Specifications Roofing and Building Repairs Jimmy Carter Plant Materials Center

Construction Specification 3—Structure Removal
Scope The work shall consist of the removal, salvage, and disposal of structures (including fences) from the designated areas.
Marking Method 1—Each structure or structure part to be removed will be marked with stakes, flags, paint, or other suitable method.
Method 2—The area boundaries from which structures must be removed will be marked using stakes, flags, paint, or other suitable method. Structures to remain undisturbed or to be salvaged will be designated by special markings.
Removal Method 1—All structures designated for removal in the contract shall be removed to the specified extent and depth.
Method 2—Within the areas so marked, all visible and buried structures identified shall be removed to the specified extent and depth.
Salvage Structures or structure parts that are designated to be salvaged shall be carefully removed and neatly placed in the specified or approved storage location. Salvaged structures that are capable of being disassembled shall be dismantled into individual members or sections. Such structures shall be neatly and systematically match marked with paint before disassembly. All connectors and other parts shall be marked to indicate their proper location within the structure and shall be fastened to the appropriate structural member or packed in suitable containers.
Material from fences designated to be salvaged shall be placed outside the work area on the property on which the fence was originally located. Fence wire shall be rolled into uniform rolls of suitable size and neatly piled with other salvaged materials. Posts and rails shall be neatly stacked.
Disposal of refuse materials Refuse materials resulting from structure removal shall be disposed of in a manner and at locations specified in section 7 of this specification or in an acceptable manner and at locations approved by the contracting officer. Disposal by burning shall be in accordance with local rules and regulations.
Measurement and payment Method 1—For items of work for which specific unit prices are established by the contract, payment for the removal of each structure unit, except fences, is made at the contract unit price. Fences removed or removed and salvaged are measured to the nearest linear foot. Payment for fence removal or removal and salvage is made at the contract unit prices for each type and size of fence.
Such payment will constitute full compensation for all labor, equipment, tools, applicable permits and associated fees for burning and disposal of refuse, and all other items necessary and incidental to the completion of the work.
Method 2—For items of work for which specific lump sum prices are established by the contract, payment for structure removal is made at the contract lump sum price.
Such payment will constitute full compensation for all labor, equipment, tools, applicable permits and associated fees for burning and disposal of refuse, and all other items necessary and incidental to the completion of the work.
All Methods—The following provisions apply to all methods of measurement and payment. Compensation for any item of work described in the contract, but not listed as a contract line item number, is included in the payment for the item of work to which it is made subsidiary. Such items and items to which they are made subsidiary are identified in section 7 of this specification.
Items of work and construction details
a. Contract line item numbers 2, 3, 4, 5. Structure removal shall consist of removal and disposal of the items listed below. All work associated with these items is included under CLIN 2, 3, 4, 5.
b. Measurement and payment shall be made on lump sum (LS) basis. Payment shall constitute full compensation for all work associated with this contract line item.
c. Removal shall follow method 1 listed in section 3 of this specification. All items will be identified.
d. Disposal of all materials will be off-site, at approved landfill or metal recycling facility. The steel frame loft bar joists are scheduled for salvage. See maps and drawings for location details.
e. Structure Removal – Steel Frame Loft – Plant Storage Building, contract line item 002

| The half loft dimension is approximately 20 feet wide by 26 feet deep. |
This shall include removing wood floor decking and nailers, hand rails, along with any attaching hardware and 10 bar joists supporting the loft floor.
Electrical circuits in conduit routed within bar joists must be re-routed along west wall before loft removal. This item shall be coordinated with structure removal electrical components to remove lighting attached to bar joists.
Electrical work shall be completed by a licensed electrician.
Care shall be exercised to prevent damage to bar joists during removal and placing in storage on-site. Bar joists shall be salvaged and remain property of the Plant Materials Center. Bar joists shall be palletized for storage. The location of on-site storage will be identified to contractor.
Care shall be exercised by the contractor to prevent damage to the building frame members the loft is attached to.
Girt beams along west wall and building center line shall not be removed or damaged.
East half of loft within the Plant Storage building shall not be damaged.
Work areas shall be “swept” with broom and magnet to collect and dispose of all screws.
All removed materials except the bar joists shall be properly disposed off-site by the contractor.
f. Structure Removal – Metal Roofing - Plant Storage Building & Seed House, contract line item 003 Remove and dispose of existing metal roofing panels, skylight panels and associated trim pieces and fasteners.
