NIFC 300-JWH Fire Sprinkler Replace

Solicitation Number 140L3722R0001

See text in red for answers to questions:

1. Question: For bidding purposes, should the contractor assume the ceiling in suite 138 is complete with ceiling tile, lights, and all other ceiling mounted equipment?

Answer: The ceiling in suite 138 will be complete by March 7, 2022 with dropped ceiling grid and removable tile, lights, HVAC, fire sprinkler, lighting, fire alarm, furniture power poles and other ceiling mounted equipment as indicated in attached plans

“NIFC 300-JWH Sprinkler Replace – A3 Suite 138 Plans”. The on-site construction of the Fire Sprinkler replacement is expected to occur after this date.

2. Question: If the contractor is to assume the ceiling is complete in suite 138, will the government please provide a reflected ceiling plan of this space that accurately depicts the ceiling mounted equipment that will need to be removed to facilitate the 2 ½” dry pipe main replacement?

Answer: See attached “NIFC 300-JWH Sprinkler Replace – A3 Suite 138 Plans”.

3. Question: Has asbestos been detected in the building?

Answer: None has been detected. The building was built in 1992 and was tested in 2012.

See attached “NIFC 300-JWH Sprinkler Replace - A4 Building ACM Report”

4. Question: Please confirm we are only removing and replacing the Pre-Action system.

Answer: See “NIFC 300-JWH Sprinkler Replace – A1 Area Of Work”, sheet 2, note and area that states “AREA OF WORK. DEMOLISH DRY PIPE FIRE SPINKLER

SYSTEM, DRY AND WET RISER. REPLACE WITH NEW DRY PIPE FIRE

SPINKLER SYSTEM, DRY AND WET RISER.” This includes the Pre-Action system and Wet Riser in the Fire Riser Room 140. See specification 3.C.10 for extent of wet fire sprinkler replacement.

5. Question: Please confirm the work hours we will be allowed for demolition of lids and the R&R of the existing suppression system. In other words are we allowed to work when the building is occupied.

Answer: See Prologue item #10 for work hours, which will occur while the building is occupied. See Prologue item #5 for special work hours required to limit the wet pipe riser replacement period.

6. Question: Please confirm we are not replacing the Fire Alarm Control Panel or any detection or notification devices.

Answer: See specification section 2.M, 2.N, 3.C.2, and 3.D.3.

7. Question: Will it be okay to complete the necessary demolition work (I.E. drywall lids) before the new design is approved by the BLM so we are ready to hit the ground running when the design is approved.

Answer: No. See specification section 1.3.c. The period of performance includes time for design of the system.

8. Question: Will the government consider an extension of the due date for this proposal in lieu of the holiday season?

Answer: Solicitation has been extended, see new dates.
