Question: Does painting in the closets (mechanical rooms) need to be included? Minor drywall work for the lighting rough in and install will be required per the SOW. Please confirm if these rooms are to be painted or not.
Answer: No painting in closets.
Question: Does painting in the hallway at Mens / Womens need to be included? There is a large existing patch within that hallway that hasn’t been painted. Just wanted to confirm this area is not to be painted.
Answer: No painting in hall.
Question: Is temp fence required around laydown storage space as shown in the RFP documents within the parking lot? Please confirm yes or no.
Answer: No
Question: Please confirm that the existing subfloor underneath the existing VCT is 1” thick to be able to receive new subfloor plywood (3/4”), luan plywood (1/4”), and finished floor per scope of work document.
Answer: To the best of our knowledge 1” is correct.
Question: Is the duration of work 60 working days or 60 calendar days after NTP?
Answer: 60 Business days after ntp.
Question: Can the CQC systems manager be either the PM or the superintendent? Or does this need to be a stand-alone position? If stand alone, is it required for them to be onsite at all times during the course of construction?
Answer: Combined CQC/PM and Superintendent is acceptable (1 person, all 3).
Question: Is a construction trailer going to be required for the GC to carry and have onsite?
Answer: No
Question: If needed, would an additional site visit be granted for GC’s to bring subcontractors out on site to verify scopes?
Answer: One additional site visit can be scheduled for this purpose but no more.
Question: Since no quantities are given for new floor joists, can we be given an allowance of 20% of flooring to receive new floor joists in order to keep proposals apples to apples between all bidders?
Answer: The expectation is no floor joists will need to be replaced only add what is needed for additional nailing surfaces. We can’t allow percentages. For bidding purposes assume a quantity 10-2x8x16’ dimensional limber.
Question: Will panels support temporary electrical for bathroom trailer. If not, please advise if GC should provide a generator for trailer bathroom use?
Answer: The panels were shown to all bidders. There appears to be plenty of space for the trailer power. The contractor needs to confirm the trailer power requirements.
Question: Are the light switches in closets wired already to be able to accept new fixtures or do we need to assume running new wire and circuits back to panels?
Answer: To the best of our knowledge contractors will only need to run wire from the switch to the light.
Question: Does GC need to provide final clean services prior to turnover or will on-site campus services be doing this work? If final clean is required by the GC, is SOAR 365 still your partner on the campus for these efforts? Please provide contact information for SOA365 if to use them solely.
Answer: Cleaning of the luxury trailer will be completed by SOAR365 at no expense to the contractor. The contractor is responsible to clean the restrooms being repaired. There is no requirement to use SOAR365 solely.
Question: Is there enough space in the T195 trailer electrical panels to allow the addition of 4x30amp breakers?
Answer: Yes