Approximate dimensions of Seed House are 40 feet by 82 feet.
Existing ridge vents shall remain in place.
Seed House has a 14 foot by 5 foot block construction shed attached on the west wall.
Remove roofing, including roof vent and wood attachments on top of block walls from the attached shed.
Approximate dimensions of Plant Storage building are 30 feet by 40 feet.
Care shall be exercised to prevent damage to other building components.
Work areas shall be “swept” with broom and magnet to collect and dispose all screws.
All materials removed shall be disposed off-site.
Removal of roof shall be coordinated with installation of new roof, to minimize exposure of building interior. Removed roofing shall be replaced same work day.
g. Structure Removal – Panel Type Roll Up Door - Seed House, contract line item 004 Remove 12 feet wide by 10 feet tall panel type roll up shop door including associated hardware, track guides and electric opener.
Electrical work shall be completed by a licensed electrician.
Electric opener shall remain property of the Plant Materials Center.
Remaining removed items shall be properly disposed of off-site by the contractor.
Coordinate timing of removal with installation of rolling sheet door to minimize time building is unsecured.
h. Structure Removal – Electrical Components - Plant Storage Building & Seed House, contract line item 005 Remove main electrical disconnect switch in Seed House.
Care shall be exercised to prevent damage to other parts of the building.
All materials removed shall be properly disposed off-site by the contractor.
All electrical connections shall be completed by a licensed electrician.
Coordinate removal with local electric provider, Georgia Power and Contracting Officers Representative.
Coordinate timing with installation of replacement disconnect switch to minimize time building is without power.
Remove two wall mounted exhaust fans, associated shutters, and hardware in Seed House and Plant Storage Building.
Electrical work shall be completed by a licensed electrician.
Coordinate timing of removal with installation of replacement exhaust fans under electrical upgrades to minimize building exposure to elements.
Remove and dispose of existing 12 florescent lighting fixtures, including bulbs, circuit wiring and conduit attached to portion of loft to be removed in Plant Storage Building.
Remove circuit wiring and conduit back to control switch.
6 light fixtures and associated wiring are to be removed from the first floor.
6 light fixtures and associated wiring are to be removed from the second floor.
Care shall be exercised to prevent damage to other building components.
Removal of fixtures and wiring shall be completed by a licensed electrician.
Construction Specification 8—Mobilization and Demobilization
Scope Mobilization and demobilization includes all activities and associated costs for transportation of contractor's personnel, equipment, and operating supplies to the site necessary for performing the work. It does not include mobilization and demobilization for specific items of work for which payment is provided elsewhere.
Equipment and materials Mobilization shall include all activities and associated costs for transportation of contractor's personnel, equipment, and operating supplies to the site; establishment of offices, buildings, and other necessary general facilities for the contractor's operations at the site; premiums paid for performance and payment bonds including coinsurance and reinsurance agreements as applicable; and other items specified in section 4 of this specification.
Demobilization shall include all activities and costs for transportation of personnel, equipment, and supplies not required or included in the contract from the site; including the disassembly, removal, and site cleanup of offices, buildings, and other facilities assembled on the site specifically for this contract.
This work includes mobilization and demobilization required by the contract at the time of award. If additional mobilization and demobilization activities and costs are required during the performance of the contract as a result of changed, deleted, or added items of work for which the contractor is entitled to an adjustment in contract price, compensation for such costs will be included in the price adjustment for the item or items of work changed or added.
Payment Payment will be made as the work proceeds, after presentation of paid invoices or documentation of direct costs by the contractor showing specific mobilization and demobilization costs and supporting evidence of the charges of suppliers, subcontractors, and others. When the total of such payments is less than the lump sum contract price, the balance remaining will be included in the final contract payment. Payment of the lump sum contract price for mobilization and demobilization will constitute full compensation for completion of the work.
Payment will not be made under this item for the purchase costs of materials having a residual value, the purchase costs of materials to be incorporated in the project, or the purchase costs of operating supplies.
Items of work and construction details Mobilization and Demobilization - contract line item 1.
This item shall consist of the mobilization and demobilization required by the contractor to perform the work. Measurement and payment will be on a lump sum (LS) basis. Payment shall constitute full compensation for all work associated with Line Item 2.
