AM.CON.GEN. MILAN – RENOVATION OF MSGQ

PROJECT DESCRIPTION

Introduction

This project is a partial renovation of existing Marine Security Guard Quarter (MSGQ) in Milan.

Site Location

This facility is located in the center of the city, same block of US Consulate Milan. It’s a one level penthouse of about 450 sqm at 7th floor in a reinforced concrete building. It has two means of egress with two separate set of staircase and elevators. Construction workers will use guest entrance (n 33 on plan view, see below) and in particular the hoist which leads from building private parking area at street level to a balcony connected to landing area 33 and the apartment itself. Contractor will use this access from via Montebello 39 to bring truck in and out and load/unload materials and debris. As staging area, Contractor can use the space next to the hoist at ground floor which is confined between building façade and a pillar (it’s not a parking spot).

This needs to be confirmed by US Consulate Milan and Facility.

The building is located in the ‘limited traffic zone’ of Milan.

Scope

Main target for this project is to increase the number of bedrooms of 2 units, adding an extra bathroom. One bedroom has been cut out of actual kitchen/pantry while the other one took half of actual dining area. Existing storage 19 has been turned into the new bathroom (see plan view below).

As a consequense it's necessary to resize the kitchen and reshape bathroom n 18 to make room for new bathroom.

Considering that the other bathrooms are facing plumbing issues, it has been decided to renovate them all.

EXISTING CONDITIONS

1. Architectural

The apartment is and will be served, left and right, by a long corridor. Marines private area is separated from living area by a corridor door that will be shifted towards bar area (n 34) under this contract to keep this separation still in place, including new bedrooms, as requested. Considering that room 10 is a spare bedroom, it’s been decided to reduce it, shifting drywall between rooms 10 and 11 of 60 cm. This allows to relocate existing wardrobe in room 13 into this niche serving room

11. Existing built-in wardrobe in room 11 will be turned to serve room 12, the existing one in room 12 to serve room 13 and rooms 35 and 36 will have new built-in wardrobes matching the others.

2. Structural

No structural works will be performed under this contract. Partitions are made of insulated gypsum-board with the exception of kitchen and bathrooms/laundry where partitions are made of cement bricks.

PROPOSED RENOVATION RECOMMENDATIONS

Tenants leave the MSGQ for the entire length of construction works.

Works can be performed in all areas at the same time. Completion time as per Contract requirement. The part of the residence that shall not be part of this SOW can be used for storing existing equipment and furniture to free the working area.

This is based on the assumption that selected Contractor will have simultaneously on site more than a single team in order to perform in multiple location at the same time.

Special attention must be given to the fire ratings of all bedroom partition walls that must be upgraded to 60-minute fire resistance (REI 60 in Italy).

Furthermore, all bedroom door and the door at the beginning of the Private area must be replaced with hotel style doors, with a fire rating of 45 minute.

The contractor shall submit shop drawings and catalog cuts for all kind of work under this contract for approval before installation.

Special attention must be dedicated to the fire alarm system and to the fire ratings of bedroom partition walls and doors.

CONCLUSIONS

At work completion the contractor shall provide AS BUILT drawings, Maintenance manuals and catalog cuts for the major equipment, such as, but shall not be limited to: Rated doors, fire rating of walls, fire alarm, kitchen appliances and cabinets.

Also the new plumbing, electrical, mechanical and fire installations shall be certified according to local code and practice.
