IV. Existing Systems Description
A. General: The Billings Fire Station is a 5,200 square foot building with a mezzanine in the engine bays, constructed in 2010.
B. Existing Domestic Water Heating System: The existing domestic water heating system consists of a high-efficiency modulating-condensing water heater, domestic hot water recirculating pump and hot water expansion tank.
V. Project Work Elements
A. Drain Existing Domestic Water Heater: Shut off gas, power, cold water, and hot water supplies to existing water heater. Completely drain water heater tank.
B. Remove Existing Domestic Water Heater: Remove and dispose of the existing 100-gallon domestic water heater as shown in Figure 1 and Billings Fire Station Mechanical Room Demolition Plan SK-1 below. Disconnect existing water piping, gas piping, vent piping, combustion air piping, and electrical power from the existing water heater. Remove existing T&P relief and condensate drain piping. Remove existing 1/2” gas piping back to the 1-1/4” gas main in mechanical room. Cut existing vent and combustion air piping as shown on SK-1 below.
Remove existing cold water and hot water piping and valves as necessary to accommodate installation of the new water heater.

C. Furnish and Install New Domestic Water Heater (DWH-1): Furnish and install a new domestic water heater as shown on Water Heater Piping Schematic SK-2 and Billings Fire Station Mechanical Room New Work Plan SK-3 below. Water heater shall be modulating-condensing type suitable for firing with natural gas at high altitude, shall be rated for 160 psig working pressure, and shall be 95 percent thermally efficient, with 100 gallon glass-lined insulated tank, sea level input capacity of 150,000 BTU/hr, and 120VAC, 5A electrical characteristics. Provide the water heater with ASME temperature and pressure relief valve, condensate neutralizer kit (Part No. 100289339), seismic water heater restraint kit (Holdrite QS-120, or approved equal), and grounded power cord with plug. The water heater shall be installed in accordance with the manufacturer’s installation instructions and shall be adjusted for proper operation at 3,100’ elevation. A.O. Smith BTH-150, by A.O. Smith Corporation, Ashland City, Tennessee 37015, or approved equal. The new water heater shall be installed on the existing concrete equipment pad and shall be anchored to the wall behind the water heater with seismic restraint straps.

D. Reconnect Water Piping: Furnish and install new cold and hot water piping to the connection points on the new water heater – the existing water piping shall be modified as necessary to accommodate the new connection points. Piping shall be Type L hard drawn copper, with wrought copper solder fittings. Unions shall be dielectric type. Shutoff valves shall be bronze ball valves, full port, two-piece, with chrome plated ball. Furnish and install clevis type pipe hangers for individual pipes and unistrut type trapeze hangers for multiple pipes.
E. Furnish and Install New T&P Relief Valve Discharge Piping: Furnish and install new T&P relief valve discharge piping from the domestic water heater relief valve to the existing floor drain -relief piping shall terminate pointing down into floor drain. Piping shall be Type L copper with wrought copper solder fittings.
F. Furnish and Install New Condensate Drain Piping: Furnish and install new condensate drain piping from the domestic water heater condensate drain connection to the existing floor drain.
Condensate drain piping shall be Schedule 40 PVC with solvent-weld socket fittings. Furnish and install a condensate neutralizer (as specified under “Furnish and Install New Domestic Water Heater” above) in the condensate drain line to neutralize acid in the condensate before it reaches the floor drain.
G. Furnish and Install New Vents: Furnish and install new domestic water heater exhaust vent and combustion air piping as shown on the Billings Fire Station Mechanical Room New Work Plan SK-3 above – the existing vents shall be modified as necessary to accommodate the connection points on the new water heater. Exhaust vent and combustion air piping shall be solid-core Schedule 40 PVC with long-radius solvent-weld socket fittings – foam-core PVC piping will not be acceptable. The existing wall-mounted vent termination shall remain in place, with a stainless steel bird screen installed in the exhaust vent termination – see Figure 2 below. Horizontal sections of vent piping shall be pitched a minimum of 1/4” per foot back toward the domestic water heater for proper condensate drainage.