Bulletin Board: A bulletin board shall be displayed on the project site in a conspicuous place easily accessible to all employees prior to the beginning of work. Bulletin board shall have a weatherproof cover (glass, acrylic glass, or plastic) not less than 36 by 48 inches in size for displaying the Equal Employment Opportunity poster, a copy of the wage decision contained in the award, Wage Rate Information poster (if applicable), and other information approved by the Contracting Officer. Correct the data required by the safety sign daily.
Parking: Contractor employees will park privately owned vehicles in gravel lot by the building with the identified bathroom and handwashing facilities on attached maps and drawings unless otherwise approved by the Contracting Officer’s Representative. This area will be within reasonable walking distance of the construction site. Contractor employee parking must not interfere with existing and established parking requirements of the government installation.
Construction Specification 94—Contractor Quality Control
The work consists of developing, implementing, and maintaining a quality control system to ensure that the specified quality is achieved for all materials and work performed.
Equipment and materials Equipment and material used for quality control shall be of the quality and condition required to meet the test specifications cited in the contract. Testing equipment shall be properly adjusted and calibrated at the start of operations and the calibration maintained at the frequency specified. Records of equipment calibration tests shall be available to the engineer at all times. Equipment shall be operated and maintained by qualified operators as prescribed in the manufacturer's operating instructions, the references specified, and as specified in section 10 of this specification. All equipment and materials used in performing quality control testing shall be as prescribed by the test standards referenced in the contract or in section 10.
All equipment and materials shall be handled and operated in a safe and proper manner and shall comply with all Applicable regulations pertaining to their use, operation, handling, storage and transportation.
Quality control system
Method 1—The contractor shall develop, implement, and maintain a system of quality control to provide the specified material testing and verification of material quality before use. The system activities shall include procedures to verify adequacy of completed work, initiate corrective action to be taken, and document the final results. The identification of the quality control personnel and their duties and authorities shall be submitted to the contracting officer in writing within 15 calendar days after notice of award.
Method 2—The contractor shall develop, implement, and maintain a system adequate to achieve the specified quality of all work performed, material incorporated, and equipment furnished before use. The system established shall be documented in a written plan developed by the contractor and approved by the contracting officer. The system activities shall include the material testing and inspection needed to verify the adequacy of completed work and procedures to be followed when corrective action is required. Daily records to substantiate the conduct of the system shall be maintained by the contractor. The quality control plan shall cover all aspects of quality control and shall address, as a minimum, all specified testing and inspection requirements. The plan provided shall be consistent with the planned performance in the contractor's approved construction schedule. The plan shall identify the contractor's on-site quality control manager and provide an organizational listing of all quality control personnel and their specific duties. The written plan shall be submitted to the contracting officer within 15 calendar days after notice of award. The contractor shall not proceed with any construction activity that requires inspection until the written plan is approved by the contracting officer.
All methods—The quality control system shall include, but not be limited to, a rigorous examination of construction material, processes, and operation, including testing of material and examination of manufacturer's certifications as required, to verify that work meets contract requirements and is performed in a competent manner.
Quality control personnel
Method 1—Quality control activities shall be accomplished by competent personnel. A competent person is: One who is experienced and capable of identifying, evaluating, and documenting that materials and processes being used will result in work that complies with the contract; and, who has authority to take prompt action to remove, replace, or correct such work or products not in compliance. Off-site testing laboratories shall be certified or inspected by a nationally recognized entity. The Contractor shall submit to the Contracting Officer, for approval, laboratory certification or inspection information. The Contractor shall submit to the Contracting Officer, for approval, the names, qualifications, authorities, certifications, and availability of the competent personnel who will perform the quality control activities.
Method 2—Quality control activities shall be accomplished by competent personnel who are separate and apart from line supervision and who report directly to management. A competent person is one who is experienced and capable of identifying, evaluating, and documenting that material and processes being used will result in work that complies with the contract, and who has authorization to take prompt action to remove, replace, or correct such work or products not in compliance. Offsite testing laboratories shall be certified or inspected by a nationally recognized entity. The Contractor shall submit to the Contracting Officer, for approval, laboratory certification or inspection information. The contractor shall submit to the contracting officer, for approval, the names, qualifications, authorities, certifications, and availability of the competent personnel who will perform the quality control activities.
