STATEMENT OF WORK
REPAIR HVAC AT BUILDING 404
29-JUN-2018
1. Description of Work Purchase of two (2) Exhaust Fans (EF), Duct Furnace with blower unit, and all labor, materials and work necessary to replace the EFs and duct furnace with blower serving office space, men’s locker room and women’s locker room at building 404, Base Pool on Peterson AFB, CO in accordance with this Statement of Work (SOW). Comment by KELLEY, HEATHER S SSgt USAF AFSPC 21 CONS/PKA: Specifications from GENERAL NOTES section of drawings should be included here, ie. AHU providing 190 MBH output at 6000 feet
2. Task
2.1. Remove duct furnace with blower: Contractor shall remove existing gas fired duct furnace with blower in mechanical room adjacent to kid’s pool.
2.2. Install new duct furnace with blower: Indoor unit shall be setup for retrofit of horizontal installation in mechanical room. Unit shall be natural gas fired, provide a minimum of 240 MBH heat and 3000 CFM at standard conditions. It shall have 2 stage gas valve, and minimum of 80% efficiency. Contractor shall verify dimensions and perform modifications for installation tie-in including, but not limited to, ductwork, flue, natural gas and electrical supply. Provide new combustion air inlet to outside. Note this can be done via expanding existing 6” combustion flue and converting to concentric vent or a tie in to an existing unused 10” sheetmetal tube within mechanical room through roof.
2.3. Remove and retrofit new outside air and return air dampers for new duct furnace setup.
2.4. Provide new electrical disconnect switch to duct furnace with blower. Existing supply voltage is 115V.
2.5. Demo existing and install new rooftop exhaust fans for each of two locker rooms. Contractor shall verify dimensions and perform modifications as necessary for new exhaust fans. The exhaust fans shall be interlocked to operate with duct furnace with blower. Existing lighting protection on one of fans shall be reconnected to new unit. Existing supply voltage is 115V.
2.6. Contractor shall reuse existing Energy Management Control System (EMCS) building controller (NAE model) and replace existing equipment controller with current generation controller (FEC model) to perform equipment control. 2.7. Provide three EMCS compatible sensors in space; one in each locker room and one in office space. Comment by KELLEY, HEATHER S SSgt USAF AFSPC 21 CONS/PKA: Define EMCS please
2.8. Provide the following control points and tie them in to existing basewide Johnson Controls EMCS:
Unit Enable Unit Status Gas Stages Return Air Temperature Mixed Air Temperature Discharge Air Temperature Space Temperature (3 total) Outside Air Damper Return Air Damper Exhaust Fan Control (2 total) Exhaust Fan Status (2 current sensors)
2.9 Clean supply and return air duct using Source Removal method of mechanical agitation and extraction of debris. Clean all supply, return and exhaust registers in these areas. This shall include all necessary work for duct access. For estimation purposes there are approximately 125 LF of supply duct and 75 LF of return duct.
2.10 Provide new 10” diameter or equivalent duct and return register for entry reception area.
2.11 Test and balance airflows in system and provide report.
3. Additional Information:
3.1. All work to provide complete and usable systems (electrical, plumbing, etc.) shall be included in the project.
3.2. Units shall be installed in accordance with (IAW) the manufacturer’s installation instructions. Units shall be tested after completion of work for full operation.
3.3. Contractor shall dispose of all waste generated by this project according to all applicable local regulations.
3.4. Contractor shall be responsible to provide cleanup of worksite at the completion of the project.
3.5. Contractor shall comply with all local, state, and Federal laws and regulations pertaining to the work. Environmental hazards shall be held in strict accordance with the law.
3.6. Contractor shall provide a parts and labor warranty of 1 year for the entire project.
3.7. All work shall be coordinated with facility manager and CO a minimum of 14 days in advance of start of work. Work inside rooms shall be left clean and vacuumed with all debris and trash hauled to dumpster not left in rooms. Work inside rooms shall be completed within one day wherever possible, if not possible the work site shall be left in a clean manner at the end of the working day.
3.8. Contractor will ensure system start-up and normal operation of system.
3.9. Contractor shall provide up to two hours of training toward the end of construction.
4. Hours of Operation: The normal hours of operation will be 7:00 A.M to 5:00 P.M. Monday through Friday, excluding federal holidays.
5. Security Requirements: The contractor is responsible for obtaining all necessary passes, decals, or other items required for access to Peterson AFB. The CO will assist as required.
