated drawings and details.
46) Please provide a spec for cold-formed metal stud framing. See added specification 05 40 00
47) Please provide a spec for spray foam insulation with clarification on open or closed cell and the thickness required. See added specification 07 21 19

48) Please provide the point of contact for the existing Access Control System and BAS System?

The BAS can operate from Alerton, Siemens, or Honeywell.
49) Is this project a re-bid? Has it already been bid before? This is not a re-bid.
50) According to our elevator contractor, the specifications call for the replacement of the existing geared machines and install new Gearless machines and reuse the existing machine beams. This is not possible due to the differences in the foot pattern of a geared and gearless machine. To complete this change in machines, additional support beams will be required to be installed in the overhead (under the machine room) to secure the new deflector sheaves. These overhead support beams will require your Designer of Record to determine. If the goal is to achieve 4000lb capacity and 350FPM, this can be accomplished by installing a new Hollister Whitney #63 Geared machine. This new geared machine will meet all the requirements in the specifications except for gearless. The new geared machine will save money and downtime. We respectfully request the option to install a geared vs gearless machine. Gearless machines are used every day to replace geared machines. The existing Hollister Whitney machine has a direct gearless replacement. The machine beams align over the existing cable drop in which there would be no difference in number and size of ropes. What is required is the addition of new blocking beams for the gearless machine, which sit on the deck in the machine room. There is no need to replace the existing Geared traction Hollister Whitney machine with a direct replacement. This does not improve the efficiency or provide regenerative savings in heat or BTU output. Contractor review engineering information from Hollister Whitney and Imperial Electric for bidding purposes.