Post-award conference The contractor shall meet with the contracting officer before any work begins and discuss the contractor's quality control system. The contracting officer and the contractor shall develop a mutual understanding regarding the quality control system, including procedures for correcting quality control issues.
Records The contractor's quality control records shall document both acceptable and deficient features of the work and corrective actions taken. All records shall be on forms approved by the contracting officer, be legible, and be dated and signed by the competent person creating the record.
· Unless otherwise specified in section 10 of this specification, records shall include:
· Documentation of shop drawings including date submitted to and date approved by the contracting officer, results of examinations, any need for changes or modifications, manufacturer's recommendations and certifications, if any, and signature of the authorized examiner.
· Documentation of material delivered including quantity, storage location, and results of quality control examinations and tests.
· Type, number, date, time, and name of individual performing quality control activities.
· The material or item inspected and tested, the location and extent of such material or item, and a description of conditions observed, and test results obtained during the quality control activity.
· The determination that the material or item met the contract provisions and documentation that the engineer was notified.
· For deficient work, the nature of the defects, specifications not met, corrective action taken, and results of quality control activities on the corrected material or item.
· Reporting results. The results of contractor quality control inspections and tests shall be communicated to the engineer immediately upon completion of the inspection or test. Unless otherwise specified in section 10, the original plus one copy of all records, inspections, tests performed, and material testing reports shall be submitted to the engineer within one working day of completion. The original plus one copy of documentation of material delivered shall be submitted to the engineer before the material is used.
Access The contracting officer and the engineer shall be given free access to all testing equipment, facilities, sites, and related records for the duration of the contract.
Payment Method 1—For items of work for which lump sum prices are established in the contract, payment is made as the work proceeds, after presentation by the contractor of invoices showing related costs and evidence of charges by suppliers, subcontractors, and others for furnishing supplies and work performed. If the total of such payments is less than the lump sum contract price for this item, the remaining balance is included in the final contract payment. Payment of the lump sum contract price constitutes full compensation for completion of the work.
Payment is not made under this item for the purchase cost of material and equipment having a residual value.
Method 2—For items of work for which lump sum prices are established in the contract, payment is prorated and paid in equal amounts on each monthly estimate. The number of months used for prorating shall be the number estimated to complete the work. The final months prorate amount is made with the final payment. Payment as described above constitutes full compensation for completion of the work.
Payment is not made under this item for the purchase cost of material and equipment having a residual value.
All methods—Compensation for any item of work described in the contract, but not listed in Section B, is included in the payment for the item of work to which it is made subsidiary. Such items and the items to which they are made subsidiary are identified in section 10.
Items of work and construction details Item shall include all actions taken to ensure quality of material specifications, provide direction and supervision to employees, quality of installation, and providing requested documentation to the COR or inspector.
Separate payment will not be made under this specification.
Quality control system shall follow Method 1 and all methods as described within this specification.
Quality control personnel shall follow Method 1 as described within this specification Contractor shall leave a safe, clean worksite each day.
Contractor shall remove all packaging, food trash, and debris generated by the construction process.
Specification sheets for materials will be submitted and approved before installation.
Dimensions listed for all construction items in this specification shall be verified by the contractor.
Compatibility of all electrical components shall be verified by the contractor.
Construction Specification – Metal Roofing & Installation
The work shall consist of providing and installing metal roofing panels, flashing, trim, and skylight panels on: Seed House, roof is approximately 3500 square feet (sf) and Plant Storage Building, roof is approximately 1300 sf.
Equipment and Materials for Seed House and Plant Storage Building New metal roofing system Factory formed 26-gauge type R metal roof panels with 36-inch coverage cut to length Metal panels shall have white color factory applied finish warranted for not less than 30 years Panel length shall allow one continuous sheet from ridge to drip edge whenever possible Matching R panel polycarbonate skylight panels shall be soft white or white in color with 80 – 85 % light transmission Polycarbonate panels shall be not less than 1.0 mm thick and warranted for light transmission and hail for not less than 10 years Each individual skylight shall be at least 8 feet by 3 feet Flashing and trim pieces, to include ridge cap, gable/rake, pipe penetration, and end/side wall shall be same or thicker material as roofing panels and have finish matching metal roofing panels All roofing components shall be attached to building frame with exposed fasteners that are galvanized, hex head, self-tapping, with neoprene washer and have applied finish matching metal roofing panels Fastener length shall allow full thread to penetrate building framing Foam closures shall be installed under roofing along exterior sidewalls and under sidewall flashing for penthouse of building Material specifications shall be provided to COR’s representative on site before installation. Contractor shall be responsible to verify all dimensions for accuracy to ensure proper fit and finish.
