CJAG Dining Facility Conversion Project Q&A
1. Solicitation for Camp Ravenna DFAC/Kitchen remodel 01019 # W9136422R0003 on page 3 & 4 of 14 identifies 3 separate Clins/Item No's ( 0001, 0002, and 0003). It appears that the kitchen remodel is 0001 base bid. Can you please clarify all three Clin's/Item Numbers?
Answer: LIN #2 and #3 are for AE services needed to design the hood system as noted on sheet P.1. A and B Services (CLIN #2) are for design support and C services (CLIN #3) are for Construction support.
2. Attachment "A" Existing Building Plans are 95% drawings dating back to 2018. Is there 100% or as built drawings available for this project?
Answer: Construction drawings will be made available.
3. It appears that the sanitary sewer/Grease Trap/Grey Water Dump Station will be routed outside the building to tie into existing. Are as built drawings available for the existing sanitary sewer and storm sewer available for exterior work? Is the surface of where the trench is located improved? If so, what type of material will have to be replaced (lawn, stone, concrete, asphalt)?
Answer: Please see Attachment C. The as-builts for the Sanitary show a 6" lateral at Station 2+76. The Contractor will be responsible for the exploratory excavation to determine the final location.
4. There are many finishes identified in the scope but no specifications for the finishes. Can you please provide specifications for new finishes to include but not limited to FRP, Resinous floor system, exterior siding manufacture and profile for the window infill?
Answer: FRP Panels to be 4'x8'x0.090". ACT Tiles to be lay-in. Resinous floor system to be a 3 coat system. Exterior panels to be Nucor to match existing. Wall profile to match existing plan details.
5. A kitchen hood with fire suppression is called out to be installed per code. All kitchen hoods are custom made. It is questionable if an Ansul system is required due to the fact that the oven/range is electric, there is not a fryer and the oven is a proofer. If one is required it may not need an Ansul fire suppression system. Typical commercial kitchen hoods have a welded steel vent through the roof that require ventilation and outside air sometimes requiring conditioning outside air. This also will affect the existing HVAC system. The mechanical engineer should dictate what kitchen hood is to be provided and if there will be any modifications to the existing HVAC system because of the new kitchen hood. Can you please provide specifications for the commercial kitchen hood including structural attachment and roof modifications for any through the roof modifications?
Answer: See answer to #1. Hood system to be designed and provided by Contractor.
6. It appears that an acoustic ceiling exist in most of the building. Above the ceiling cold water and gas piping and possibly a welded vent for a new kitchen hood will be installed above the ceiling. Can you please provide the specifications for the existing acoustic ceiling tile and grid system that may need to be repaired or replaced.
Answer: Armstrong grid system with Lay in tiles are the existing system.
7. The fire alarm is to be modified. Can you please provide the manufacture and model number for the existing fire alarm system and a contact name and number of who currently services the existing system?
Answer: Fire Alarm system is Honeywell.
8. Dump stations typically have a specific brass attachment fixture. Can you please provide the make and model number of the dump station fixture for the dump station?
Answer: OPW 4" from John Ellsworth was the basis of design.
9. The plans call for a new commercial kitchen hood and plumbing that will have vents that penetrate the roof. Can you please provide specifications for the the roofing material to include manufacture, model, color and profile?
Answer: Drawings will be provided.
10. The commercial kitchen hood will have a a steel welded vent through the roof to a roof curb and will need to be supported by the roof. In steel building construction additional bridging and structural steel supports will be need to suspend the new kitchen hood, additional mechanical equipment and curb for the vent. Is it the responsibility of the GC to provide the structural engineering design for the structural support of the new equipment? If so, can you please provide detailed structural steel design and as-built drawings to give to our structural engineer?
Answer: Drawings will be provided.
11. Some kitchen equipment requires water and other connections. Noted on the plan is beverage table warming table, and ovens.
Do any of the equipment require water supplies? No.
Do any of the water supplies need plumber supplied revers osmosis or in-line filters? No.
Are the government supplied equipment to include water hook up by the GC? Yes If so can you please provide a list of equipment that will need water supply lines, the size of the line, the type of filter that will be required. Coffee makers and soft drink equipment typically require water lines. Soft drink dispensers require syrup tanks.
Government supplied equipment will require water hook up. No soft drink or coffee dispenser.
Will a pot filler be required at the range? No.
12. Commercial Kitchens require certain lighting levels for food preparation. I didn't see any upgrades to the lighting. Is new lighting required for this project?
Answer: No
13. A 4' X 8' opening is identified for service counter. Can you provide a size and material for the service counter?
Answer: Opening is existing as is the counter.
14. Service counter opening for commercial kitchens typically have overhead roller doors to secure the kitchen off hours. Is a roller security door for the 8' wide opening required?
Answer: No
15. The installation of a RV dump station is part of this project. A frost free yard hydrant is specified to be installed. Typically non-potable water is used to prevent any contamination of the fresh water system. Will the yard hydrant require a back-flow preventer?
Answer: No
16. The existing exterior finish around the building is gravel. The specifications call for disturbed areas to be seeded. Is grass the desired to be installed where ground was disturbed.
Answer: Exterior areas should be restored in kind.
17. Is this project to be a design build project?
Answer: No. The Hood system is the only item to be designed and prepared by the Contractor.
18. We would like to know if this is a brand new contract OR if there is (was) an incumbent performing these services.
Answer: Yes, this is a new contract.
