About this file

This document is an RFQ (Request for Quotation) containing answers to offeror questions regarding a federal contract opportunity for the renovation of an office suite ceiling and lighting. The key details are:

The scope of work includes lighting replacement, new lighting controls, ceiling tile replacement, ceiling grid replacement, and sprinkler head adjustments to accommodate new ceiling tiles. The office space will be occupied during the renovation. The contractor will be allowed to complete the work straight through if it can be done in less than 17 consecutive calendar days with day and after-hours work. The contractor shall carefully move furniture within each room and handle the existing ceiling tiles. The test and balance is required to ensure the new supply diffusers are connected correctly, but the contractor is not responsible for repairing existing equipment. The tegular ceiling tiles shall be field cut and tegularized, or the contractor may propose an acoustical tile with a similar aesthetic for approval. The second unused light switch should be addressed with a cover plate matching the adjacent surface. If dust collects on the existing wallpaper, it shall be cleaned per the manufacturer's recommendations.

Answers to Offeror Questions 14 August 2024

Question 1 Is the contractor able to complete the work straight through as opposed to completing the work in phases? Answer: Yes, the contractor will be allowed to complete the work straight through if the work can be completed in less than 17 consecutive calendar days with preconstruction staging on a Friday and a combination of day (8:00 AM CT - 5:00 PM CT) and after-hours work.

Question 2 How should the contractor handle the moving of furniture and other items in the offices?

Answer: Office occupants will pack all personal items, all items on top of furniture, and remove all wall art. The contractor shall carefully move the furniture within each room.

Contractor shall keep existing ceiling tiles in a horizontal position and place into bags or bins to be removed.

Question 3 What is the expectation for the test and balance? Will the contractor be responsible for making corrections to the existing equipment? Answer: The purpose of the test and balance is to ensure that the new supply diffusers have been connected correctly and that conditioned air is being distributed through them. The contractor shall record the rate of air distribution (cfm) and submit a report to the COR. However, the contractor is not responsible for making repairs to the existing equipment.

Question 4 How shall the tegular ceiling tiles be handled at the perimeter of each room at the existing crown molding? Answer: The tegular ceiling tiles shall be field cut to fit and field tegularized per the manufacturer’s installation instructions. The contractor may propose an acoustical ceiling tile with a similar aesthetic (non-flat with border detail) that is non-tegular for approval by the COR.

Question 5 If light controls can be consolidated in rooms with two light switches, how is the second unused light switch to be addressed? Answer: Contractor shall install a cover plate that closely matches the adjacent surface.

Question 6 For the final cleaning of the space, how should the wallpaper be cleaned? Answer: If dust collects on the existing wallpaper as a result of the ceiling renovation, the wallpaper shall be cleaned per the wallpaper manufacturer’s recommendations.
