1.4.5. CLIN 0005 – Repair Domestic Hot Water Heater Piping – BLDG 12360, Repair work (“K”) DEJ176397J

1.4.5.1. Background: Two 2000 MBH DHWH were installed in 2018 with two 750 gallon storage tanks. Each heater is piped to its respective storage tank with a common pipe between them. During startup, it was discovered the heaters could not be configured in Primary / Secondary configuration feeding both tanks due to the location of the temperature sensors. The common pipe was closed and each heater heats its own respective tank. After two years of monitoring the heater’s cycle run times it was discovered they are excessive and could possibly shorten the life of the heater. It appears the actual usage is not matching the calculated usage for the barracks.

1.4.5.2. Contractor shall modify piping and control system to allow one heater to heat both tanks. The supply and return piping shall be balanced from the heaters to the tanks to each tank is equally supplied with hot water to the design temperature of 140°F. Heaters will change as Primary heater by EMCS control system according to a schedule. The hot water supply piping to the building shall also be repaired to balance piping to pull equally from both tanks.
