Fan Coil Unit Repairs – FILA
Questions and Answers listed below:
QUESTIONS:
Question # Question Answer/Response 1.
Is there a lead and asbestos report available for the chase walls?
No report was conducted for specifically the chase walls. A report was completed in 2011 for the building which provided 50 samples ranging across all 6 floors and basement from plaster, drywall, caulking, mastic, and flooring with no positive test results for asbestos. Asbestos is not anticipated in work around the chase;
however, will not definitively rule out the possibility.
2.
Is there any portion of this project that is needed to be completed after hours? If so, please clarify which portions?
The work is intended to be conducted within the daily operating hours of 7 am to 4:30 pm Eastern per specification Div. 01 10 00, Part 3.2. Work necessary outside these hours are to be requested by the Contractor and allowed if approved by the
COR/CO.
3.
Is there a detail available for the existing chase walls?
There are no details of the existing chase walls in previous restoration or available archive drawings. Expect wood and metal studs, plaster, drywall, and wood access panels as varied conditions. See sheet MD1.0 for representative photos of the fan coil units and piping in relationship to entering the chase wall. Also, see this photo of an additional (singular) location representing an example of the varied conditions:
4.
Could you please provide clarification on whether there is a predetermined sequence for completing the installation/repairs of the FCUs?
The portions of the work which have been struck by addendum intended to progressively replace FCUs beginning on 6th floor and continuing down floor by floor. The scope of this project however is for addition of isolation valves to each unit which will allow NPS to prioritize FCU replacement with greatest flexibility of sequence. FCU replacement is not anticipated to take place concurrently with the scope of work in this isolation valve focused project.
5.
Are there any restrictions on scheduling work during weekends, or should all activities be confined to standard weekday operating hours?
Work should be planned during operational hours of 7 am to 4:30 pm per Div. 01 10 00, Part 3.2. Allowance to work weekends requires CO/COR approval once project is awarded on a case by case basis.
6.
Can you please specify the required placement depth for the units in corner installations?
Interpreting the question to mean offset distance between FCU and column/corner of existing building. If this is not correct, please further clarify the question. Per key note 1 on mechanical work sheets (M1.2 through M1.6), FCUs shall be held 18” minimum from column pilasters (interpret as corner conditions).
7.
Is it permissible to fully drain the system for the completion of FCU and CUH piping and valve work?
It is expected that in order to install isolation valves, the system within all riser pipes will require draining down to the boiler in the basement. This will be considered a utility disruption and require coordinating time of shut downs and re-charging the system as work progresses with the CO/COR. See Div. 01 10 00, Part 2.3.
8.
Regarding the SOW, it appears there's no mention of replacing the risers. Could you confirm whether there is an expectation or requirement to undertake work on the risers as part of this project?
There is no expectation of riser piping replacement beyond the union of new isolation valve to existing piping system.
Any unforeseen conditions that require additional work to existing riser piping will be addressed with CO for determination of how to proceed and any approved modifications to the contact.