Seed House Shall have metal roofing including 10 polycarbonate skylight panels installed in locations as shown in drawings approximately:
82 linear feet (LF) 20-inch-wide ridge cap 82 LF 7 inch by 5-inch rake trim 84 LF 7 inch by 5-inch sidewall trim 164 LF 5 inch by 5-inch eave trim, and 204 LF foam enclosures required as part of roofing system installed.
Seed House Attached Shed Shall have metal roofing and wood attachments installed Approximately 10 LF rake trim, 15 LF sidewall trim and 15 LF eave trim installed on attached shed.
Plant Storage Building Shall have metal roofing including 6 polycarbonate skylight panels installed in locations as shown in drawings approximately:
41 linear feet (LF) 20-inch-wide ridge cap 64 LF 7 inch by 5-inch rake trim 80 LF 5 inch by 5-inch eave trim 80 LF foam enclosures and one pipe penetration boot.
Installation Metal panels and trim shall be factory cut to correct length whenever possible to limit on-site trimming of panels.
When on-site panel cutting must occur, shears or snips must be used.
Anchor panels securely in place with provision for thermal and structural movement, or as recommended by manufacturer.
Fasteners shall be placed as shown in maps and drawings sheet 5.
Install gaskets, joint fillers, and sealants where required for weatherproof performance of metal/skylight panel assemblies.
Foam closures shall seal each panel crossing exterior wall of building.
At all locations where one continuous sheet cannot be installed from ridge to drip edge, sealants shall be applied at lap joint.
Lap and sealant shall be in accordance with manufacturers’ recommendations.
Installed panels shall allow 3-inch overhang at eave.
Quality Control Work shall be completed in professional manner resulting in roofing materials and trim forming a finished appearance and weather tight seal.
Panels shall be aligned properly with existing building.
Fasteners shall be properly set to allow neoprene washer to seal and minimize errant holes in roofing.
All errant holes in roofing shall be sealed.
Work areas shall be “swept” with broom and magnet to collect and dispose all screws.
Payment Payment for metal roofing installation shall be lump sum. Such payment shall represent full compensation for all equipment, material, labor, permits, and all other items necessary and incidental to completion of work according to this specification.
Items of Work and Construction Details.
Contract Line Item numbers 6 and 7. This specification covers all work installing metal roof, skylights, and associated trim and hardware on two buildings, the Seed House and Plant Storage Building.
See maps and drawings sheets 2 through 5 for additional information.
Construction Specification – Rolling Sheet Door
A rolling sheet door shall be provided and installed replacing one panel type door in the Seed House. See drawing sheet 7 for location details.
Equipment and Materials Steel roll up door complete with guides, necessary hardware, jambs, head mold strips, anchors, inserts, hangers, equipment supports and all associated components and hardware to form a complete functioning door system installed in steel frame building.
Door shall be constructed of not less than 26-gauge steel with round or square corrugation.
Door shall have factory applied white finish.
Door size shall be 12 wide by 11 feet tall.
Door guides shall be not less than 14-gauge 2-inch wide galvanized steel and include anti-wear strip.
Door curtain and guide shall include nylon strap.
Spring tensioning shall be adjustable.
Slide bolt locking mechanism shall be provided on each side of door.
Door shall include stops to prevent rolling up past header.
Bottom edge of door shall be reinforced and include replaceable vinyl astragal.
Chain hoist shall be provided for manual operation.
Material specifications shall be provided to COR on site before installation begins.
Contractor shall be responsible to verify all dimensions for accuracy to ensure proper fit and finish.
Installation Opening for door shall be prepared in building.
Existing opening shall be enlarged to allow additional height.
Care shall be exercised to prevent damage to building framing elements.
Replacement jambs and headers shall be installed plumb and level secured to building floor, walls, and framing in like manner as existing to seal out weather elements and provide stable mounting of door hardware.
Prepared opening shall be 12 feet wide by 11 feet tall.
Install door complete with necessary hardware, jamb, and head mold strips, anchors, inserts, hangers, and equipment supports in accordance with manufacturer’s instructions.
Fit, align, and adjust rolling door assembly’s level and plumb for smooth operation.
Installed door shall be ready to accept electric hoist type opener.
Installation timing shall be coordinated with installation of electric door openers.
Quality Control Care shall be exercised during storage, handling, and installation to prevent substantial damage to door and associated components. Touch up, repair, or replace damaged components. Test operation after substantial completion for proper operation. Door shall operate without binding, distortion, or noises indicative of mis-aligned parts. Adjust hardware and operating assemblies as needed. Operation of completed installation shall be demonstrated to COR on-site.
Payment Payment for rolling sheet door shall be lump sum. Such payment shall represent full compensation for all equipment, material, labor, permits, and all other items necessary and incidental to completion of work according to this specification
Items of work and construction details Contract Line Item Number 8. This specification covers all work preparing the opening in the building and installing a rolling sheet door.
Construction Specification - Electric Door Openers
Scope The work shall consist of providing and installing two electric powered door openers, along with necessary wiring, controls, and safety devices. Two (2) electric door openers shall be provided and installed on rolling sheet doors, one in the Seed House and one in the Plant Storage Building.
Equipment and Materials Hoist type commercial or industrial duty door operator for roll up door.
Opener shall be compatible with existing 12 feet wide by 11 feet tall roll up door in Seed house Opener shall be compatible with existing 12 feet wide by 16 feet tall roll up door in Plant Storage Building.
Operator shall not be less than ½ horsepower continuous duty 110-volt motor with overload protection.
All associated mounting hardware shall be sourced from manufacturer of door opener whenever possible.
Opener shall include floor-level hand chain allowing manual operation of door, NEMA 3 button control station with open, close, and stop functions, photo eye primary entrapment protection, and emergency release.
Manufacturers’ warranty against material and manufacturing defects shall be not less than 2 years.
Materials to install electrical circuit back to building main electric panel shall be included.
Material specifications shall be provided to COR on site before installation begins.
Contractor shall be responsible to verify all dimensions for accuracy to ensure proper fit and finish.
Installation Door opener, mounting hardware, controls, and all wiring for controls and electric power shall be installed following manufacturers’ recommendations.
Hand chain shall be installed on West side of door, away from walk through door in Plant Storage building.
NEMA 3 button control station shall be installed approximately 4 feet above floor level on East side of door, toward walk through door.
Control station shall be wired to operate open and stop with momentary contact and constant pressure to close.
All control and electric power connections shall be completed by a licensed electrician.
Electric power for opener shall be a dedicated circuit including new breaker, wire, and rigid metal conduit originating in building main panel.
Control wiring shall be enclosed in rigid metal conduit.
Power supply wiring and control wiring must be in separate conduit.
Installation of electric door opener in Seed house shall be coordinated with the installation of rolling sheet door in same building.
Electric power wiring shall be routed within exterior wall or overhead along building framing. Wiring shall be in accordance with manufacturers’ recommendations, motor nameplate voltage and amperage, NEC, and local electrical code.
Limit switch shall be adjusted to allow door to fully open to top of door opening and fully close seated to floor.
Quality Control Specifications for door opener shall be verified to COR on site by providing information from the manufacturer before the opener is installed. All components associated with the opener shall be verified by the COR for adherence to specifications. Operation of door opener shall be demonstrated to COR and adjustments made as needed to comply with this specification.
Payment Payment for electric door opener shall be each. Such payment shall represent full compensation for all equipment, material, labor, permits, and all other items necessary and incidental to completion of work according to this specification.
Items of Work and Construction Details Contract Line Item Number 9. This specification covers all work associated with installing electric door openers on two rolling sheet doors.
This item shall include all materials, tools, supplies, and labor to provide equipment and materials meeting this specification and installation meeting quality control standard of this specification.

Construction Specification – Electrical Upgrades
The work shall consist of providing and installing:
LED lighting exhaust fans main electrical disconnect additional panel breaker box branch circuit wiring of 120 volt and 240-volt.
Installation to include new circuit wiring, including new switch, from existing switch box location or main electric panel for building.
11 new LED fixtures to be installed.
A licensed electrician shall complete all electrical connections.
