Tomah VA Medical Center Project Engineering
SCOPE OF WORK MEMORANDUM
1. Project Data:
A. Title: Replace Roofing B-452 (Construction) B. Location: VA Medical Center, Tomah, Wisconsin B-452 C. Project #: 676-18-112 D. COR: James D. Conn E. Contractor: IFB F. Time requirement: 160 days from Notice to Proceed
Provide work as per Scope of Work outlined below:
Provide work in accordance with federal, state and local authorities and well as PG-18 VA Specifications Guide Manual and ASHRAE 90.1(-2013)
Project conditions:
This project consists of removal of 8,654 square feet of roofing membrane. There are many repaired spots. The under-roofing is of mechanically fastened insulation with a vapor barrier followed by 1 inch of Perlite on a structurally-pitched steel deck construction.
2. There are four portions (2A, 2B, 2C, and 2D.) of this contract that will be bided in separate categories for possible deducts of project. Refer to drawing identifications of these areas.
A. Main area equal to 5,312 square feet Building 452 (including attached Mechanical Room on North end of building).
B. Tramway 1 equals 1,548 square feet (Deduct 1) C. Tramway 2 equals 1,386 square feet (Deduct 2) D. Tramway 3 equals 408 square feet (Deduct 3)
3. The following steps apply to identified Building 452 (Main Project Area):
A. Replace the existing PIB roofing with Firestone or equal, white colored
Thermoplastic Polyolefin (TPO), self-adhesive roofing .060 thickness.
B. Provide demolition and removal of roofing material down to mechanically fastened insulation material.
C. Repair or replace damaged insulation material as discovered.
D. Provide disposal of demo material and dumpsters. Provide refuse weight tickets. Provide recycling of materials when required.
E. Repair any steel or insulation imperfections, perforations and penetrations as discovered.
F. Provide cleaning and preparation of mechanically secured insulation surface if required.
G. Provide and install roofing edge wooden blocking to raise the parapet wall to an additional height required for the increased insulation. (Contractor to Field Verify).
H. Provide reinforcement of extended parapet wall as required.
I. Provide new roof drip edge and parapet wall flashing. Match existing
Aluminum color and texture.
J. Install new roofing insulation thickness as per roofing guide to meet
(ASHRAE 90.1-2013) Zone 6 standards for R-30 minimum insulation (ci) glue fastened insulation. Roofing insulation to start at the wall and arranged to taper at the drains. (Contractor to Field Verify)
K. Raise roofing drains to mate with insulation. (Exterior connection work).
Install new roof drain gratings as required.
L. Install new white TPO rubber roofing material 60 mil thickness in accordance with installation guide. Provide extended 20-year warranty.
M. Extend any plumbing and steam vents as required.
N. Seal all plumbing, exhaust, and other roof penetrations as required.
O. Raise Air Handling Unit Trunks and Ventilation stacks as required for increased insulation.
P. Provide and install new equipment servicing walk way paver pads to all roof top mounted ventilation and heating equipment.
Q. Provide all construction and inspection reports as required.
R. Due to criticality of building function, contractor will install filters over external building vents during construction and replace as necessary throughout construction activities.
S. Vendor to provide plan to eliminate any dust contaminates or fumes from entering occupied building due to mission criticality.
T. Provide and install seven (7) man-fall protection anchor devices for all sides of roof. (Contractor to Field Verify)
4. The following steps apply to identified Tramways (Deducts 1,2, and 3) and should be bided as separate line-items:
A. Replace the existing PIB roofing with Firestone or equal white TPO rubber roofing .060 thickness.
B. Provide demotion and removal of roofing material and insulation material down to the concrete deck.
C. Provide disposal of demo material and dumpsters. Provide refuse weight tickets. Provide recycling of materials when required.
D. Repair any imperfections, perforations and penetrations as discovered.
E. Provide cleaning and preparation of concrete surface as required.
F. Provide new roof drip edge and parapet wall flashing. Match existing brown thickness, color, and texture to match existing.
G. Install new roofing insulation thickness to meet existing as-built dimensions.
(Contractor to Field Verify)
H. Align and reconnect roof drains to mate with insulation and new parapet wall flashing drip edge. (Exterior connection work).
I. Install new roof drain scuppers.
J. Provide extended 20-year warranty on new TPO roofing.
K. Seal all roof penetrations as required.
L. Provide all construction and inspection reports as required.
