HEIRS' PROPERTY IS LAND THAT IS PASSED DOWN TO A NEW GENERATION WITHOUT A PROPERLY PROBATED WILL. AS A RESULT OF THIS CLOUDED TITLE, THE ABILITY TO GENERATE WEALTH BECOMES COMPLEX WITH MULTIPLE PARTIES HAVING A FRACTIONAL OWNERSHIP RIGHT TO THE LAND. OWNERSHIP OF LAND WITHOUT A CLEAR TITLE ALSO MAKES IT DIFFICULT, IF NOT IMPOSSIBLE, TO ACCESS GOVERNMENT PROGRAMS, LOANS, AND LEGALLY ENGAGE IN COMMERCIAL ACTIVITIES. WHILE THE 2018 FARM BILL PROVIDES AN ALTERNATIVE MEANS OF DOCUMENTING OWNERSHIP TO ESTABLISH A FARM NUMBER, THERE ARE STILL MANY BARRIERS THAT EXIST IN A LANDOWNER'S ABILITY TO NAVIGATE THE COMPLEX ISSUES OF HEIRS' PROPERTY IN ORDER TO BUILD WEALTH FROM THE LAND. FURTHERMORE, LANDOWNERS ARE OFTEN FACED WITH MANY QUESTIONS ABOUT THE BEST BUSINESS OPPORTUNITIES FOR THEM AND A NEED TO AQUIRE ADEQUATE TRAINING TO ACHIEVE SUCCESS.THIS PROJECT TARGETS HEIRS' PROPERTY OWNERS IN RURAL COMMUNITIES WHO ARE INTERESTED IN DEVELOPING NEW AGRICULTURAL OPERATIONS ON THEIR LAND. WE PROVIDE A THREE-PRONGED APPROACH THAT ADDRESSES THE TECHNICAL ASSISTANCE NEEDS OF (1) NAVIGATING THE LEGAL AND SOCIAL ASPECTS OF HEIRS' PROPERTY; (2) DEVELOPING THE FARM BUSINESS AND FINANCIAL PLANNING; AND (3) ACQUIRING THE EXPERTISE TO ENGAGE IN AGROFORESTRY, FRUIT, AND VEGETABLE PRODUCTION. THROUGH THE COURSE OF THIS TRAINING, HEIRS' PROPERTY OWNERS ARE TRANSITIONED INTO NEW FARMERS AND BUILD WEALTH ON THEIR LAND WHILE ENHANCING THE ECONOMIC ACTIVITY OF THEIR RURAL COMMUNITIES FOR CURRENT AND FUTURE GENERATIONS.