Equipment and Materials
Seed House Electrical Upgrades
New 48-inch drive single speed 3/4 hp. 115/208-230-volt ventilation fan with backdraft damper/wall shutter louvers and full safety shield. Shutter shall open when fan is running and close when fan is off. Fan shall be rated at not less than 12000 cubic feet per minute (CFM) air flow. Include new flashing and sealing into existing building wall. Fan to be supplied, installed into building and wired by licensed electrician. Includes on/off switch installed 4 feet above floor.
Provide and install 6 120-volt duplex convenience outlets as shown in drawings. Outlets shall conform to NEMA 5-20R. Two new circuits shall be installed from breaker panel including 20-amp single pole breaker, wiring, rigid metallic conduit, steel boxes and cover plates. Install 8 inch girt 4 feet above floor as shown in drawings for attachment for electric boxes. Routing for new circuits shall be protected within building framework.
Provide and install 2 240-volt electric outlets as shown in drawings. Outlets shall conform to NEMA 6-50R. Two new circuits shall be installed from breaker panel including 50-amp double pole breaker, wiring, rigid metallic conduit, steel boxes and cover plates. Install outlets 4 feet above floor as shown in drawings. Routing for new circuits shall be protected within building framework.
The main electrical disconnect for the building shall be replaced with new 200-amp 3 phase 240-volt 4 pole fusible safety switch/disconnect. All electrical connections shall be completed by a licensed electrician. Contractor shall coordinate work on this item with the electric service provider, Georgia Power, and with the installation of new disconnect/safety switch to minimize the time period the building is without electricity.
The switch shall be enclosed in 3R steel enclosure. The switch/disconnect shall be rated for not less than 25 horsepower motors Provide and install main electrical disconnect/safety switch and add breaker panel box.
Provide and install additional breaker panel with spaces for not less than 20 breakers. 10 15 amp and 10 20 amp breakers shall be supplied. The panel shall be enclosed in 3R steel enclosure.
All electrical connections shall be completed by a licensed electrician.
Plant Storage Building Electrical Upgrades Provide and install 7 new LED 4-foot shop light fixtures in the Plant Storage Building; 120-volt; color 5000K. Fixtures shall be integrated LED with built in LED arrays rather than the type using T8 LED tubes.
Each fixture shall be rated to provide not less than 6000 lumens.
Lighting for ground floor shall include 3 fixtures attached to bar joists.
Lighting for half loft area shall include 4 fixtures attached to purlins.
All components shall be UL listed suitable for damp conditions.
Provide and instal 4 High bay LED shop light fixtures; 120-volt; color 5000K. Each fixture shall be rated to provide not less than 12000 lumens. High bay lights shall be attached to purlins not more than 1 foot below structure. All components shall be UL listed suitable for damp locations.
Provide and install new 42-inch single speed 1/2 hp. 115/208-230-volt ventilation fan with backdraft damper/wall shutter louvers and full safety shield. Shutter shall open when fan is running and close when fan is off. Fan shall be rated at not less than 7000 cubic feet per minute (CFM) air flow. Include new flashing and sealing into existing building wall. Fan to be supplied, installed into building and wired by licensed electrician. Includes adjustable thermostat switch.
Material specifications shall be provided to COR on site before installation Contractor shall be responsible to verify all dimensions for accuracy to ensure proper fit and finish.
Installation All wiring shall be of size and type approved by NEC and local building code for amperage and length of circuit. All fixtures, conduit, and associated components shall be anchored to the building framing in accordance with manufactures recommendations. Routing of wiring shall be overhead and along walls above any door height between the electrical breaker panel box and the fixture. Finished work shall be securely mounted and professional in appearance.
The main electrical disconnect shall be installed at the location of existing electrical disconnect in the Seed House. All electrical connections must be completed by a licensed electrician. Coordinate installation with the removal of panel to minimize the time period building is without electricity. Contractor shall be responsible to contact the electric service provider, Georgia Power, as needed.
The breaker panel box shall be installed at the location of other electrical equipment in the Seed House.
Lighting fixtures in the Plant Storage Building shall be hard wired.
All branch circuit wiring installed shall be protected by rigid metallic conduit.
Lighting fixtures for Plant Storage Building shall be arranged as shown in drawing 10.
Ground floor and high bay lighting shall be operated by switches located adjacent to the walk through door.
Fixtures for loft area lighting shall be arranged as shown in drawing 10. Loft area lighting shall be operated by two 3-way switches, one at the top and one at the bottom of access stairs.
All electric power connections shall be completed by a licensed electrician.
