Use cured EPDM membrane to the maximum extent recommended by the roof membrane manufacturer. Limit uncured flashing material to reinforcing inside and outside corners and angle changes in plane of membrane, and to flash scuppers, pourable sealer pockets, and other formed penetrations or unusually shaped conditions as recommended by the roof membrane manufacturer where the use of cured material is impractical.
2.4 SEALANT
Elastomeric sealants shall conform to ASTM C 920 and the following:
a. Polysulfide Sealant: Type S, Grade NS, Class 25, Use NT, A.
b. Polyurethane sealant: Grade NS, Class 25, Use NT, A.
c. Silicone sealant: Type S, Grade NS, Class 25, Use NT, A.
2.5 POLYVINYL CHLORIDE (PVC) REGLETS
ASTM D 1784, Class 14333D, 1.9 mm 0.075 inch minimum thickness
3. EXECUTION
3.1 Roof Inspection
Contractor is required to conduct a general roof inspection with ACO present to identify any deficiencies before project closeout. Upon completion of the inspection, the contractor is required to submit an inspection report including professional recommendations and sketches, as required by ACO for review.
3.1.1 Leak test
Contractor shall perform a functional inspection of the roof drain lines. A functional inspection will require the contractor to fill the drainpipes with water and check for leaks. The contractor and ACO will inspect the drain line for leakage. Drain lines 1 foot below ceiling surface shall be operational with no leaks at the end of the contract.
3.2 Operations Roof
Contractor shall remove existing roof system down to the deck, i.e.-membrane, stone ballast, built up roof below existing membrane, insulation, etc. Contractor shall prepare existing sub-surface IAW manufacture’s installation instructions. Contractor shall replace drains and drainpipes from 1 foot below ceiling surface to the drain on the roof surface.
Contractor shall ensure there are no gaps in insulation board joints exceeding ¼ inch in width. Insulation shall be roofed over on the same day the insulation is installed and installed per the Manufacturer’s Recommendations. Contractor understands that any nonconformance with the provisions subjects the insulation to removal and replacement.
Contractor shall install a single ply fully adhered 0.090 inch EPDM membrane roof system to include, but not limited to, insulation, drains, membrane, flashing in compliance with the manufacturer’s warranty requirements and the National Roofing Contractors Association (NRCA) roofing manual. Contractor shall seal the EPDM around all existing items that protrude thru or from the roof IAW manufacturer’s installation instructions.
Contractor shall remove an unused vent penetration. The vent piping and all associated materials shall be removed. Pipe support bracket shall remain. An adequate patch shall be made to the deck before re-roofing the area. See reference photos for details.
Contractor shall supply the ACO with flashing details to include manufacturer’s product details, product specification and any installation considerations for the roof prior to beginning work. Contractor shall supply shop fabricated corners for aluminum flashing.
No mitered corners shall be made in the field without prior approval of the ACO, and at the ACO’s discretion. The contractor shall supply a workmanship sample of field fabricated flashing corners to the ACO for approval.
3.3 Maintenance Building Roof
Contractor shall remove existing roof system down to the deck i.e.-membrane, built up roof below existing membrane, insulation, etc.
