Cause of Loss
Narrative
Eco Air conducted a Mold Assessment (Pre-Testing) on May 29th, 2024. Eco Air was retained by Karla Agurto to conduct a Mold Assessment within SEA SUBTROPICAL HORTICULTURE RESEARCH.
Eco Air was engaged in response to a water damage and indoor air quality claim that had arisen due to the unfortunate development of mold growth within the interior of the government building. Our initial assessment, focused on the entire building which revealed the presence of visible mold colonies growing on the mentioned areas within this report. All O�ces, Labs, Storage Rooms, Restrooms, A/C Machine Rooms, Conference Room, Lunch Rooms, etc. were provided a detailed visual inspection along with moisture reading scanning of all mentioned areas.
During our inspection, we found signs of visible mold and moisture throughout the building, in areas mentioned within this report. Based on our professional evaluation, it is our opinion that the source of the water intrusion can be traced back to di�erent leaks throughout the building. We recommend for mold removal and treatment to be taken place within the found a�ected areas by a licensed Mold Remediation Company. Along with detecting the source of water intrusion within the building, and providing the necessary solutions to prevent further leaks. Areas that have been tested and sent to a third party lab came back positive for mold growth, along with the active moisture readings that have been detected from the found a�ected areas. We never recommend conducting Mold Remediation treatments or removal done by a company that does not have a Mold Remediator license in Florida! We also recommend �xing the water leak before any reconstruction work begins in order to avoid future water damage problems. Please keep in mind the above report is a summary of project conditions based on visual site observations only. Eco Air will not be held liable for any assumptions made based on these �ndings. As a routine matter, to avoid possible misunderstanding, nothing in this report should be construed directly or indirectly as a guarantee for any portion of the structure. This is not a complete inspection of all systems or components of the building and this inspection issues no warranty or guarantee for any part of the subject structure or systems. Conditions inside wall cavities are not visible and unknown. Eco Air only focused on speci�c requested areas within this building, the condition of other areas or future areas with water damage or mold are unknown.
Once the areas have been treated and mold removal has taken place, Eco Air should be hired to perform Post Remediation Test (PRV) to ensure areas are within normal limits before reconstruction of building materials begin.
Water Intrusion Category
Category 1
Category 1 water originates from a sanitary water source and does not pose a substantial risk from dermal, ingestion, or inhalation exposure. Examples of Category 1 water sources can include but are not limited to broken water-supply lines; tub or sink over�ows with no contaminants; appliance malfunctions involving water-supply lines; melting ice or snow; falling rainwater; broken toilet tanks, and toilet bowls that do not contain contaminants or additives. However, once clean water leaves the exit point, it may not remain clean once it contacts other surfaces or materials.

Contents:
-All non-porous and semi-porous furnishings (wood, plastic, glass, etc.) inside the workspace should be cleaned and moved to conditioned storage outside or an una�ected area of the residence.
-All porous materials (linens, clothes, fabrics, etc.) inside the containment should be laundered and moved to conditioned storage outside or an una�ected area of the residence.
-Some items that fall into this category will not be able to be cleaned properly for reuse later and should be disposed of (fabric couches, wicker furnishings, mattresses, etc.). These items should be discussed with the remediation contractor to determine their abilities of cleaning.
Containment:
-After all contents have been moved away from the workspace, the remediator should establish containment around the a�ected materials. Containment should be constructed of 6 mil �re retardant poly following the IICRC-S520 guidelines.
-Seal o� all HVAC vents inside the contained areas (supply and return).
-Apply a negative pressure to the containment. How this negative pressure is achieved will be left up to the remediation contractor but should follow IICRC-S520 guidelines.
-A minimum of 4 air exchanges per hour are recommended.
Drying Equipment:
-Dehumidi�cation equipment and Air Filtration Devices (AFDs), commonly known as air scrubbers, should be used while utilizing HEPA �ltration. This is to help stabilize the contained work area environment.
-Negative pressure is recommended using a lay-�at tube exhausting the work area air to the outside of the building envelope.
-After the removal of the a�ected materials, negative pressure can be stopped, and the air �ltration device with HEPA �ltration can be used to further clean the contained work environment ambient air.
Remove and Discard: Women's Locker Room Drywall Ceiling
-Remove and discard any sheetrock with discoloration/growth/wetness or embedded microbial growth, continuing 2
ft. past any visual damage.
-Remove and discard water-damaged and/or a�ected porous �oorings, such as carpet, laminate, and wood, 2 ft.
beyond visible water damage.
-Observe the underlying materials, such as insulation, trusses, studs, etc., and remove materials as necessary.
-It is recommended to remove any water-damaged framework. If it is decided not to be removed, then it should be wire-brushed or sanded to remove the wood grain discoloration and/or microbial growth, sanitized, allowed to dry completely, and then sealed with a clear encapsulate.
-All removed damaged materials should be bagged inside the containment before being removed outside the containment.
It should also be noted that during the remediation process, additional areas of growth may be discovered and should be addressed. Addendums to this protocol will be written if deemed necessary.

Our �ndings suggest that immediate Mold Remediation measures should be taken to address the active mold issue and prevent further mold growth.

Our concern for this area is an active leak coming from the ceiling, we detected this leak using infrared imaging. We recommend having the Mold Remediation company removing the a�ected ceiling tile and addressing the active leak.

Along with detecting the source of water intrusion within the building, and providing the necessary solutions to prevent further leaks. Treatment for this area is mentioned within REMEDIATION SUGGESTIONS. We also recommend sealing with caulk all drywall window openings which was mentioned during our inspection.
