DRAFT Specifications:

1. Electrical

a. Replace two (2) existing Load Centers 150-Amp, 20 space, 120/240 VAC, panels with equivalent or better.

b. Replace existing electrical disconnects and control switches with modern equivalent. Disconnects range from approximately 20 to 60 amps and up to 240v.

c. Replace emergency lighting system…

2. HVAC

a. Replace the Existing nominal tonnage, R-22, remote condenser, system with a modern equivalent energy efficient unit. System has one (1), five (5) zone, Air Handling Unit (AHU) with direct expansion coil and hot water coil.

b. Replace existing Automatic Temperature Controls with new Direct Digital Controls (DDC) shall be compatible with the Park’s Johnson Niagara N4 based, Building Automation System (BAS).

c. Existing Veris Industries 8100 Series Energy Meters to be replaced with new equivalent or better model compatible with Niagara N4.

d. Existing Facility Explorer FX20 JASC shall be replaced with new equivalent or better JASC compatible with Niagara N4.

e. Contractor shall be responsible for all connections, electrical, communication, programming, testing and balancing, graphics, points, commissioning/re-commissioning, etc., required to ensure that all controls, energy meters, and HVAC systems, are fully functional and communicate properly with the park’s central BAS.
