Project Statement of Work VA Project: 540-20-119

Louis A. Johnson VA Medical Center

General Project Scope of Work:

The purpose of this work is to replace the existing Liebert supply air unit in-kind or with approved equal in the existing CT scanner area of the hospital. If new unit proposed does not match existing conditions contractor will provide technical proposal for how the new unit will be tied into all necessary utilities and ductwork. Contractor will be responsible for all labor equipment and materials to complete project.

Work to be completed:

• Demolition and removal of existing Liebert unit and condenser

• Installation of new supply air unit in same location and condenser on roof.

o Condenser location to either match existing or be installed on MRI building roof

(See Alternate 1)

• Connecting ductwork and electrical utility supply to new unit. If connections are not in same fashion/orientation as original unit, contractor to provide technical proposal on how unit will be installed.

• Rebalancing of air supply and return if necessary.

• Provide and maintain appropriate infectious control measures throughout project.

o Infection control to meet all VA specifications as necessary.

o HEPA carts will be required for all above ceiling work for utilities.

o If contractor determines major demo of ceiling grid in construction area for proposed unit, infection control measures will need to be evaluated and possibly increased as necessary determined by Infectious Control Staff at hospital.

General Contractor Scope of Work:

The General Contractor (GC) will provide all supervision, scheduling and management of the project. Plus miscellaneous general trades work. The GC may assign some of the GC work to the mechanical sub-contractors but will continue to be responsible for the assigned work.

Management of the Project includes:

1. Planning, supervising, managing, and scheduling activities of the contractors.

2. Coordinating and maintaining communications with the Owner.

3. Implementing and managing the security plan and procedures.

4. Managing and supervising the fire safety requirements.

5. Managing and coordinating the project activities and project storage areas with the operations of the Owner.

6. Surveying of the work area prior to and after the work.

7. Providing protection of the existing facility during the work.

8. Providing and maintaining infection prevention measures.

9. Providing interim and final cleanup of the project work areas.

10. Providing facilities for removal and disposal of waste materials.

11. Supervising and maintaining requirements for construction waste management.

12. Maintaining, coordinating, and delivering as-built drawings.

13. Managing and coordinating tie-in, maintenance, and restoration to original condition of temporary utility connections.

14. Managing and coordinating of required testing before, during, and after the work.

15. Managing, coordinating, and participating in furnishing Maintenance and Operating manuals and verbal instructions.

16. Furnishing and installing required safety signs.

17. Developing, managing, coordinating, supervising, and complying with the project schedule.

18. Coordinating and submitting the monthly certificates for payment for all contractors.

19. Updating the project schedule and attending monthly schedule update meetings.

20. Coordinating the contractors’ efforts required to maintain the project completion date.

21. Coordinating submittal of shop drawings, product data, and samples.

22. Coordinating and supervising the requirements for commissioning.

23. Contractor shall comply with all industry safety standards, OSHA, and ASHRE Regulations

24. Contractor shall furnish a monthly report detailing weight of material taken to the landfill or for recycle with invoices

General Trades Work includes but is not limited to:

1. Submitting shop drawings, product data, and samples for items related to general trades work.

2. Furnishing, installing, maintaining and removing temporary environmental controls.

3. Providing cutting, alterations, removal, and patching of existing work as necessary to install new work.

4. Furnishing and installing joint sealants, fire stopping

5. Furnishing and installing other work required in the project not specifically assigned to the mechanical, electrical or other contractor.

Existing Conditions:

• Existing Unit is a Liebert Challenger 3000 split system.

o Model #BU036E-AAHI, 3 tons, hot water reheat, infrared humidifier.

o Condenser Model # PFH_42A, 3 tons, 460V, 3 phase.

• Ceiling height is 8 feet in equipment room.

• Existing electrical panel is in room 2209 and is labeled “MP” (room 2F120 on drawing)

• Existing unit is tied in building automation system with the existing data points o Connect all existing data point up to new unit

Mechanical Scope of Work:

• Demo and remove existing Liebert air supply unit.

o Disconnect supply and return duct work o Disconnect refrigerant piping

• Demo outdoor condenser and refrigerant piping o If refrigerant piping is needed to be replace, then replace circuit set.

• Install new proposed air unit in same location o Connect supply and return duct work o Connect refrigerant piping o If unit cannot be installed in same orientation and stay below ceiling height, contractor is to include technical proposal on how ceiling work will be redone to accommodate the new unit.

o If new unit does not have capabilities to match existing conditions i.e. hot water reheat, the contractor will demo hot water supply and return lines back to main line. Leaving dead legs will not be allowed.

• Install new condensing unit on roof o Inspect curbing and roof around condensing unit make repairs if needed o Repair roofing as needed for new circuit set.

• Commissioning of new unit o TAB reporting and start-up of new equipment

Electrical Scope of Work:

• Demo and remove existing Liebert air supply unit.

o Disconnect electrical connections

• Install new proposed air unit in same location o Connect existing electrical connections o If new unit requires changes to electrical, contractor will be responsible for all labor materials and equipment needed for electrical requirements included in their pricing.

▪ Contractor to verify panel will handle new electrical load.

▪ Contractor to show routing path for new electrical requirements

▪ Any and all misc. items as needed.

Control Scope of Work:

• Disconnect existing control points from existing Liebert air supply unit.

• Connect control points to new proposed air unit for proper control.
