1.4 WORK COVERED BY CONTRACT DOCUMENTS

A. The Work of Project is defined by the Contract Documents and consists of the following:

Summary: The project involves replacement the existing Fire Pump and Controls, Domestic Water Pumps, and the Heating Water Circulation Pumps at the CR/NC Hospital. The Fire Pump and Controls are also near the end of their useful life and in need of replacement. The domestic water pumps controls have failed and are being replaced to tie the new pumps and controls into the building automation system. The Heating Water Circulation Pumps are aging and being replaced with new variable speed pumps to improve efficiency and save energy. The project is located at the Crow/NC Hospital in Crow Agency, Montana.

1. BI18CR202H6 – Replace Domestic Booster Pump and Controls The project is to replace the domestic water booster pump and controls. Currently the domestic water booster pump consists of a skip mounted with pumps and controls in a package unit. The pumps are to be monitored by the building automation system Automated Logic. The primary goal of this work is to provide Design Documents for the following:

· Demolition of the existing domestic water booster pump and control components, and to replace with new pumps and controls.

· The new control system components are to be compatible and tied into the existing Building Automation System (Automated Logic).

· Replace the failed isolation valves on the domestic water system.

· See Drawings and Specification for details.

2. BI19CR200H6 – Replace Fire Pump and Controls

The project is to replace the existing fire pump and controls. Currently the fire pump functions properly and meets the requirements of the facility. The primary goal of this work is to provide Design Documents for the following:

· Demolition of the existing fire pump and control components, and to replace with a new pump and controls.

· The new control system components for the fire pump are to be compatible and tied into the existing Building Automation System (Automated Logic).

· See Drawings and Specification for details.

3. BI20CR200H6 – Replace HVAC Hot Water Circulation Pumps and Controls

The project is to replace the existing hot water circulation pumps and associated components on the heating side of the HVAC system. Install variable speed pumps tied into the boilers to adjust the flow to get the best heating efficient with the Patterson Kelly (PK) Condensing Boilers. The pumps sequence of operation will be controlled by the PK Boilers but monitored by the existing building automation system (Automated Logic). The primary goal of this work is to provide Design Documents for the following:

· Demolition and replacement of the existing hot water circulation pumps with new pumps and controls which communicate with the PK Boilers.

· The new control system components for the circulation pumps are to be compatible and tied into the existing Building Automation System (Automated Logic) but controlled by the PK Boilers.

· See Drawings and Specification for details.

B. Type of Contract:

1. Project will be constructed under a single prime contract.

1.5 WORK BY OWNER

A. General: Cooperate fully with Owner so work may be carried out smoothly, without interfering with or delaying work under this Contract or work by Owner. Coordinate the Work of this Contract with work and operations performed by Owner.

1.6 ACCESS TO SITE

A. General: Contractor shall have full use of Project site for construction operations during construction period. Contractor's use of Project site is limited only by Owner's right to perform operations and normal business.

B. Use of Site: Limit use of Project site to work in areas indicated. Do not disturb portions of Project site beyond areas in which the Work is indicated.

1. Limits: Confine construction operations to area of work.

2. Driveways, Walkways and Entrances: Keep driveways, loading areas, and entrances serving premises clear and available to Owner, Owner's employees, and emergency vehicles at all times. Do not use these areas for parking or storage of materials.

a. Schedule deliveries to minimize use of driveways and entrances by construction operations.

b. Schedule deliveries to minimize space and time requirements for storage of materials and equipment on-site.

1.7 COORDINATION WITH OCCUPANTS

A. Partial Owner Occupancy: Owner will occupy the premises during entire construction period. Cooperate with Owner during construction operations to minimize conflicts and facilitate Owner usage. Perform the Work so as not to interfere with Owner's operations. Maintain existing exits unless otherwise indicated.

1. Maintain access to existing walkways, corridors, and other adjacent occupied or used facilities. Do not close or obstruct walkways, corridors, or other occupied or used facilities without written permission from Owner and authorities having jurisdiction.

2. Provide not less than 72 hours' notice to Owner of activities that will affect Owner's operations.

1.8 WORK RESTRICTIONS

A. Work Restrictions, General: Comply with restrictions on construction operations.

1. Comply with limitations on use of public streets and with other requirements of authorities having jurisdiction.

B. On-Site Work Hours: Limit work in the existing building to normal business working hours of 8:00 a.m. to 5:00 p.m., Monday through Friday, unless otherwise indicated or approved by the Project Officer. Afterhours work may be required to minimize disruptions.

1. Weekend Hours: Only with prior approval of Project Officer.

2. Hours for Utility Shutdowns: Only with prior approval of Project Officer.

C. Existing Utility Interruptions: Do not interrupt utilities serving facilities occupied by Owner or others unless permitted under the following conditions and then only after providing temporary utility services according to requirements indicated:

1. Obtain Owner's written permission before proceeding with utility interruptions.

2. Schedule and obtain Owner's written permission before proceeding with medical gas interruptions.

D. Nonsmoking Campus: Smoking is not permitted within the building or grounds.

E. Employee Identification: Owner will provide identification tags for Contractor personnel working on Project site. Require personnel to use identification tags at all times.

F. Employee Screening: Comply with Owner's requirements for screening of Contractor personnel working on Project site.

1. Maintain list of approved screened personnel with Owner's representative.

PART 3 - EXECUTION

3.1 SITE INSPECTION

A. A Site Inspection to inspect the areas of work and to fully scope the work required prior to bidding is recommended.

1. Site inspections can be scheduled with Deano Yarlott, the Facility Manager. Mr Yarlott can be reached at 406-638-3402 and the visits can be scheduled between 8:00 a.m. and 3:00 p.m. Monday through Friday.
