This amendment is issued to provide a revised SOW dated 07/17/2017 and to respond to questions.
1. Will new LED lighting be required for both the mechanical & electrical rooms?
Only lighting located inside the mechanical room will be replaced. No other individual (i.e. electrical, janitorial or phone equipment) rooms outside the mechanical room will be considered part of this project. This is answer supersedes the answer provided in Amendment 0001.
2. Is there a report of Asbestos materials in the space, or within our areas of work?
ACM reports are available; however, we’re not expecting any asbestos to be present in this building. Should any discovery of asbestos occur, the contractor shall stop all work immediately and notify the GSA PM. GSA will handle any and all abatement if it becomes necessary to do so.
3. What are the electrical requirements for all lighting as specified on page 77 to match current output as stated? Electrical requirement is to supply new L.E.D.
fixtures to match existing voltage for the chiller plant lighting. Acceptable range of lumen output shall be 4000-5500 lumens. No linear L.E.D. replacements or retrofits will be considered for this project.
4. What are the existing electrical needs of the original chiller? The existing chiller:
460 Volts 3 phase 185 max RLA RLA 156 Unit Power 110 KW Min Circuit Amperage 195.
5. Are there any current As-built plans available of the current installations? As-built drawings will be made available for review to the contractor that is awarded this contract.
6. What type of final document drawings are required of the contractor to have provided for the government? It will be acceptable for the contractor to submit a redlined existing chiller plant floor plan illustrating the change that took place as a result of the project.
7. Is there a sign in sheet of all attendees that made the walkthrough? The Sign-in sheet was provided in Amendment 0001 that was posted to fbo.gov.
8. Please provide the contact information of the vendor who provides services for the service elevator that provides passage from the enclosed parking area to the basement equipment room as this vendor’s services will need to be utilized in moving the chiller through the access passageway which includes the elevator area. The buildings Operation and Maintenance Staff will support this work.
9. In the Statement of Work, paragraph 1.3 requires some work to be performed during weekends and requires the Contractor to be responsible for using, “…the O & M’s staff to support after hour support…” Please define what Owner staff the Owner would require for building access, crane work and chilled and condenser water outage and the hourly rate for each to be included in the quotation. The buildings Operation and Maintenance Staff will be used to support work performed over weekends and after hours. Emcore, B.J. Harger, Email address:
